Experience and pragmatism
Selling my flat has been far more complex than it should have been, with legal issues, delays, and complications that would have derailed a less capable estate agent. Throughout it all, the team remained professional, responsive, and pragmatic. Particular credit to Will and Karen.
Communication was generally very good — particularly when things became difficult — and they were proactive in chasing solicitors, keeping the chain together, and managing buyer expectations during what could easily have collapsed the sale. Their experience really showed when problems arose, and I always felt they were working hard to protect my position rather than simply pushing for a quick deal.
The process itself was stressful and protracted (through no fault of theirs), and given the challenges involved, I don’t believe many agents would have handled it better.
If you’re selling a property with complications rather than a straightforward transaction, I’d have confidence in recommending them.

All of the staff at John Payne, Blackheath were courteous and highly professional. Selling one’s home is stressful and to have helpful and experienced people along side to guide and help you through the process is so important. The staff, particularly Karen who gave us such strong support throughout, were always on hand when needed and gave their all to see us complete the sale. Helpful and informative but an expensive service that it seems you can’t do without. Found us a second buyer when first withdrew. Regular updates of progress during sale process were reassuring.
Fantastic experience as a first time buyer
As a first time buyer, I had a fantastic experience with John Payne. Karen and William were incredibly proactive, transparent, and you could tell they had great communications with the vendor so things could move quickly. I felt a level of integrity that I didn’t experience with other agents during my viewings process, eg Hamptons. I am so grateful to John Payne for my beautiful first home!

We recently exchanged contracts on our flat sale and onward house purchase, where all parties were with John Payne, Blackheath. We have been working with Will and Karen there for some time, and both really excelled in all steps of the transactions. We were impressed with their buyer base and also ongoing proactive coordination among all the parties. We would highly recommend them, they know this patch of London very well and will be great partners to work with on your buying and selling endeavours.

We bought our house through John Payne Blackheath and, 20 years on, we have just sold it through them. You just can't beat local market knowledge.
Deeply unprofessional and disappointing experience – Buyers beware
I had an extremely disappointing experience with John Payne Estate Agents during the attempted purchase of a property at Grayswood Avenue, Chapelfields, Coventry.
After five months of preparation, correspondence, and costs, the sellers (she knows who she is) abruptly withdrew from the agreed sale, leaving me with significant financial loss and distress. Throughout the process, I acted in good faith and even agreed to pay 50% of a survey on a cracked bay window in their property, despite having no obligation to do so, simply to keep things moving, and because the seller literally begged for help, putting her solicitor, the intermediary, in a very uncomfortable position.
Communication from the seller to her solicitor was consistently slow, with responses taking up to a week at a time. The seller initially had a house to buy, but that fell through. She later said she would still proceed with the sale and stay with a family relative, but this option also failed. My suggestion for a short-term rental arrangement after completion (to help both parties complete and give her family accommodation during the festive season) was apparently never passed on, according to her solicitor, which only added to the delay and confusion.
Most concerning was the behaviour of Vanessa Millward, one of John Payne’s representatives. She was unhelpful, dismissive, and lacked basic customer service skills. In one call, she openly stated that the sellers’ withdrawal, and her lost commission, were my fault, which was both unprofessional and inappropriate. I told Ms Millward I didn’t like her tone of voice; when she asked what I said, I repeated that I didn’t like her tone. From our first interaction, her attitude was cold and, at times, arrogant rather than supportive.
The entire experience felt biased toward the seller and left me questioning the firm’s professionalism and impartiality. I have since raised a formal complaint with Mr John Payne himself and the Coventry Branch Manager but have not heard back. I also requested reimbursement for the costs I incurred due to their mishandling and poor communication, but there has not even been the courtesy of acknowledging my dissatisfaction.
In my opinion, John Payne Estate Agents failed to act with fairness, care, or transparency. Based on my experience, I would never use or recommend this agency again.
