Massive email about charge by complaint and no one has yet to get in contact with me
I am writing to formally express my concern regarding the ongoing utility gas chargebacks being applied to my account. These repeated chargebacks have become both confusing and financially burdensome, and I am requesting prompt clarification and resolution.
To date, the following chargebacks have posted to my account:
March 4, 2026 – Utility Gas Chargeback (utlgascb): $223.76
April 3, 2026 – Utility Gas Chargeback (utlgascb): $290.14
May 1, 2026 – Utility Gas Chargeback (utlgascb): $283.83
Despite ongoing monitoring of my account, I have not received sufficient explanation as to why these charges continue to occur or what steps are being taken to prevent them moving forward.
I respectfully request that this issue be reviewed and resolved before the next payment is due, as I want to ensure my account is accurate and up to date without further unexpected deductions. Please provide a detailed explanation of the charges, confirmation of any errors, and guidance on how this matter will be corrected.

I would strongly advise others to stay away
I would strongly advise others to stay away from Invitation Homes.
They advertise properties that are not actually ready or available, take your application fee, and then leave you waiting until just days before your expected move-in date to tell you the property won’t be ready—sometimes for several more weeks.
In my case, I paid the application fee and holding fee in good faith, only to be told right before move-in that the home would be delayed by over a month. The communication throughout was extremely poor, and I often had to chase for updates that never came.
I was told I would receive a refund of my application fee, but despite multiple follow-ups, I have yet to see that money returned. At this point, I have little confidence that I ever will.
This experience felt misleading and incredibly frustrating. It seems like the goal is to collect fees upfront and then push you toward other properties if your original choice falls through.
I would not recommend working with this company. Proceed with caution.

Choose wisely
I have lived at Murphy creek townhomes for not even 2 months. We paid a “holding fee” so we could lock in the place even though when we booked it, it wasn’t ready to go on the market yet because they were doing “renovations”. When we moved in there was some obvious cosmetic flaws which to us weren’t a huge deal, just happy to have a place. A technician did a walkthrough with me and everything SEEMED to be working as intended although the washing machine was making some crazy sounds, he assumed it was just because we had just turned the water on. We soon noticed the washing machine was broken, they called a technician which took a while to get there, maybe about a week? He told us what was wrong and they he put in for parts. Invitation homes denied it and originally put in for a second opinion. Eventually they decided to just replace the washer. Cool right? No, it took several more weeks to get it and installed. So about 3 weeks without a washing machine. I have an active family, so we’re making trips to the laundromat. Even though we’re paying $2800 a month. Wish that was it. Our microwave popped the breaker multiple times a day, finally got that replaced. How, our dish washer hasn’t worked correctly since we moved in, but we’ve been patient because we can hand wash dishes, not a big deal. So at our 45 day inspection they said they’d order a part for it, we get no communication on it, then one day a new dishwasher just shows up, with no one scheduled to put it in. So I make an appointment, he shows up tells me how the Ike dishwasher wasn’t even mounted and that’s why it would move so much, then the new one doesn’t even fit. He says they’re generally a standard height so the counters needed to be raised up or a dishwasher modification needed to happen. I give 2 stars because at least it gets handled, we could be worse off, but for 2800+ a month, come on. They havent reached out to apologize, offer compensation, nothing.

Active sewage leak in the front yard…
Active sewage leak in the front yard for months (possibly years unnoticed). Multiples companies have come out, pumped the tank, told Invitation homes that the septic drain field no longer works and that it needs replacing. Health department is now issuance warnings and they keep trying to get the best quotes for someone to draw up the plans. When I checked last, they cancelled the maintenance request all together and claimed it was already fixed. The health department is coming up on 90 days of no attempts to fix. Now Invitation homes can deal with court costs and hopefully release us from our lease to get out of this dump. Neighbors are tired of smelling sewage (and so are we!).

