Stephen is unquestionably the best property manager we have. He has been available 24/7 and helped in times of crisis. He goes over and beyond and the quality of his work is excellent. Costs are reasonable and would have no hesitation in recommending.

I have used Khakibos for two office moves as well as various works for both my director’s house and the office, and I have always received outstanding service. The quality of the work has been excellent, delivered on time and within budget. Stephen is extremely responsive, reliable, and a pleasure to work with. I was so impressed with the quality and service that I called him again to help in my new job a year later — and once again, he exceeded expectations.

The whole streets windows were vandalised during the evening. Stephen came through and organised a new window with in 3 hours. our neighbours businesses were only repaired 3 days later by there property managers.

He is meticulous in his approach to problem solving, always on call to deal with both contracted and spontaneous issues that arise when dealing with a 200 year old listed property. Khakibos list of contractors is very impressive and available on short notice which is a rarity in London. Stephen is always a pleasure to deal with.
