Invest at your own risk assuming its still possible...

Had an account with landa for a few years now, all went well that is until they closed the IPOs. You cannot buy or sell shares now and the IPOs have but closed now due to them being on the market for over a year. From what I'm understanding they have no plans on/have no idea when the properties will be on the market. So if you've already invested good luck getting your investments back...also they've been having issues with their banking partner and haven't paid out dividends in almost 2 months now and according to my investments it shows 100% rent collection history for the month of December....they tell me via email that they don't know when the issue will be fixed....My advice would be to hold off on investing with this company until they fix the issue because if they as an investing company don't have answers for their investors that is a major red flag.

Hasn't given out dividends in a few…

Hasn't given out dividends in a few months, and properties are permastuck at never going up in shares purchased. Good thing I put very little in because I'm starting to question the legitimacy of this app. I only got involved after reading some reviews that it was a good app but I am starting to think those reviewers were paid off, or Landa themselves impersonating reviewers.

I will wait to hear about a class action lawsuit and I will plan to be one of the people who get compensated for the little amount of money I did put in.

Scumbag company

Scumbag company - received a strong dividend for 5 months and literally nothing for the last 15 months. But I can’t withdraw the money because all the shares haven’t sold. This company is a joke and literally the worst investment I’ve ever made.

didn't invest much

I didn't invest much, and I did only because I like the idea of watching the property in NYC. But it's been super annoying trying to communicate with Landa and make sense out of what the app is showing, because it's never what it should be. It was only a few cents, but I had finally gotten dividends in August (it took 1 month longer than they had promised) and then they disappeared in September, lol. October 1st I was paid. Let's see what happens on November 1st.

SCAM, BEWARE IF YOU WITHRDRAW MONEY IT SAYS COMPLETE LIKE MAKING IT SOUNDS LIKE ITS LEGIT BUT YOU NEVER GET THE MONEY INTO YOUR BANK ACCOUNT, SO BEWARE YOU CAN INVEST, OR WHAT I LIKE TO CALL JUST GIVE THEM YOUR MONEY, BUT THEY DONT GIVE YOU YOU SO CALLED PROFITS.

You will never get your money back!

Do not give this company your money, you will never be able to withdrawal even a penny back of your funds. The email
Customer support is useless and will give you run around answers, I have been trying to withdrawal an amount I did not invest in any of their properties for over three months and they will not give it back. Beware of the scammers.

Do NOT invest

They never have tax documents done on time and it's a pain to pull out of there if you want to. You can't sell shares until the property sells all of their shares out which takes SO LONG. Super high risk, not even worth thinking about using them.

Suspicious - high risk, can't pull money out - do your research!

I saw their offer to give a free share of real estate if you signed up last year and I signed up and put in about $25 for an additional share.
I have been checking on them every month and I noticed that they weren't filling their vacancies (I 'own' 2 shares, one house has 4 units, another 11 units [996 Greenwood and 368 Irwin]). The entire year, the occupancy has been about 20%! What!?
Any real landlord would have remedied that right away or sold their properties worst case scenario.
Red flags.
Now that I'm looking online, looks likes the company is trying to rug pull the investors.
For any large investors in this app/company, lawsuit is probably your only chance to get some of your capital out.
Obviously if you want to put money into this app, it would be better used burning it.
At least you would be warm for a bit.
I'm giving it 2 stars instead of one because it might be they are incompetent and will go bankrupt and not criminals.
Also the idea is cool - just incompetent team and business model

I've been using Landa for a while now

I've been using Landa for a while now, and it's been a game changer for me in navigating the real estate investment world. As someone who always found traditional real estate investing intimidating and out of reach, Landa has opened up a whole new avenue for me to invest with ease. What I love about the app is how user-friendly it is, making it simple for someone like me to get started without a hefty initial investment. The transparency and wealth of information available allow me to make informed decisions, which I really appreciate. It's been an empowering experience, giving me the confidence to diversify my portfolio and explore opportunities I previously thought were beyond my grasp. Definitely a must-try for anyone looking to get their feet wet in real estate investing.

It seems like a good deal

It seems like a good deal. The stats are hard to find. My balance just keeps slowly going down. I have lost more than 25% of my investment when it seems as if I should be doing good by reviewing the information. I AM CONVINCED IT IS A SCAM.
I have used lands for well over a year.

I would give it zero stars. This is such a scam. I have had money in shares for well over a year and wasn't able to sell them. They said you have to wait until the whole 100k shares are purchased and then you can sell. Sooo...3 month in after having the 100k shares sold....i tried to sell and all of a sudden the value is over half of what I put in....so I lost 50% right off the bat. Still sitti g there with nobody buying. Scam scam scam

Nicer concept

Nicer concept. App could still use polish
Browsing properties is fairly straight-forward, but there are a couple obvious improvements that are needed:

if you attempt to view a map or a lease on iOS, there is no way to exit the modal/overlay without literally having to force close the app and reopen; the app doesn't show a "close icon" or any other UI to go back

Since the point of this type of investing is that you're looking to compare properties, it is ridiculous not to have even a simple form of bookmarks/favorites. It is just annoying that I basically need to write down addresses in a separated app/medium because there is no other way to switch back and forth between specific properties

$5/share is a marketing ploy

I was brought in by the minimum $5 investment advertisement. However, I learned right away that it was $5 PER SHARE and every investment I looked at had a minimum number of shares to buy that brought the investment up to around $100. Took a long time to get my money INTO the account and when I decided to NOT use it, it is taking a MONTH to get my money back (if I get it at all). Update: I did get my money back. It was delayed due to hitting a fraud alert? Money directly from MY account to theirs and back triggers a fraud alert? It was only $50!! However it was just over a month to get out.