Your company has left us without Hvac…
Your company has left us without Hvac for 4 days now we had an appointment scheduled and you never showed up because one of your team members didn't know what they were doing and sent the technician home! I took off work yesterday for nothing. Then today you sent someone with no heads up so we had to rush home just for you to not approve THE WORK ORDER!!!!!!!!!!!! It's 90 degrees in Texas with an 80% humidity rate. This is not healthy for me or my family and I will be seeking compensation for the missed work and all the physical and emotional distress your company has caused! Along with filing a complaint with the state of texas.

Are we living in the United States??? A year ago, I gave a good review to someone who didn't deserve it in their office hoping that things would get better, but they are hopeless! I have lived for a couple of years in one of the Invitation Homes properties here in Miami, and it makes me wonder if Dallas B. Tanner, the founding member of the Invitation Homes business, knows how incompetent SOME of the people working for him are here at the Plantation, Florida office. They seem not to care whether their properties stay rented with good tenants or not? They don't respond to phone calls and when you do their attitude sucks! They give you numbers that are disconnected. Don't ever call that office on a Friday because nobody answers. Maybe they have a 3-day weekend??? What a shame, a business that could be so successful, but it is failing because it is being run by a bunch of incompetent people who do not care of have a clue about customer service. Or maybe it is because Mr Tanner has so much money that he doesn't care if his business succeeds??? I'm sorry but an apology is not enough. Have you looked at your reviews lately? Too many people are complaining for similar reasons and it seems that all you do is apologize. The only way to make it right is by motivating your employees to be responsive and concern about the needs of your tenants. This is a two way street situation, where everyone should benefit. When you expect rent payments or pay out out of our packets to fix problems in your home, we have to comply with your expectations and pay right away. But what about when we, the tenants, are trying to communicate because we have a problem and can be resolve by a person to person communication? But the people in your office don't seem to have the time and when they do, they are condescending or in a bad mood . If someone wants to talk, I'm willing to do it, as long as someone in upper management from your headquarters.

Invitation Hones is charging me $300…
Invitation Hones is charging me $300 for trimming a tree that is 30 feet tall. I have always taken care of 10 feet and below. Speaking with Anna in the Plantation Florida office is no help. I want these bogus charges removed. They just had to pay out a 47 million dollar settlement for deceiving renters. This is not the first time they have put fraudulent charges on my account. Do not rent from this company.

Best Property Management Company
I have been a resident of IH for 22 days now. Every maintenance issue I have have had has been resolved in a timely manner. The scheduling for the maintenance request is awesome and the tech that come out to do the service are amazing and have knowledge on what they are doing. I’m glad to have applied with IH. They actually care about keeping their property well maintained.

Horrible experience and they’re just raggedy
Horrible experience. It took them a month to remediate a leaking water heater and fix everything. Then they had the plumber put a pressure restrictor on the house with no thermal expansion tank which caused pressure and an overflowing ice tray and icing over of the freezer. The technicians came, thawed the ice, did nothing about the pressure issue, and reported the animal I was pet sitting.
A month to come fix the black mold leaking, but less than a week to start calling my roommate and threatening us with a non compliance fee because she hasn’t called them back immediately. Americas biggest corporate slumlord. I’m convinced they’re offering credits for good reviews, because there’s no way.

INVITATION HOMES IS HORRIBLE!!! If i could give it a negative 1, I would. I have never experienced such a horrible rental experience such as this. They charge you fees for maintenance work, they are responsible for. They tack these fees on after you already pay the rent for the month and then send threatening messages or calls saying that if you dont pay fees, they'll start legal proceedings against you! They send low rate 3rdparty contractors to do work. And dont even think about speaking to anyone! No one ever calls back! By the way, they got sued by the FTC for their illegal and unprofessional practices. Invitation Homes: Don't respond on here with your generic fake response. Respond when your tenants actually need you too!DO NOT RENT FROM THEM! RUN THE OTHER WAY!!!
