Was asked to fill in diary sheets about…

Was asked to fill in diary sheets about antisocial behaviour and when I tried to email them to the tenancy management triage it came back with this email is not monitored so I contacted orbit and was given the info at orbit email and was told to send them there and asked for that be forwarded to the tenancy triage people. I then got an email back saying they had passed it on to the property manager, what is going on and still heard nothing back from the triage people

Online Chat advisor

Joseph tried hard to help with my query, but in the end as he could not contact the heating team, gave me the phone number and said to ask to be transferred to the heating team.

Second time iv had to write a review on…

Second time iv had to write a review on this disgusting company. Absolute con artists at every turn. Charge you extremely high service charges for thing they just make up. Paid a full year for window cleaning that never happened. Charge you extra for anything they can find but wont help. Our intercom system has now broken which is causing all the flats in our block to miss multiple deliveries. I had medicine for my 2 year old son that has now been sent back to the sender as we missed it twice. Orbit have said they will get it fixed in THREE WEEKS! For the extortionate charges they are already making us pay as well as whatever they make us pay to get this fixed and they are taking three weeks to get it fixed. They also sent out letters a few years ago 2 weeks before Christmas saying they undercharged on service charge and demanding £500 from each resident within 2 weeks or they would have debt collectors at our doors. I questioned the extra charges as I am an estate agent and realised it didnt add up and they very quickly backed down and said it was a mis calculation and it was only £40. Would of taken that money if not questioned. Absolute scum of a company.

Orbit Housing: A Decade of Neglect, Excuses, and Psychological Harm

I have lived with Orbit for over 15 years, and in that time I’ve experienced levels of mismanagement and disregard for tenant welfare that I can only describe as systemic. Orbit’s treatment of my family has left us living in conditions that no one, especially not children, should be subjected to.

There is a 10+ year sewage issue at my property, including multiple incidents of raw waste backing up into my home. For nearly two years, we’ve also had an unresolved damp and mould problem in the kitchen ceiling. Both are clear health hazards, repeatedly flagged by contractors, photos, and inspections. Orbit’s typical response? Missed appointments, vague promises, and complete silence

Despite raising formal complaints and providing Orbit with ample opportunities to address these issues through the correct channels, they have failed to take meaningful action. We are now being forced to escalate this through the Housing Ombudsman and legal routes, with everything backed by statutory law, photographic evidence, and documented correspondence

Even now, Orbit continues to:

Delay or deny proper inspections (despite sending staff who documented the hazards)

Offer generic “apologies” that ignore the actual points raised

Fail to act on their own commitments

Ignore the psychological impact this has had on me and my children

The mental toll of constantly chasing a negligent landlord cannot be overstated. I suffer from health issues, and Orbit’s behaviour has made things worse. Instead of safeguarding tenants, Orbit acts like an unaccountable corporation hiding behind bureaucracy

To anyone reading this: keep everything in writing. Record all calls. File SARs (Subject Access Requests). Know your rights under the Landlord & Tenant Act 1985, the Housing Act 2004, and the Environmental Protection Act 1990. Orbit will only act when legally forced to

Orbit breached data protection laws

Orbit breached data protection laws. Gave my personal details to utility company. Changed my utility companies without consent ( I am liable for these in contract).Have been left hundreds of pounds in debt. They were supposed to ring me back twice, never happened. I gave them a time limit to respond. No response. Any advice in what step to take next and how to approach the housing ombudsman would be appreciated

This company (if you can call them that) are a complete joke. If anyone is thinking of getting an orbit property feel free to pop by Cannons Wharf in kent to see this clown set up in operation, it will put you off for life!

Utterly disgusting service to tenant safety and wellbeing.

3 leaks later from the upstairs property and still no call or visit from repairs to my property. Ceiling are ruined with leak marks and now black mould.. Lack of communication has been utterly disgusting from Orbit. 1 leak came through to all of my electric where I had to move out of my own home or 6 weeks with no compensation for the inconvenience, no repairs to my properly were done at all. The upstairs property continues to have leaks that is causing more and more damage to my ceilings. Complete lack of care and safety for their tenants.

Further to my review on 8th Jul and the usual kick the can down the road response from Orbit...

