Daunting where to look for conveyancers, I had no idea where to start, the agents firm was extortionate and we were trying to budget, came across on the move from a Google search and ran a quote and it was £400 cheaper than the agents! Great cost and backed up with a great service by their recommended lawyer! When we come to buy we will be back again for sure.

The fees is not fixed contrary to what they claim. They refer you to poor and incompetent solicitors that add unnecessary third party fees that you can be charged in addition to their "fixed fee". They are not solicitors or conveyancers (contrary to what they claim on the quote sheet). So the fact that their fee is fixed is misleading. The requirement for third party costs (e.g. indemnity policy) can vary from solicitor to solicitor. While most of them don't require you to take such policies, there are other poor solicitors that will simply insist you it out of ignorance of law costing unnecessary additional expenses. In my case, I had paid Onthemove company to do my conveyancing and they had promised that my fees is fixed and I don't need to pay anything else in addition to this. My case involved gifted money from my parents. Onthemove company were told well in advance.

However, on being referred to their very incompetent and poor solicitors (Ackroyd legal), I was asked to take Insolvency Indemnity Policy to protect the lender in case my parents get insolvent!! This was not in the quote. This indemnity policy cost was £385 and the solicitors also insisted they would charge £50 legal fees in addition to quoted fee. The irony was that only the most incompetent solicitors they referred me to were insisting on taking this policy! Having checked with 8-9 other conveyancers and solicitors, they unanimously confirmed to me that this policy was wholly unnecessary and the Law automatically protects the lender. When I went to Onthemove company, they refused to own responsibility for their solicitors and told me that they are just brokers and cannot do anything and have no influence. This was contrary to what they had stated on the top right of their quote sheet where they claimed themselves to be solicitors/ conveyancers. Hence, they misrepresented themselves as solicitors when they are just incompetent cowboys.

The above means that I was significantly disadvantaged by going through them as they didn't quote about this policy in their quote and made me believe that they were solicitors. I was shocked when I was referred to another company who had contradictory terms to the ones I agreed with them. Later their solicitors asked to take another indemnity that the seller told me was not needed. While they ae claim that they only choose firms with good reviews, the firm they referred me to had a trust pilot rating of 3.8 and was indeed very poor with no communication and response to emails and phone calls.

Anyhow, because of this I had to go through extreme stress as they simply said that they were brokers or referrers and they had no control on what the solicitors firm is charging even when it was clear that this insurance policy was not necessary and no other conveyancer was asking for it.

Another thing I was not happy about was that they lied to me that the searches were requested as expedited when they were not! I came to know only later on in the process. Don't get fooled by their search fee guarantee! It's only valid for 6 months. So, if you purchase not go ahead then you do need to find some new property within 6 months from original date which requires a miracle and not possible for majority of people.

Finally, you will notice that they will charge you a file opening fee in addition to the search fees. This is their profit (hidden workaround to referral fees). If you go directly to the solicitors, they won't be charging you this fees. So, if your purchase doesn't go ahead, then you will lose only search fee but with them you will lose lot more.

So, don't get fooled by lower fees as it's not really low until the actual solicitors who you are being referred to and which they don't tell you in advance have seen your case. Also, if solicitors are good, they are going to charge you a higher amount in return for good service. You need to know in advance what is their rating before you go with them instead of opposite. Buying property is one of life's biggest investment and don't undermine it by choosing low cost solicitors. You get what you pay for!

Updated 02/09: My conveyancing completed in less than 6 weeks because I paid double the legal fees to their solicitors to buy extra time, got mortgage approved within 10 days and good seller's solicitors. Onthemove don't deserve any credit for this. Also, their communication was not always professional. In one email, the owner started SHOUTING by replying back in capitals in frustration when I challenged him I will take him to court! It costed me lot more than their quote contrary to what they claim which is misleading. Costs are not always financial and I had to endure extreme stress and costed several hours to pay "no more"! Finally, the firm they referred me to were using paralegals for conveyancing.

Onthemove is amazing and will go the extra milestone to find you an amazing solicitor for buying your property. I bought my first property from auction and had only 28 days to do the completion and olli the Manager at onthemove recommended Mehmet who was great and completed my transaction smoothly on time. The quotation they give is the exact amount you pay at the end, so no hidden fees ( like most solicitors farms add at the end)
I already recommended onthemove to my friends and family.
Now Chloe who is the new business manager is also amazing and will go out of her way to give advice or recommendation.

I used on the move recently to purchase my first home and I cannot fault Chloe Townsend for her communication and the quality of service provided. On the move replied to any queries I had within a short time frame and helped the process run smoothly, all whilst keeping a low price. The team at on the move brokers are really friendly and helpful BUT don’t go with them if you are referred to Hutchins and Co Solicitors. They are the most useless solicitors I have ever come across - and that’s when they even reply to emails! They incurred me fines with HMRC due to submitting applications late. They are a totally negligent solicitors.

Firstly, my name is spelt Joseff and not Joseph as noted by On The Move in their response. This once again highlights the negligence of the organisation and the solicitors they use.

Following my review I was contacted by On The Move on numerous occasions and asked to edit it. I asked them if they still use Hutchins and Co and they said yes. My review therefore still stands.

On the move were supplied initially with a slightly wrong address by my estate agents. But this did not impact the delays that occurred with Hutchins and Co. It took over 4 months to get a reply from a solicitor at Hutchins and Co after payment of monies to On The Move for their instruction.

Compensation has been requested to compensate this negative situation. On the move have twisted this request into declaring it black mail. This is not the case and compensation has been denied.

They were really helpful and very swift. I purchased my property within a month after choosing it because how good and efficient they were with the process. I will defo recommend them and use them again.

The service was easy to navigate and the pricing was clear and straight forward. There was someone on hand to listen to my questions and answer them clearly .

Fantastic, very competitive, paid a fee to get out of my agents solicitor and even after paying this On The Move still came out more competitive, completed in line with what they advertised and was very happy with their recommended lawyer.

Found on-the-move.co online after searching for a conveyancer to deal with a transfer of equity and remortgage, Great value for money and the service in which onthemove and their partnered solicitor provided was superb, ID Checks carried out online. All my documents also submitted online which in todays world is the most ideal route. Would definitely recommend.

Spoke to what felt like a million solicitors when we first started this journey and at one point I was close to giving up! I didn’t think I was up to dealing with my house sale online but after some reassurance from Chloe about the process I decided to give it a go and I feel it was the best decision I made in the whole process.

With no set goals in mind with timings I was told by Chloe that it can take between 8-12 weeks which suited me just fine, all said and done the transaction took a little over 8 weeks which I was extremely happy about.

Subsequent awful problems with securing an onward purchase meant that we returned to you to arrange new searches. We spoke with and felt understood by Ollie. You recommended Hutchins and Co. for Conveyancing ..... a couple of hiccups, but we got there in the end!
