Booked a room through housinganywhere which turned out to be via Max Rentals, and was therefor not able to view the place before signing the contract and paying the skipdeposit + rent for the first period (which I had to do to be able to receive my keys). I thought that since this was a company I would be safe either ways, but man was I wrong.
October 25 - When I arrived I was immediately thrown off as the apartment was super dirty, had a humid smell and I was informed that the window in my room didnt work properly. After the guy who checked me in left I took my bags and left myself because I did not want to live at this dirty place.
As soon as I came home I wrote an email to Max Rentals (I responded to an email I got from the guy who checked me in) saying that I needed to end my rental and that I had left right after check in and that I wanted to turn in my keys. I also informed housinganywhere that I wanted to cancel my stay because the place was awful and tried to get my money back due to the defect window (to book a room through housinganywhere you have to pay the first months rent, that they keep 48 hours after you move in).
October 26 - I did not receive any replies from Max Rentals so I decided to send an email to terminate my rental to be on the safe side, and I got a reply from another guy just asking if I was in the room, which I replied that I had left soon after the check in, and that was it. When I asked him where I could hand in my keys, he said that another company will do that and when I asked when they would contact me, he said "today or tomorrow, I think". I mean??????
October 28 - Thursday went by and I heard nothing until friday, where the same guy replied with the email for the company that would do the check out. I sent them an email, and after I finally got through to Max Rentals via phone. The guy who answered the phone said that I was informed that day by email who to contact (yes because I had to ask for it) and that they would also contact the company who does the check out.
November 1 - I had not heard anything since friday 28 so I sent them another email explaining my frustration. (Meantime I had also sent a message to the person from Max Rentals I booked the room via housinganywhere, asking for information, never got a reply). I finally got a reply saying that someone could meet me later that day so I could hand over the keys.
When we met the person explained that the company that were supposed to do the check out were not able to, and they only replied to Max Rentals, and not me. I was then told that they would do the check out with me present, and they would send me the check out report. Later I was told that this was not necessary as I had not been staying there, which was fine by me.
Sidenote: November 8 I also received an email saying that I needed to do some sort of video check of the room and send it to them, (I assume this is a standard thing), which I replied that I am not living there and I do not have the keys. I got a reply saying that he didnt understad and was asking if I was the tenant there - so apparently the information flow within this company need some serious work.
All in all, regardless of the apartments condition and why I didnt want to stay, the way this whole situation was handled was highly unprofessional. I never received any information on how the process was going to be further on after I informed them that I was not going to stay at the apartment, I had to ask for it multiple times myself and I barley received any replies. I know the housing market is awful these days, but please dont use Max Rentals, I lost so much money through this and its not worth the hassle.

Rented an appartment in Kampen for about 2,5 years through them. I don't know why so many people have issues, but I didn't have any. I only left because I got work on the other side of the country. Didn't have to pay any extra fee for renting with them, you only pay if you request them to search a place for you (then you pay for them searching), but not if you react on their houses yourself (so no "bemiddelingskosten", which are illegal but a common problem). Note that Maxx is a makkelaar, and so are the in-between between the owner of the rented space and you and have to rely on the owner to give permission to do stuff. But from both the owner and Maxx I only have good experiences. The people from Maxx were quick in communicating and nice, and were thinking along in a helpful way.
When the service cost was higher than expected they showed me every bill upon request, and offered a payment plan if needed (without interest and more generous than needed, I wanted to pay quicker which was also fine of course). When the underfloor turned out broken by the previous renters the owner came in the middle of the night to fix it because I planned the next day to put the new floor in, just so I didn't have to reschedule. When the door got stuck in the middle of a snowstorm, they found a carpenter who was willing to go through the storm to fix it in no time. It was a really old house, so issues like this are to be expected, but they were always fixed soon and adequate.
In the end I got my deposit back within a week or 2 (they had up to a month) after handing back the keys. My experience is, just read your rental agreement, and follow procedures as agreed upon, and there is no issue at all.
