Prior to accepting a holding deposit, we thoroughly discussed and agreed upon the entire process with you. This included the offer agreed with the landlord, as well as the requirements for your application to proceed. It is also important to note that once the referencing process begins, your application is handed over to a third-party company for unbiased processing, ensuring fairness and objectivity in the assessment.
Unfortunately, before the reservation of the property or the referencing process, both of you (Mohammad and Shokoofe) failed to disclose critical financial information, including returned direct debits and an exceeded overdraft limit, which rendered the guarantor unsuitable. Despite this, we worked diligently on your behalf to negotiate a viable solution with the landlord. This included offering the option to demonstrate financial credibility by paying six months' rent in advance. However, you chose not to proceed with this arrangement.
Throughout the process, we maintained full transparency and communicated clearly with all parties involved. Additionally, we addressed your concerns through internal channels and in compliance with the guidelines set by the Ombudsman, responding promptly at every stage.
We understand your frustration, but we must respectfully highlight that the process and requirements were explained to you before reserving the property. Your decision to proceed without adhering to these guidelines ultimately led to this outcome.
We value fairness and professionalism in all our dealings, and we kindly request that you refrain from posting inaccurate or misleading statements. Furthermore, we ask that you stop encouraging friends, colleagues, or others to post false reviews, as this misrepresents the facts and undermines the integrity of genuine feedback. I had a disappointing experience with Maxwell Properties during my attempt to rent a home. I paid a holding deposit as part of the process, but I believe the handling of my case was unfair, leading to financial loss.
I encourage others to exercise caution when dealing with this company. Make sure to thoroughly understand their policies and processes, and verify all details before proceeding. For transparency, you can look up their business registration on the Companies House website. I have also raised a formal claim with PRS (Property Redress Scheme) regarding this issue.

Unlike many other agents, before the official paperwork is created, we negotiate on your behalf with the landlord to ensure all terms are agreed upon. We do not require a holding deposit at this stage in order to have your offer agreed preliminarily. Only after the landlord has confirmed the offer, subject to references, do we prepare a detailed “Breakdown Structure” for you to review.
At this point, we ensure that you have the opportunity to thoroughly go through the “Breakdown Structure” to make sure everything is clear and fully understood before you sign the document, pay the holding deposit, and commence the referencing process. This approach is designed to ensure complete transparency and to give you confidence in the process.
For reference checks, we work with FCC Paragon, one of the oldest, if not the oldest, established companies in this field, founded in 1996. We outsource all our references to this professional company to ensure impartiality in the process and to provide a fair and unbiased outcome. You are provided with all of their contact details initially, and from that point onward, you are directly engaged with a representative from FCC Paragon until the conclusion of the referencing process. You can verify their credentials and reputation yourself by visiting their website or checking their registration.
In this instance, a refund is not available as the references provided were unsuccessful, which is part of our standard procedure outlined in the “Breakdown Structure.” This policy is communicated to all applicants at the start of the process to avoid any confusion.
We have been established for nearly a decade, and many of our staff members have been with us since the company's inception. We take pride not only in providing excellent service to our clients but also in looking after our team members, which has allowed us to maintain a low staff turnover, unlike many other firms. This continuity in staffing allows us to maintain high standards and consistency in the service we provide.
We acknowledge your dissatisfaction; however, we are concerned by the additional negative reviews submitted from your party. Do not waste your time and money with this company
As a tenant, I was charged £403 for a reference check by a company that was only established a few months ago. I never received the reference report myself, and I was rejected for a ridiculous reason—one of their staff told me via message that it was because I had used my overdraft. A proper reference check should involve contacting my current landlord, verifying my employment, and confirming my salary, which were all accurate. The process felt absurd, and despite not being the one to withdraw from the rental agreement, they refused to refund the fee.
