Awful company

Awful company. Ground rent charges were due and despite contacting them, they escalated to debt collection companies and imposed huge enforcement costs. This company should be investigated and shut down. They cannot be a lawfully operating company. There is no telephone number. Communication and Customer service is zero. 98% 1 star reviews.

Excessive Charges and Extremely Poor Communication [x2 £500+ just in fines!!]

Our experience with Landmark Collections has been extremely disappointing.

We act as a managing agent for landlords and always ensure ground rents are paid when demands are received. In this case, **no demand, reminder, or notification was ever received by us**- either system error or email issue, yet instead of attempting to contact us to resolve the matter, Landmark Collections proceeded directly to applying **significant and disproportionate penalties** and escalating the matter to a debt collection firm.

What is particularly frustrating is that they have our **email address and phone number**, yet **no attempt was ever made TO CALL and check whether the demand had actually been received**. A simple phone call would have resolved the matter immediately.

Instead, the process appears to rely on automated notices and then quickly moves to **substantial additional charges once a deadline has passed**, even when the recipient has not actually received the original demand.

We have made it clear we are happy to **pay the legitimate ground rent owed**, however the **excessive fines applied without proper notice are unreasonable and unacceptable**.

The lack of customer service, unwillingness to investigate the failure of communication, and immediate escalation to debt collection creates a very poor experience. Based on this experience, we will also be pursuing formal complaints through the appropriate regulatory channels.

I would strongly advise anyone dealing with Landmark Collections to **monitor accounts very closely**, as their communication processes appear unreliable and can quickly lead to unnecessary penalties. They have no interest in trying to sort it pout amicably so its now escalated. Written biting my lip given how truly angry i am with this company. Disgusted to be fair,

Worst customer experience, disgrace of a management company

Request a quote for my freehold on 3rd February 2026 at a cost of £75 which is ridiculous but thats another matter. Was informed by automated email it will be 14 days for my quote.

1 month later, I have not heard back, they haven't responded to my emails or complaints form, absolutely disgraceful behaviour, poor customer experience and service.

This is the worst company I have ever…

This is the worst company I have ever delt with in my life! I dont understand why such kind of company is still exit!

Send email query, no reply, no telephone line. They just sending you letter for payment and that's it!
Avoiding this company by all means.

The worst company to deal with

The worst company to deal with , mis communication no open lines of discussion. Email ending in my spam and not willing to take a view on this. I will now go legal with this company. Discussing business ethics . They make it so difficult to communicate and just are out to take people for as much as they can get.

If I couldn’t I wouldn’t give a review at all
Got a letter from the debt collectors demanding we pay ground rent but we never had any information that they had taken over or any contact to say we have taken over can’t contact them via phone call on there website states so they have a email trail but isn’t that what phone recording is for? Have to wait 14 days for some sort of answer disgusting company this company deserves to be shut down ASAP!

Horrible company

Disgraceful and horrible company to deal with, they never sent letters since I moved in my flat, I've been living here for a few years, but then recently, they suddenly want a large amount of money. They dont communicate at all. Do they exist or not?!

Unfair fees

They sent ground rents demands to my tenants address rather than my own addess so I didn't see them for 2 months. They'd added huge charges to payable to them & a debt collection company, although this was an admin error on their part. I paid the ground rent & contacted a solicitor who said there is no obligation for me to pay the charges. If they don't unfreeze my account and remove the charges I'm thinking of taking them to court, as my lawyer says I have a strong case.

Landmark took over my ground rent from…

Landmark took over my ground rent from another company and immediately applied a rent adjustment to a period I had already paid in full. No explanation, no proper notice—just extra charges out of nowhere.

Worse still, they sent their first letter after the rent was already overdue, slapped on a late fee the same day, and passed my account to debt collectors without giving me a chance to respond. I was out of the country at the time and would’ve paid straight away had I been informed.

I explained this clearly, offered to pay the actual rent, and asked for the unjustified charges to be removed. They refused, taking zero responsibility for their poor communication and rushed handling. It felt like they were actively looking for an excuse to escalate and fine, rather than manage things fairly.
If this is how they treat leaseholders, I wouldn’t trust them with anything.

Hi I'm trying to pay my ground rent

Hi I'm trying to pay my ground rent, to no avail it says my ref no is invalid ,
Ive emailed twice asking them to sort this problem out, I've not heard anything
I've always paid homeground without any problems, but now they have sold too landmark collections, I carnt get a response,home ground said landmark would contact me with the new imfo I havnt recieved anything, I don't need the stress and anxiety why carnt they just give everyone a portal that works, or a bank ref so it can be paid direct into the bank online,

Awful company

Awful company to deal with, claim to send reminder letters for outstanding bills when in reality they’ve never been sent, resulting in a debt recovery company chasing you for £100’s more than the original bill. No way to speak to someone direct to resolve. Awful company

Same story

Same story. We wrote to give them a correspondence address but they haven't used it. Claim to have sent letters and emails to request ground rent to the property, but none received and suddenly we face four times the cost in strange charges and penalties. Impossible to reach them while we're being hounded by a law firm and threatened with legal action.

I have the same issue that Landmark has…

I have the same issue that Landmark has not informed me and said ballymore notified them. Pan Pen Reception and Ballymore all have my email and know i am abroad, i emailed in end july to confirm and ballymore told me ground rent is cleared. And then i asked end of dec about it with ballymore and contacted landmark on 1 jan 2025 and now they put me to property debt... so unhappy.. as victims

Bullies

Exactly the same situation as others.

Aggressively pursued for Ground Rent when Ballymore opted to change the management company (probably another Ballymore front). Wouldn’t respond or negotiate and charged egregious fees.
