Great service in Louth

Thank you for helping myself and wife…

Thank you for helping myself and wife lovelle estate agents Holderness Road great from start to finish from Peter and Claire nothing to much problem weekly update kept everything calm throughout our house sale and purchase with Lovelle leading from the front great marketing photos and video from Peter and Claire was so helpful and knowledgeable appreciated everything you did for us regards Danny/linda gilbey.

Purchasing my first home through Lovelles

I first went to the Cottingham branch of Lovelles back in January of this year, after seeing exactly the property I was looking for. Everyone in the office were warm and welcoming, not in the normal faux estate agent tradition but I felt genuinely welcomed. I have moved from southern England to Yorkshire for a variety of reasons and my house sale in Oxfordshire was a nightmare, finally completing at the end of August this year.
Throughout the process, the wonderful Pearl kept the vendor on side and persuaded him not to remarket and when it became clear the sale was going to happen, Lee has been extraordinary in arranging all the appropriate trades people to carry out the renovation work and it has been a joy to watch the work being undertaken. Lee has gone above and beyond to ensure everything runs seamlessly and this being the 14th house sale and purchase I have been through, the team, from Craig, Lee, the indefatigable Eve, tenacious Pearl and Courtenay, who seems to do everything else, along with Neil cannot be faulted in their approach to customer service throughout the entire sales process and post purchase too. If all estate agents were like this, house buying would almost be a pleasure but they are not - the team at Cottingham are without doubt the 'A' team and whilst they may not be looking forward to an ongoing relationship, they will always be my go to. They should be yours too, simply peerless and a joy to work with. Thank you all guys and gals, Martyn.

Awful quiet possibly the worse housing…

Awful quiet possibly the worse housing association I've ever witnessed please don't by a house from this company, you will be waiting 6 or 7 months to get anything sorted on regards to snagging on the property, the put in my washing machine 3 inches off the worktop confirmed this was signed off as okay and it's taking 8 months of emailing and ringing and they still haven't sorted it, there have been a plefrer of issues on this our brand new build and the customer services is disgusting, I'm warning now if you want the biggest headache of your life don't buy a house from lovell

Lovelle did exactly what they promised…

Lovelle did exactly what they promised and I am very thankful for their work. The marketing was very very good - exceptional photographs, fab description and a brilliant virtual house tour. They took many people around my house on accompanied viewings and got lots of interested parties in my property.

They managed to secure an offer for full asking price on my property and I am very happy with this. Whenever I have had a query, they have been very quick to resolve it for me.

It's worth noting that communication is VERY good. Thomas, Laura and Sophie looked after me and rang me very soon after every viewing with feedback. They are very proactive - I never felt like I had to chase anything - everything just happened smoothly and in really quick time.

I would recommend them highly for anyone looking to sell a property in the Barton area. They know what they're doing and they do it well.

I have recently sold my property with…

I have recently sold my property with Lovelle Grimsby, they were excellent from start to finish. Dealt with different members of the team and all were helpful, knowledgeable, good communication and always replied to my questions and kept me informed. Very happy with their service.
Also purchased through Lovelle Humberston who provided a great service, being helpful and supportive with regular updates through to completion.

Bungalow purchase

I wanted to leave a review for the Barton branch of Lovelle Estate Agents.
The service and attention to detail was second to none for the duration of the whole process. The purchase was delayed (through no fault of Lovelle’s) because of an ongoing issue with Land Registry, but Lovelle (Sophie in particular) remained professional throughout and provided weekly updates, giving us peace of mind that we were being looked after and were in the right hands.
If you are considering buying or selling within the Barton area, I cannot recommend this company enough.

Five stars all round!