Dear Orbit,
Thank you for your usual non committal response to my Trustpilot review.  This is nothing more than your usual response to kick the can down the road and not respond to the issues raised.  That is not good enough and just reinforces all of the negative comments on Trustpilot and community groups.  Are you not embarrassed to have a Trustpilot review rating of 3.6?  That is very poor.
You are well aware of the complaints emanating from the unfinished site works at Compton Locks and the numerous snagging issues in the properties there however your response is always to filibuster and avoid responsibility.  Why can you not send out a letter to all occupants setting out your plan and timeline for the full completion of works on this site?  Surely that is not a difficult thing to do.and is the least a professional organisation would do?
Failing a proper, serious response to the residents at Compton Locks, I guess the next action is for us to enlist the help of our MP or perhaps protest at your head office.  Or you could just communicate!

Poor management

Worked for this company for over 30 year's now retired
Got put on a pip twice for no valid reason
Got victimised and bullied by two so called line managers
Got accused of having senile dementia and should be put on lighter duties by a senior manager
Line manager is very weak and the estates team just walk all over him he has not got the guts to stand up to them
After over 30 year's dedicated and loyal service here is your P45 no appreciation whatsoever

Awful - AVOID LIKE THE PLAGUE

Awful - current resident - orbit treat people disrespectfully - they are appalling when it comes to communication. They are avoidant of direct questions and block straight forward requests or just ignore them I have raised issues such as another resident who was likely poorly trying to get into my flat amongst other serious issues - I have conversation after conversation where action and call backs were promised - I am still waiting a year later. They have refused me access to my account because somehow their system changed my date of birth / staff not concerned by this who just huffed down the phone. I have several calls recorded including the one where my birth date suddenly changed. I have been on the receiving end if a very aggressive manager who decided to stay in the building I live in. Theres are so many issues / zero accountability and extremely poor communication skills.

If you are ever offered an orbit home - avoid it like the plague !!!

5 years of hell!

If you are a male don’t ever seek help from orbit, another prime example of a failed system allowing males to become another statistic. Everything falls on deaf ears, change the rules to suit them, departments contradict each other. Stay well clear from these not so empathetic money grabbers.

Sorry but all Orbit have to do is look at my name at the top of the review and do a bit of research.

The worst experience ever.

Tried to sell our flat and Orbit kept putting hurdles in our way and making errors time after time.

Eventually sale went through after nearly 5 years of being put on the market.

We were even offered compensation which we never eceived.

They caused so many hold ups that we were on the verge of declaring bankruptcy. We still owe over £13k to creditors.

I know of other Orbit residents who have tried and given up selling their properties. One such did go bankrupt after 7 years of trying to sell.

Very poor customer service!

Unacceptable customer service. We have been trying to reach you for days now. Regarding midlands customer care, I bought a shared ownership property with a 2 year snagging period, every time I try to contact with legitimate repair requests (by email and voicemails left because no one answers the phone). I get silence back and eventually a short reply essentially saying its not their problem.
ONE employee Jacquie is capable and helpful, who replied after her holidays and arranged a plumber (and window repairs the previous) unfortunately because of this delay there is now a much larger leak under property and likely more damage caused.

Senior managers

Senior managers not fit for job
Having worked for this company and recently retired this senior manager of this company I was verbally insulted and implied that I have got senile dementia and should be put on lighter duties!! After over 30 dedicated and loyal service here is your P45 goodbye no gratitude from senior managers or line manager!¡!!!

Failures of Orbit

This is review regarding the Orbit UK customer services. This company neither fully abides by the principles of ensuring that the block I reside is secure, a clean set of painting on its walls nor replace carpets from the ground floor upwards. The building main entry security door has been dead for over four months now. The building lacks upgraded versions of secure main entry installations. Interior walls have now avd then been infested with sickness causing mould, that could lead to serious forms of lung cancer!

To double down, Orbit customer care line, whether online or over the phone, would delay in getting back to its clients. You may call and kept holding for up to 1 hour, that's if you're persistent, and at times be hung up! Their customer service is the worst I've ever experienced!

I have had to wait them to deal with my compensation, to which they declare should've been dealt with, which is not true.

