The diffinitive review of Maples Country Park.

Many of the good reviews relating to stays may be fake since there is no subletting or holiday rentals allowed anywhere on site.

The Management
The site manager is sensible and easy to get along with. She will always try hard to sort things out for you
The owner Robert Welch is far from a complex character who is out to prove himself the Boss rather than the service provider he should be which makes him a difficult person to get along with. He runs Maples as a business bordering on extortion. A person who is always on the lookout for ways to extract more cash out of the sites residents or get them to move on.

Buying a holiday home at Maples.
The owner is very goood at selling the dream. Holiday home prices are competitive but also take into account any additional costs that have not been disclosed at the time. Find out before purchasing then make sure you get receipts and don't pay cash or bank transfer. You need some kind of purchase protection as you would on a credit card.
Be aware that the contract that you receive at purchase is not a rolling one, it is just for the current year and this can and will change as the site owner desires.

The Maples Experience.
It is in a great location and quiet a scenic site with a few owners almost living there as it is a 12 month season. The site is fairly small with around 100 plots. Holiday home owners on site are generally friendly.
The site is next to a mid sized industrial unit manufacturing steel fabrications so it can be quite noisy mid week.
There is an ornamental pond on the top site and a fishing pond on the other. It is about a mile away from Hornsea and about mile away from the sea over the road via Hornsea Leisure park and boat club.

Current Site fees
£3900 for lodges and £3600 for vans. This is up for review ready for 2026 season.

In Summary
The site has great potential which is somewhat spoilt by the owner's controlling behaviour. What should be a pleasurable experience isn't. His business plan is to control and aggitate which encourages owners to give up and sell cheap therefore giving a constant supply of good value second hand stock or vacant plots which can be filled with an ex stock, cheaply sourced older unused models.
It is a real shame as the site could be so much better if only residents were treated with a little respect rather than a cash cow.
A fair number of residents have tired of his behaviour and have moved on. Those who remain are brasing themselves for a hike in site fees with a charge for water.

If you're considering purchasing be careful and know what youre letting yourself in for before parting with any cash, even a deposit. You need to consider that whatever you pay is dead money with huge depreciation from day one with ongoing, hidden and unexpected costs along the way.

A True Hidden Gem.

We have visited Maples on lots of occasions over the last few years and have always thought it was an idyllic retreat, in a perfect location. Quiet, relaxing and immaculately maintained, a real credit to the staff and owner.
After retiring earlier this year, we finally took the plunge and bought our own holiday home by the sea.
The sale process was so simple, the Park Manager (Julie) and Owner (Robert) were very knowledgeable and professional. We had a great choice of both brand new and preloved holiday homes and lodges available from all the leading manufacturers, any size and configuration plus a choice of location on the site.
Now on site we know that we have definitely made the right choice and would highly recommend it to anyone else thinking of buying a coastal retreat

“Yorkshires Best Kept Secret!” - Its a good job it is otherwise the owners would be broke
The owner Robert Welch has no morals. He Will squeeze as much money out of his site users as he possibly can and disregards any industry codes of conduct and contracts he has made with caravan owners. He changes contracts at a whim and without consultation Disagree and you're a marked person. He will give notice to evict you and your caravan from the site. Another dirty trick that he has concocted is to prevent you from selling your caravan privately for which the options are to remove the caravan from the site and charge you 3k for disconnection fee or to sell it to him for less than 30% of its value then he will re-sell for market value. Buy at your peril. Luckily were now out of it but it cost us thousands.
Please Please Avoid!!

Avoid at all costs

The owner Robert Welch Jnr gave us false information at purchase.
Information which was pivotal in our decision to purchase on Maples Country Park.
The man has no morals.
Incapable of dealing with people in a business like professional manner.
It's all rosey when he's selling you the dream.
That dream can turn into a nightmare.
Think it won't happen to you, please don't fall for anything this man tells you. You'll only know you've got a problem when it's too late.
You are on a rolling year contract spend £30k, £40k £50k £100k on a dream holiday home and you can be told your contract won't be renewed at year end. If you stand up for yourself he'll find a way to try and give you 28 days notice to leave. Would anyone on site confirm this? Unlikely because he has you, quite likely many don't even know or believe they have a problem, they all will eventually.
This is one of the bad sites, it being small, family owned is not a positive, it's a negative, blatant disregard for the consumer rights act 2015.
The owner creates monopoly situation inflating the cost of everything.
Do not buy from this man or any site that has any connection to Welch leisure Ltd.
Still not discouraged?
The site is also full of people living in their holiday homes. Going off to work early hours, it's next door to a light industrial unit work starts at 6am Mon to Fri.
Robert also loves to jet wash his ever growing stock of touring caravans sitting on his driveway, the noise is constant.
Don't forget to check out the private sales, why exactly are individuals having to sell privately for a fraction of what they paid. Ask how many people were told he's not buying back, cash flow problems. Then much later when they are at their lowest worn down, panicking about making fees he suddenly can buy back then, for an absolute pittance.
Then watch when your caravan get sold to the next victim for triple what he gave you.
Do your research, get everything in writing, pick a park that is upfront with all costs and provide everything in writing. Do not purchase at Maples Country Park or any company that is part of Welch Leisure Ltd.

A place to avoid

Avoid, the site is full of people living there full time.
Going out to work very early in a morning.
Not what you expect when holidaying at at all.

Sells new vans which are not new, or not new to him. You won't get any paperwork no warranties.
No idea where he gets them from but it's not direct from manufacturers so there is no warranty as warranty is not transferable from original owner.
If were buyers direct, the warranty would go to new owner as sold, but it doesn't because there has already been a previous owner before the park buys.
