we went to look at homes that LGI…
we went to look at homes that LGI builds, we were pressured into putting earnest money down on a home. A family emergency arose and let them know we are unable to continue the buying process. we then asked for our earnest money to be refunded. At that time, we told them that it may possibly take 6 mos to begin. Instead of refunding the money, they told us that they were going to hold onto it for us until we are ready. What happens if we are never ready? Do not buy from LGI, they are crooks. we were looking at the homes that were already built and found sloppy craftsmanship. Chips in the brick, plaster nor paint on the front and back doors. Just be careful and do your homework before you put any money down!!

I recently purchased a house in Yukon Oklahoma and LGI was very helpful through out the entire process. I understand that buying a house is a long stressful process however the people I worked with at LGI were friendly and helpful and were there for me every step of the way. The construction manager Mike was helpful and still helps me as we sort out the small problems that come with every new build. I am very satisfied with my home and the service I recieved.

A “complete home” Is anything but complete and the company itself is dishonest.
After a mandatory 30 minute presentation in which LGI will regal you with their values and vision for the community - they have done everything in their power to prove they have no values once they ran with our money. As I will detail, "A Complete Home" is missing a few standard items and the company is missing a moral compass. This is long but informative of what a potential buyer's process is truly like with this company...
Apparently a new home lacks some crucial features, most notably any wiring for a doorbell and absolutely no drawers for either bathroom sink.In fact, there isn't even a medicine cabinet or towel racks (the master has one towel rack that comes as part of the shower door but that’s it). Only two rooms (master and living room) are wired for wall control of fans and the one fan included isn't even large enough to service the living room. A "Complete Home" is going to cost you a couple thousand on top of your purchase price to make it "complete". None of this will be disclosed and they will refuse to make any modifications - even if they make a mistake.
You do not get to choose anything about your house other than your lot. The company preselected everything, even the colors. During the build we were shown two very different sets of colors - the first one was a "mistake". Well, when the paint went on it didn't even match the second set - LGI refused to acknowledge this and we were told the difference was due to the computer screen. Well, I’ve now spent $200 on paint (colors that were supposed to be on the house) that doesn’t match any of colors that are on the house. It’s pretty obvious all of phase 2 was changed because all houses are slightly different variation of the same brown - they were dishonest to the whole neighborhood. Had they not been dishonest it would have effectively been modifying the contract without notifying us - allowing us to withdraw without penalty.
When locking in the interest rates LGI's agents delayed two weeks and only presented us the option after a record period of interest rate hikes. We receive the call on the day this two week upward trend reversed. When threatened to bring this up to the Better Business Bureau and State Regulatory agencies - my rate was lowered but not to what it should have been had we been informed our 60 day period has started. They refused to honor the lower rate. When it came time to clear the title they waited until the last minute to start gathering paperwork, dragged their feet by collecting it, refused to provide updates, and delayed the move-in - we are confident this was a reprisal tactic.
During the inspection, the construction manager did not record several items including missing paint above the showers - I was told to my face it wasn't missing. One month in they still haven't shown up to fix the issues ANY issues. This is a flagrant violation of the contract and you should not count on them coming to fix any of the items you detail during your inspection. Fortunately, I have it all on video. When attempting to fix the address plate I realize they had glued it onto the stucco. It took a chunk of stucco with it - they were supposed to fix this but they never intended to because they knew this would happen. I’m considering contacting a lawyer.
Landscaping should be replaced, the ground cover is just ground up construction trash compete with nails, plastic bits, and broom handles. Check your drive way/garage for screws and nails in the crevices.
if you make the unfortunate choice of buying from these people film EVERYTHING, only accept written communications, track your dates, and don't change your warranty password or this invalidates your warranty because they don’t allow password to recovery.
The company doesn't live up to its values, they WILL demonstrate this repeatedly, and it WILL cost you thousands more to get your crappy “Complete Home".
Shoddy workmanship
Initially we had an acceptable experience. Our settlement was complicated and delayed 2 months by Hurricane Ian. Our major issue which came to light before the end of the first year was the shoddy workmanship of the flooring. It began to crack and curl. LGI sent the flooring co to fix it which they did in Oct. 2023 only to have it further degrade by Jan 2024. A new flooring co was sent to assess the problem. It was determined that the entire floor, all 1,800 sq.ft had not been properly installed, no leveling, no moisture barrier. The new flooring co offered an upgrade to accommodate durability for my husband’s wheelchair at no additional cost to LGI and although LGI admitted their liability, they flatly rejected the offer for a more durable product for us. They have been unwilling to work with us toward an agreeable solution and will only replace the original floor with the same product, which Shaw has given them for free. We seem to have no choice but to accept the same product. Now the final issue before having the whole house redone and ourselves displaced for an uncertain number of days is that while they agree they are required to replace all the flooring, LGI is placing the burden on us, one of whom is disabled, both in our 70's, to clear/move furniture from 1,800 sq ft of floor space, involving foyer, family room, den, master bedroom and bath, guest bath, hall bath OR pay someone to do it. We already paid a mover and storage facilities thousands of dollars to move in to a home warranted to be of quality construction at a cost of almost $500,000. We should not incur out of pocket expense to repair shoddy workmanship that LGI failed to supervise and correct.
I want to add that we appealed to supervisors on the local level of SW Florida LGI to no avail and then we formally appealed by letter to the CEO and founder, Eric Lipar, in TX as well as other corporate heads. We received no response from corporate which tells me that the advertised goal of customer satisfaction is just advertising, not a true commitment. We feel compelled to say BUYER BEWARE. There are other more reliable builders in SW Fl.