In conclusion, this company needs to be scrutinized by the Health Standards for failures in hygiene policies and mishandling of client rights.

Orbit, if you have read this know that you should feel ashamed of yourself for your failures. The building is slowly rotting and security has been ignored.

negatively life changing/ ruining

I wasn't gonna put my review up, since my partner already put his one up, but i wanna share my personal experience.

In Sommer 2023 we moved into a flat in 43 Earl Street in Hastings, i had a bit of a bad feeling in there at the beginning, but just when i started to feel comfortable in there, actually loving it and planning all decorations etc we had a knock on our door from a lady working for Orbit telling us all residents had to leave the building because of fire risk for faulty electrical wiring . That was i think 3 month after we moved in. We were placed in a travel lodge and after a week there we were told to move all our belongings from our flat into a storage (organised by Orbit ) because now it wasn't only faulty electrical wiring , it was also structural damage! We were placed into an AirBnB. i randomly put the adress of our flat in Google search and found a site called "Inside Housing" that reported about the situation on Earl Street, only to find out that Orbit had been warned about the structure of the house not being safe YEARS ago!! yet they still gave us a flat in that house!! Sitting in the AirBnB we didn't know what was gonna happen , it worsened my existing depressions, at that time i was also suffering from health problems which resulted in a surgery. All our plans for jobs and around our daughters needs (nursery etc) were put on hold , since we didn't know where we would end up, as we've been told it could be well outside of Hastings, all plans we had made, just shattered . Sitting in the unknown having to chase informations, getting rude answers of some people on the phone telling us "we told you already if we have updates , we'll contact you". Been offered a flat in a house that smelled badly when we entered, with a box room size of bedroom that was supposed to be our daughters bedroom, where the only place for her bed was literally between window and heater. So that was out of question,by declining this we were shouted at on the phone that this flat was more than suitable and if we wouldn't accept we'd end up at the bottom of the list and wait even longer to be offered a new flat, needless to say we still declined. After months of waiting , sometimes felt like ignored, we offered a flat in Hellingly. Since we recently just received a letter about the final end of tenancy of Earl Street, where it also stated that if we'd further refuse flats that are offered to us, we'd risk Orbit stopping the payment for the AirBnB (we still payed rent for our old flat during all that time), we felt in one way pressured to take that flat, but also so desperate and fed up with our current situation, that we agreed to take it. We were told in person , that we could ignore the sentence of Orbit not paying the AirBnB anymore, BUT, we didn't have it written, so we feared our word could be against theirs, can you tell we didn't trust them anymore ? I mean, why write this in the letter and then tell us we can ignore this? We asked to be near shops, schools etc as we don't drive, but shops are at least 45 min walk away, having a 4 year old those 45 min will be twice as long, so we rely on bus service. We thought we could manage, but fact is, we can't. I feel locked off from the world, its like living on a lost island. and it doesn't help much that the bus service changed now from 30 min to 1 hourly and at least twice a day the bus gets cancelled. There is only 1 bus up here. You can maybe imagine what that does to my mental health, saying i had depressions before, i now struggle to even get out of bed, my mood is at a constant low, i can't even remember being happy and laughing last. I don't feel like myself anymore. Struggling to get a job, struggling to get my daughter to school, because this town is small and just no vacant places for anything . And as mentioned , the bus service is not reliable ! We're caught in the middle of nowhere. We asked Orbit if there is a way to help us getting a different flat, anywhere closer to towns, etc but were told we're not eligible! We signed up on HomeSwapper , but always are told that people love our flat , but not the location. Its getting more depressing every day, I'm at my end of energy to keep going like this.

Did Orbit ever apologise? Yes and No.
they did apologise for us losing our flat, but no one wanted to take responsibility for moving us in even tho they knew the house wasn't safe!!! Not a single word about this. We mentioned it once, but that person ignored it, they won't take responsibility for making mistakes. But this was not a mistake, they knew what they were doing , and with that ruined our lives. Everything , our jobs , nursery/school, every plan for our life, taken away, because they decided to move us into a damaged house only to take it away from us!! 2 years of my life feeling worse than ever. Through their fault and they have no care in the world. Thanks for your generic reply here Orbit. Won't help.
