My experience with ORO24 Developments…

My experience with ORO24 Developments has been deeply disappointing, primarily due to the Sales & Purchase Agreement (SPA) and the Project Management Agreement (PMA), which I found to be unbalanced, opaque, and heavily skewed in favor of the developer.

Major Issues Experienced

1. Highly one-sided SPA
The SPA is drafted almost entirely to protect the developer, with limited safeguards for the buyer. Several clauses significantly restrict buyer rights while granting extensive discretion to ORO24, including on timelines, variations, and obligations. Meaningful buyer protection is minimal.

2. PMA lacks transparency and accountability
The PMA is particularly problematic. The scope of services is vague, with no clear service-level commitments, performance guarantees, or measurable deliverables. Despite paying management-related fees, the buyer carries disproportionate risk without clear accountability from the developer or project manager.

3. Critical ambiguities only surface after signing
Key limitations, exclusions, and risks are not clearly highlighted upfront during the sales phase. Important clarifications only emerge after careful legal review or persistent questioning, which is unacceptable for contracts of this magnitude.

4. Resistance to clarification or amendment
Requests for reasonable clarification or contractual balance were met with rigidity and refusal to amend, regardless of how legitimate or industry-standard the concerns were. The approach appears to be “take it or leave it.”

5. Time-consuming and stressful process
Obtaining clear answers required repeated follow-ups and escalations, creating unnecessary stress and delays. Buyers should not have to fight for basic contractual clarity.

Overall Assessment

ORO24’s business model appears to rely on non-negotiable, developer-centric contracts that transfer risk almost entirely to the buyer. This may be acceptable to highly experienced investors with strong legal backing, but for most buyers, the lack of balance and transparency is concerning.

I would strongly caution prospective buyers to:

Engage an independent real estate lawyer before signing anything

Scrutinize both the SPA and PMA in detail

Fully understand long-term obligations, exclusions, and risks

Not rely solely on sales explanations

Final Note

While the project marketing and initial presentation are appealing, the contractual reality does not match the sales narrative. Based on my experience, I would not recommend proceeding with ORO24 without extreme due diligence.

RUN from ORO24. HASBI ALLAH

This review is written after more than two and a half years of delay on the Kyoto project with Oro24.
To this day, construction has not even started.

Oro24 keeps clients in complete darkness. There is no transparency, no clear timeline, no accountability. Meanwhile, they continue to collect monthly payments without delivering anything in return. This is unacceptable.

Many investors are suffering financially and emotionally because of this situation.
Oro24 keeps taking money, shows no urgency, makes no visible effort to accelerate the project, and behaves as if the impact on people’s lives simply does not matter.

Let it be said clearly: this company does not respect its clients. They do not communicate properly, they do not take responsibility, and they leave families and investors stuck for years with zero progress.

They also changed the contracts and rules without telling or asking the investors first.
⚠️ Warning to any potential future buyer or investor:
Do NOT buy with Oro24. Do NOT trust their promises.
You risk being trapped in a never-ending project, paying for something that does not exist, with no clear answers and no delivery.

And finally, from the heart of those who have been wronged:

May Allah make you answer for the harm you have caused to people’s lives.
May Allah make you pay for the injustice, stress, and financial damage you inflict.
And do not forget: on the Day of Judgment, nothing will be forgotten and nothing will go unpaid.

This is not just a bad experience.
This is a serious warning.

I am deeply disappointed with my…

I am deeply disappointed with my experience. I felt misled and poorly supported throughout the process. Due to an unexpected temporary block on my bank account, I missed several payments — a situation I clearly communicated to their team. Despite this, I was still charged a significant amount in late payment fees, totaling around AED 100,000.

For months, I tried to resolve the issue, but the only solution I was offered was to purchase a more expensive apartment in another community, which felt completely unreasonable to me.

What makes this even more frustrating is that the handover of my property was delayed by almost a year, yet I was still held fully responsible for late payment charges even after explaining my circumstances.

I used to be a strong supporter of this company, but this experience has caused me immense stress and disappointment. I truly hope they improve the way they handle customer issues, especially in situations where clients are transparent and cooperative.

Excellent communication

Excellent communication — the whole team responds instantly, both by email and on WhatsApp. My broker Kotto sends videos and arranges a car to visit the site at my first request.
Regarding the project being completed on time, I cannot say anything yet.
I delayed one payment by a few days during the entire period. No penalty was issued, as I have always paid on time otherwise.

Force buyer to sign rental management

I want to give zero stars. The developer ORO24 requires OUR buyers to sign contracts with a property-management / rental-management company to hand over, or to allow rental of units. Run away from this developer if you do not wish to get trouble with it.

Run away from Oro 24

Run away from Oro 24 and go toward others developers !
Know that Oro 24 will change the clauses of contract just before the key delivery without telling you.
They will also charge you with thousands of dollars for "late paiement" while they are themselves 8 month late on the delivery of the project!!!
Run!

Poor Communication, No Transparency

I purchased apartments in the Torino project from ORO24, and the handover is delayed by more than six months already. Despite obtaining the completion certificate a month ago, the developer has provided no timeline for the inspection or handover process. Communication has been extremely poor, lacking transparency, clarity, and responsiveness. I strongly advise against buying from this developer.
