Life Residential is an amazing property management agency. This is out second time renting with them and we are quite impressed with their professionalism. Rosita is a very reliable property manager who fully understood the issues we are facing in our newly rented apartment and aimed to resolve these with positive outcomes.

Utterly useless and indifferent. Avoid where you can. My unit is the only one within my building with LIFE Residential and you can see why. They are known among the building management and landlords for incompetence. I have spent more than 5 unfortunate years with them and look forward to the day when I can be rid of them. The landlord is offshore which tells you enough about the calibre of agency we are dealing with.

From viewing to offer accepted very quickly!
We wanted to use end of the year holidays to find our first home, and LiFE Residential (Amelie) manage to squeeze a viewing just before Christmas of some properties we liked. First thing after new years we could see it again, to be sure and make an offer. Next working day we had the offer accepted! They managed really well setting expectations with us, the seller to move quick. Offering support via email or whatsapp or calls and no delays. They also supported very well finding a solicitor and homebuyer surveyor and giving clear nexts steps. We haven't exchanged yet, but I feel confident they will guide us smoothly until there and after.

Life Residential moved us into a filthy flat which they had not properly cleaned - I’m talking greasy kitchen cabinets, sanitary towel wrappers under the bed, old bedding from the previous tenant in the cupboards. Since then, every issue we’ve had has been met with slow responses and a general lack of care. I actually believe our landlord is a decent person as every time the request gets to her, she actions it immediately even repainting the living room for us. However life residential act as a blocker preventing the vital repairs required from being actioned on time. I don’t believe they are doing their due diligence to their client (the landlord) as we would now never stay or recommend this flat as a result of their behaviour. We now have black mould that spans over 10ft and is spreading rapidly to our kitchen and their staff are uneducated on the dangers of black mould and the landlords responsibility’s under the law. DO NOT USE THEM! Just pick a different area/flat!

I’ve had a great experience with Life Residential, especially thanks to Esmee. She has been incredibly attentive from the start and always makes sure everything is handled properly. If anything goes wrong, she’s extremely quick to get it sorted.

Have been with Life Residential for 4 years now and have had a very good experience through the time. The apartment was in very bad shape initially but during the period of the stay we managed to fix a lot of things in the apartment and I now enjoy living not least given the location. Sophie Kaur my property manager has been specially helpful all along and communicated very well throughout the period. Thanks Sophie!

I used Life Residential once from 2018-2021 and again from 2024-2025. My experience from 2024 was atrocious and frankly traumatising. The agents do not care for your wellbeing. I had mice in my new build apartment and had to move out of the property as Life Residential agents ignored my emails and letters detailing the experience. No compensation was offered even though they failed to tell me when I moved in that there was an issue previously. In addition to this, they falsely advertised what furniture I was getting and during my tenancy, they persisted to ignore requests and emails. My experience was terrible and has now scarred me from renting as a whole.

After moving out, I was receiving bills up to 4 months after. The service they offer has become extremely poor and frankly, if you are renting, I would advise that expectations are kept to a low.

Do not use for property sales unless you want to do their job for them!

After accepting an offer, Life Residential's complete and utter failure to manage the sales progression process required me fully take over all communication with the buyer and cut Life Residential out.

Life Residential's communication with the buyer was actively damaging to the sale and riddled with factual errors and miscommunication. This was so damaging that the buyer refused to communicate with several Life Residential staff and would have pulled out of the sale had I not taken over communication.

Basic questions went completely unanswered by Life Residental and caused a 2-3 month delay in exchange/completion.

While they did find a buyer, this was not without its issues due to factually incorrect and misleading marketing resulting in multiple timewasting viewings and the eventual buyer being unsure of exactly what they were buying.

Update on 16/01 following Life Residential's reply: An 'Area Director' has not been in touch.

I had an excellent experience with LiFE Residential, thanks especially to Esmee Farrugia. She was highly professional, responsive, and very effective throughout our tenancy.

Esmee helped resolve issues quickly and efficiently and made the checkout process smooth, clear, and completely stress-free. She provided all the necessary information in advance and was always helpful and reliable.