Several issues with the rented property

My partner rented a property in Skegness from Lovelle
After several issues with the property that were not dealt with (listed below) was left with no choice but to move out as it was effecting her health.
After putting in her code for her deposit over a month ago, Lovelle has not put in the other half of the code or given any reasons as to why they have not returned the deposit.
1 Rising damp in the property.
The letting agent response was that there was no damp in the property and hired a damp inspector to prove it. But after inspecting, the Damp Inspector sat down with my partner and went through the list of structural damp issues they were contacting Lovelle about. Lovelle responded by hiring someone to do only the short exterior wall and left the larger wall without any damp proofing. This eventually led to damp reaching over 2 feet in height and growing mould.
2 Leaking from upstairs flat. Lovelle sent a repairman who viewed the leak and said it was over a bath-full of water a time running across the ceiloing beam, down the wall and into the carpet. The repairman promised to return and sort out the ceiling which was turning green. several months later the repairman has not returned and the ceiling has grown black mould.
3 The Gas Boiler inspector condemned the Boiler and disconnected it from the gas supply due to it leaking. Leaving the property with no heating or hot water. The boiler remains disconnected even at the time of this review (5 weeks after my partner left)

Poor Experience with Offer Submission Process

I recently tried to submit an offer on a house through Hull Lovelle and had a very frustrating experience. I initially emailed with one of their staff members, who requested that I send a mortgage in principle, which I did, not knowing if the vendor would even accept my offer, given that there were multiple interested parties.

However, the agent then asked me to send all the documents, including the solicitor’s details, a screenshot of my deposit, and a passport. I explained that, from my understanding, I was not required to submit these documents until the offer was accepted, and that a mortgage in principle should suffice at this stage.

After a long exchange of emails, I stated that I understood their procedures but would like to withdraw my offer. I thanked the agent for her help. In response, I received an email saying that no one will ever accept my offer without a screenshot of my bank deposit, solicitor details in any agency.

Despite repeatedly stating that I had all the necessary documents and had already provided the mortgage in principle, I felt as though I was being blamed for the situation. Even after I politely declined the offer, the agent continued to insist that I would not be able to buy a house anywhere without submitting the additional documents even though I did.

Today, I called the agency to speak with someone higher up. The manager seemed to already know who I was and when I explained that I felt the agent's behavior was inappropriate, he acknowledged that the agent had been too forceful, but it was clear he wasn’t particularly concerned.

This experience has left me feeling frustrated and disrespected. The communication was unclear and overly demanding, especially when I had already provided the necessary documentation. I would not recommend Hull Lovelle to anyone looking for a straightforward and professional experience.

Absolutely amazing from beginning to end, the service I've received from all at the Grimsby office has been second to none. They have truly gone above and beyond themselves to help and guide me through the selling process. Would highly recommend and would definitely use their services again, hats off to you guys amazing work.

Do not rent a property with Lovelle

WITHOUT PREJUDICE

Where do I even begin? Renting from Lovelle started with promise, but it quickly unravelled. It's advisable to steer clear of the rental property listed, Greenfield Theddlethorpe Road, consider seeking alternative options for rental needs due to the unsatisfactory service that is given by Lovelle. We move in on the 07th of September and issues with our property piled up: mould, dampness, drafty windows, and traffic noise from a supposedly “peaceful road.” Reporting these problems led nowhere. The septic tank was the worst—a source of foul odours, backups, and illness. Lovelle dismissed it all. After contacting housing standards, in the fourth month of our tenancy, my family and I received a Section 21 no-fault eviction notice from the landlord and Lovelle.

The garden is riddled with issues, including over 50 rat holes and the presence of large rats. Additionally, it's quite likely that moles will dig up the garden too. You might be promised a tranquil experience out there, but the proximity of an active farm, which harvests and sprays pesticides mere meters from the property, is nothing but a nuisance.

Discovering that the "gardener" provided to you is, in fact, your landlord—who comes to the property to mow the lawn on weekdays or weekends, with or without your consent, whenever he chooses. While strolling through the garden, you might encounter the landlord inspecting or even pruning the trees. This is not unusual, as it occurred during our tenancy. However, when reported to Lovelle, they denied the landlord's presence. When a tap requires repair, it's not a plumber who arrives, but the landlord. Should there be a problem with the garage, don't expect a specialist; the landlord will attend to it. All repairs conducted by him are temporary solutions and will fall apart within weeks. Should you choose to install any fixtures or fittings, such as a new fence—especially since the property lacks one—you are required to leave these improvements upon departure for the landlord, to, and I quote, "benefit his property."

Consider this review as a cautionary note: steer clear of Lovelle and this property by all means. If I could give a 0 star review, I would. Don't rent with them.