These houses are junk cheep windows,doors trim, paint. After 2 years living in a LGI house. The Radon levels are high which can lead to major health issues. Leaking windows mold started after word. Do not buy an LGI home. The lady I talked to said we don't cover anything good luck. Stay away for this company read other reviews before you buy.

The only issues I had with anything was the contractors not cleaning up the job site and the grass layout on my property could have been done better. Everything else was nice and smooth for the admin side and the employees were very helpful. Especially Ed.
Poor Communication
Poor communication during entire process. Buyer walk through, we pointed out issues & they were ignored. We closed & the house still did not have the touch ups completed. Sales guy, kept calling us to come in before we signed, promising to keep us up to date with the process but only heard from him 3 times during the entire building process & heard nothing from him on closing/ after closing.
At closing we weren’t even told where we could find our mailbox, had to just figure it out. If I could back, I would choose a different builder that treats its customers better, not just baits you in to complete the sale & then ignore you & your concerns the whole time. Wouldn’t recommend, do your research on these builders. There is plenty of builders who have much better reputation.

I remember from day one I walked into LGI and spoke with Leon. I didn’t think I had what it takes to buy a house and I was just going to inquire about buying. What a surprise before I knew it I had already picked out my floor plan and was in the process of buying. Thank you Leon and Christi for a wonderful experience! My LGI team delivered on their promises! My sales person (Lexie) walked me through the entire purchase process and was there to support me every step of the way. My loan officer (Rachel) made me feel comfortable when discussing the bumps and bruises in my credit report. She also explained every step of the financial process from start to finish. Even my builder (Johnathan) went above and beyond the call of duty to make sure my house met my standards and likings both before and after closing. This is my third time purchasing a home and this team by far was the most memorable team to work with. I will forever be a fan of LGI Hones.

Absolutely the worst experience. I’d give 0 stars if it was an option. Communication is TERRIBLE. I’ve been trying to get help with repairs, 11 month inspection, mismatched interior paint for 6 months on some repairs and can’t get a response to my messages. There are several others in my neighborhood that are having the same problem. DO NOT DO BUSINESS WITH LGI YOU’ll BE SORRY YOU DID!!!!
Do Your Research!
We were looking to purchase a home this last summer. We got one of their flyers in the mail and decided that we could go check them out. Before even allowing us to view floor plans, they made us fill out a pre approval (I know, red flag #1, but we are young and didn't know better). We were pre approved for any of the floor plans we wanted. We walked through one we loved and met our needs as our elderly grandparents were moving in with us. Following the showing, we set up a time to meet with their lendor, not knowing it was a virtual meeting in which we didn't need to print off nearly 150 pages of paper. They kept saying to use my 401k for a down payment, which I kept telling them I can only use half of that. They went on to say that we could add a co-signer and as soon as we close, the next day we can take them off (again, didn't know this was yet another red flag). They ran our credit several times just in the pre-approval stage. The lendor told us following our meeting she would be in touch. We signed a contract with them stating that we would provide anything they needed in a timely matter, but they go on about a week of no communication at all so I call the building rep. He states everything is good to go and we are in the underwriting stages. When the lendor finally called back, they were not even using the loan option we discussed. After much consideration and finding reviews and class actions, we wrote up that we were withdrawing from the approval and expected our earnest money back since they broke their own contract on timely communication. After pointing out every red flag and the contract breach, they returned our earnest money. Do your research!
