Worst experience ever

Worst experience ever, avoid at all cost.
1. Careless communication - you paid them money but they can't be bothered to respond properly
2. Late for the check out and sent unexperienced person
3. Late for inventory check in by 2 hours

I am so annoyed at OpenRent for using them

Great inventory service in Bristol

Great inventory service in Bristol! Fast and reliable service. Very polite, on time, and really good detail on the report. Good communication, they arranged everything, will use again.

Brilliant

We have been using mi services for several years now .
Always been there when we have had an issue that needs sorting
They have done our mid terms and checkouts with out any problems at all .
Always very polite on the phone .
They seem to go over and above to give us great advice when needed
Highly recommend mi services.

Excellent service

Great service, recommended by a friend. Inventory report was very thorough and the clerk did a great job and got it back to me the following day. Couldn't be happier. Highly recommend

I have used Mobile Inventories many times over the past decade or so. They have always been very efficient, turn when they say they will and do what they say they will do.

Left bathroom a mess

Agent came (30 minutes late), defecated in the toilet and didn’t even flush. New tenant moved in to discover the toilet in an awful condition. Haven’t received the report yet.

Not great

Not great, don’t understand why openrent still uses them. I won’t.

They ask you to provide invoices to proof items are new, which I did but then only half of them were classified as good instead of new and it took three rounds of emails to get it sorted. Stated CO none compliance for the property despite the alarm was clearly located on top of the cup board.
Last check out had wrong electricity reading (the clearly don’t know how to read old electricity meters) and it took 6 months to get it sorted with the utility company.

STAY AWAY

STAY AWAY - ZERO CUSTOMER SERVICE. The woman Kelly refused to give send me her email despite sitting at her office desk and basically said 'I dont care I am going to charge you' despite me cancelling my service. It is dispicable. She should not have a job and take training on customer service. I will not use this service provider again!

A highly insightful review James. I take it you are the same LL who asked us to record everything as Brand New and where there was no evidence or invoices to show this we recorded the condition as good, which after a tenancy the condition would change from Brand New to good anyway and therefore have no material affect on your position anyway? But hey, I suppose in that case you are correct, if by being an "Independent" Inventory Clerk, you mean we failed to write the report the way you want, then yes we are indeed rubbish. If though you want a report that stands up in a dispute, then no we are not rubbish.

Avoid

If only we'd read these reviews before going with this company. However, we found them via OpenRent so thought we'd be okay. I have sent a review to OpenRent so I hope they ditch this company as soon as.
We were absolutely astounded at the many errors our original completed inventory included. For instance the kitchen and utility areas were quoted as having quarry tiles, when in fact we have used new Lino. I pointed out that I'm sure the tenants will not want to fork out for new quarry tiles when they leave the property! The agent did spend a considerable time discussing other properties on her mobile phone whilst here. I did stress that she only had to ask if she had any questions or need any clarification and I do feel that more communication would have avoided many of the errors.
Consequently we've had to spend hours going through their work and gave them a long list of in excess of 50 comments to correct!
We weren't overly happy with their amendments either as the description of 'good' seemed to be used for virtually everything despite page 2 stating that 'The inventory will be recorded in correspondence to their fair wear and tear guide', even though we'd highlighted many brand new items in writing to them. This included the newly installed double glazing fitted just 7 weeks prior to the inventory.
I have had no apology at all from the company for all the angst they have caused us at a busy time of year (Christmas week).
In conclusion considering all the mistakes and the time it has taken us to identify them, this report is not the professional service we expected or paid for.

Avoid, Avoid, AVOID!!

Avoid, Avoid, Avoid!! MiServices South / Mobile Inventory
They are hopelessly incompetent, and a poor reflection on Open Rent that they continue to use this company to deliver their inventory service.
Sadly it speaks poorly about Open Rent's choice of business partner.

Regrettably I did not read the reviews before wasting time and money on their check-in inventory. The actual report was basic and with little or no commentary, and the photography contained amateurish flaws. The photo shots were out of focus and contained smudge markings giving a misleading impression of the condition of the property.

I expressed my concerns about the poor imagery, and MiServices initially denied responsibility, (even though the errors were reported well within the 7 day notice period).
After some chasing, and intervention by Open Rent they retracted with the pathetic comment that, "reflections have been noted".

When I persisted, it quickly became clear from their answers that they were confusing me with another dissatisfied customer.
I received an attempted 'apology' from Fred advising me that, "not liking the answer doesn't equate to a lack of professionalism" on their part.
My advice once again, is to AVOID!! these dreadful people.

Hi _ i am the MD of miServices. I looked into your issues. I am sorry you did not get the answers you were seeking, but the sunlight reflecting off a wall in a photograph in no way turns a good inventory into a bad one, particularly as the written description wholly "reflected" (excuse the pun) the fact that the walls in question were in good condition. With regard to our client, they send out requests for feedback from landlords and our rating with them is 4.9/5.0. There is not anything misleading on the inventory and the the blurred photo you refer to is one of 100s taken for a 62 page report. Again the descriptive is accurate and the other photos shows the same item, just from a different angle. It was a very nice property and the inventory shows it in a good light.

Wished I'd checked on here before using…

Wished I'd checked on here before using these jokers. Used them recently for a checkout report which was completely pointless. No commentary on the condition of any of the rooms in comparison with the check in report. Their service is an absolute waste of money and OpenRent really need to seek a better provider for their customers.

Read the Gas meter wrong …

These jokers read the Gas meter incorrectly and published it on their Inventory report and the readings were given to the energy company. It only came to light after a huge energy bill was received. Took numerous emails & calls to the energy company and updated readings before the true meter reading was accepted.
I contacted MIS South asking for an apology but they point blank refused saying their reading was correct and somehow it was my fault for not spotting the reading within their 10 day grace period.
Avoid Avoid Avoid - use a different Inventory service - the guy I dealt with, Fred, would argue Black is White given half a chance.

This is not quite accurate. The meter reading we took was in Kw/h which is what it said and clearly showed on the photo too. The fact that you gave the reading to your gas supplier in cubic meters and not in Kw/h - which by the way they convert it to anyway, was unfortunate. You also have a smart meter which which your gas company could have remote accessed. But to demand compensation for your time in dealing with this was unreasonable when we had carried out the job in all regards to a high professional standard is somewhat unfair particularly as we had already had to refund payment. The only loss in the end was some of your time and all of ours when we still maintain we did the job properly.