Disrespected by staff member at a viewing…

Today my husband and I had an appointment booked at 2pm to view a property in Goxhill. We arrived on time. A male staff member met us. He took us in and we managed to look in three rooms, before two more people arrived. He then told us that 26 people were viewing the property today! We left disgusted that we were ‘expected’ to ‘share’ our allotted appointment time with no prior explanation! You cannot view and get a feel for a property properly, when other people are milling around!
At no point during my emails with Tracey were we advised it was essentially an OPEN HOUSE day! We were advised OUR appointment time was at 2pm! We do not expect to have to share an appointment with someone else! If we had been told it was a “free-for-all house viewing” we would never have driven a 160 mile round trip costing around £30 in fuel!….let alone a wasted day!
We are looking for our forever home, and due to this man’s assumptions and disrespect towards us, it will NOT be purchased through this estate agency!
Estate agents have a poor reputation, and there is a saying “the minority ruin it for the majority”, and this man, who we were were told was the director of Lovelle, is this man, he had no respect or care for any individual person. Utterly disgusted!
The office staff have been advised of our feedback by telephone and the way we were treated.

Thanks to Lovelle in Grimsby…

James and Chelsey at Lovelle in Grimsby were great, first time I've bought a house and nothing was to much effort, always staying in touch, sorted out issues when the sellers solicitors wasn't doing anything, provided me with lots of information and guidance, I've no complaints. I moved in during April 2023 and I've been rather busy with house renovations and it's coming on a dream, couldn't have done it without the help I got from Lovelle Grimsby office, thanks very much.

Will never use this estate agent again…

Will never use this estate agent again they were useless - put the house 1 set of tyre kickers viewed the property in 6 weeks and I had to keep chasing for information when I told them i was changing to another estate agent the woman on the end of the phone just oh ok we will remove the property in 14 days not a care in the world very very un-recommended

Not a good experience

I have decided to give 2 stars rather than one because in the end, my property did sell. I initially put my mum's bungalow up for sale with another agent, then decided to change to Lovelle - I think that was our first mistake. Lewis was the person that we dealt with at the beginning as he valued the property and told us that he could sell it within a week! The property was originally listed in September 2021, and then started with Lovelle's in December 2021 so in future, please do not tell your clients that you can sell the property in a week because you can't. That is an unrealistic expectation and when you set your customer an expectation that you cannot follow through with then you have problems immediately. They managed to sell to a couple, who then tried to rip us off for a new roof, when we provided them with a full survey which stated that the roof was in good condition. This couple took their "builder friend with no roofing experience" to the property and then they tried to lower their offer by 6.5k! I spoke to a roofing specialist and asked them to attend and provide a roof survey for me and a cost for any work that may be required. I informed Lewis of this and gave him the name of the surveyor or was attending. He then passed this information on to the prospective buyer, who in turn passed this information on to the "builder friend with no roofing experience!" The company that we employed then received a telephone call from this "builder friend with no roofing experience" wanting to know what he thought he was doing and that he was able to "rip" his friend off for over 6k if he did them a new roof - a new roof that wasn't required! I received the survey from the company with a quote of work that was required for less than £300. But my concern was that information was passed onto a potential buyer by Lewis. So now we had a break down in trust and a breakdown in our relationship with Lovelle's. I gave notice to move to another Estate Agent but then they had another view and offer so we had no other option but to stay with them. The couple arranged to view with Holly, but luckily my brother was there because it was reported to me that Holly just stood by the door and although she physically attended the viewing, she didn't actually do the viewing. My brother did the viewing and on that, this couple made an offer.
Lewis didn't have any further contact with us at all, which is appalling as this is his company. We were then allocated James. James was slightly better although we found him to have an attitude at times. However, the sale eventually went through, just this month. Approximately 10 months after Lewis told us that he would sell the property within a week.
The photographs taken were of poor quality and I did ask Lewis if he could re-do them as they were done on a cloudy rainy day. He told me that he would but he didn't. We feel that the overall advertising of the property was below standard.
This was a very bad experience from start to finish, with a breach of trust and a breakdown in relationship, but I have to say that James did push the sale as much as he could but it was a problem down the chain, not from our side but he did keep us informed and managed to close the deal - so my second star is for James, otherwise it would have been just one star.
I am not going to tell people not to use this company, but just do your homework for all agents. Lewis is very good at the talk, but not the walk.
