1 Star - Unprofessional Servicing and Heavy-Handed Tactics

Dealing with Sun West Mortgage to get a standard payoff quote has been an absolute nightmare. As a customer trying to handle financial business responsibly, expecting basic professionalism and transparency shouldn't be too much to ask. Instead, requesting a simple payoff statement turned into an exercise in deliberate delay, hostility, and strong-arm tactics.

Getting the actual payoff quote took far longer than it reasonably should have. Servicing representatives dragged their feet, bounced my request around, and made me jump through unnecessary administrative hoops just to find out what was owed to settle the account. To make matters worse, instead of offering helpful customer service to resolve the pending payoff or clear up minor account balance discrepancies, their representatives immediately resorted to intimidation.

Rather than working through the payoff process professionally, they threatened to hit my credit report with negative marks. Threating a customer's credit score while they are actively working to obtain payoff details and settle their balance in good faith is predatory and unethical.

Sun West Mortgage operates with zero customer empathy and relies on fear tactics rather than efficient loan servicing. If you value clear communication, prompt account handling, and a lender that respects its clients, avoid doing business with Sun West Mortgage.

Dealing with delayed payoff statements and credit score intimidation during an active settlement process represents a critical breakdown in fair mortgage servicing practices. Affected borrowers can protect their interests by filing a formal complaint with the Consumer Financial Protection Bureau (CFPB) or submitting a written Notice of Error under the Real Estate Settlement Procedures Act (RESPA). Painful at best...SunWest Mortgage Company

Working with SunWest Mortgage Company NMLS #3277 has been a disaster, and reeks of predatory lending and fraud. We requested a single HELOC for a 2-unit property, but the SW loan officer said they would require two separate loans. He brought an underwriter onto the call, and both said they would check if a single loan was possible. The loan officer also convinced us that SW could close the loan within 2 weeks. Once the application was submitted, both the loan officer, and the underwriter from the sales call, refused to respond to any call, secure message, or email throughout the rest of the process. The file proceeded as two separate loans, which conveniently required double the processing fees, but SW wouldn't work on both simultaneously. During the loan process, SW also sent a random additional desk fee request, with no explanation or justification, and refused to respond when questioned about the fee that never appeared on the required lending disclosures.
It took three months for both loans to close (Sept-Dec 2025), and on the second loan over 2 weeks passed between receiving the initial closing docs and funding. There were multiple iterations of closing packages that were full of errors such as incorrect loan amounts, incorrect rate, incorrect draw amount, name errors, etc. Each time errors were found, SW took 2 business days to send new documents. SunWest presented draw restrictions at closing, to be signed under duress in order to fund, but were undisclosed previously on either file. Eventually their funding delays extended into the next month, and SW triggered additional underwriting conditions as new conditions to fund the loan.
We thought the pain was behind us once both loans were closed, funded, online access was established, and we were actively making payments. But approximately 6 months later, only one loan was accessible online. Customer service couldn't locate the loan under our personal information. The name on the account had been changed, and SW can't explain who authorized changes to our account without notification or our approval. We are now awaiting an internal fraud investigation, unable to access the HELOC or view the account, while making payments over the phone to ensure we remain in good standing.

With 24+ years in the industry, I have never witnessed a lender so dysfunctional. Our title company echoed this sentiment. I would never recommend SunWest Mortgage.

Horrible excuses for greed

On or about March 7th, 2026, after my experience with Swift Mortgage fell apart, I moved my home refinance over to Barrett Financial Group, a broker for Sun West Mortgage. I restarted the entire refinance process, hoping this time would be better. It wasn’t.
All of my paperwork—including the appraisal—was transferred over to them. Then the issues in the Strait of Hormuz began. I signed a few additional documents after that, and then everything went silent.
It is now April 27th, 2026. Nearly eight weeks have passed, and every time I ask for an update, I get the same answer: “It’s in underwriting.” Seven weeks in underwriting is unbelievable.
Meanwhile, my rate lock at 5.25% expires on April 30th, 2026. It’s clear they’ve done nothing but stall while interest rates rise. When you lock a rate, you expect the lender to honor that agreement—not drag their feet and string you along.
This has been a terrible experience and feels more like greed than good business.

I’m writing this as a former employee

This is the worst management and engineering team I’ve encountered—entitled, hostile, and dismissive of basic human standards. If customers are treated even half as poorly as employees, the company’s long-term viability is questionable. Unfortunately, several long-tenured employees model dysfunctional behavior: odd communication, enraged outbursts, and a pattern of hostility that erodes trust and productivity.

Do not recommend

I would not recommend this company for the fact that I was told the cost to repair my foundation...it wasnt even a repair it was to add more tie downs due to current insurance laws....would be paid thru closing. This did not happen. The cost was 2100.00. I have emails and texts from my loan officer Chelsea stating such as proof. The company did not one time recognize their fault or work with me to fix this matter. They, of course, could care less and protect their own. I was told NUMEROUS times it would be paid through closing but it was not. And by the way their closing cost was a ridiculous fee. Lesson learned I only hope I can reginance with a better company as soon as possible!!

The worst company ever

The worst company ever. They took forever to process our loan application, couldn't clear their own conditions so they kept asking us ( the borrowers) for paperwork. They literally are costing us our home because the seller wants to terminate the contract. Bottom line stay away from them.

horrible company

I started a refinance application with Sun West Mortgage Company on 12/23/2020, and here is my horror story:
1. The application dragged on for more than 3 months, and each time I wanted an update, I had to email and call them multiple times to get a single response several days later.
2. Even though it took them more than 3 months to process my application, each time they contacted my current loan provider for the payoff price, they had the audacity to request the expedited quote, resulting a total fee of $50 for me.
3. After waiting for more than 3 months, I got a letter from them saying I canceled the application, which I didn't.
4. When I called and emailed to ask what was going on, they wouldn't return my call or email.
5. Their delay made me miss the golden opportunity to refinance, costing me $80 a month for 25 years.
If you value your time and money, don't deal with this company!

How do you forget about a refi closing???

My experience with Lowrates.com for a refinance went well until a week until closing. My credit report is excellent (>800) so everything with the filing process was smooth until 2 days before closing. Sean my rep chose 10am Friday morning to close and he was going to call the day prior to confirm. I never heard from him again until I received a ServiceLink appointment (sent 7am Friday) for 4pm Friday for the closing with a picture of the notary that would be sent to my home. No one showed or called or emailed. The closing never happened.
I waited until Monday morning when I called Sean. He had no idea that the closing didn't happen and tried to blame ServiceLink for failure to schedule the appointment. "They have done this a lot lately", he said.
Sean didn't know that I had called the notary who told me that no one got him the paperwork and that the appointment was 'cancelled'. Sean never checked on anything and just assumed all went well. He didn't know the appointment was cancelled or who cancelled it. Even after 3 days he never checked on the closing, never read the emails I sent with questions I had about the closing. I told Sean that what he was saying was not what the notary told me and to cancel the paperwork as his company was too incompetent to get my business after wasting 45 days of my time.
Unless you like to babysit your mortgage company, stay away from "Lowrates". Evidently making thousands of $$$ off your business isn't enough for them to do their job properly!!! How do you blow off a closing???
