No call back and offhand reply.

Phoned reference a property which to be fair was a bit cheeky as it was a fair bit under the asking price (£20k under on a £295,000 house) but the lady was very pleasant on the phone and stated I would receive a call back. The call from the person who I think may be the owner never happened and when I called back was made to feel a bit of a fool for even offering with a reply of I know the client and he is neither in need of, or inclined to accept such an offer. A simple I'm sorry they are not likely to accept would of been a better reply I think.
