I wouldn’t hesitate to recommend Rob to anybody considering building work.
We had used Rob before for a small job in our previous property. The current project involved knocking 2 walls down to create an open plan kitchen / diner; widening the patio door space to fit a bi-fold door and building a first floor extension over our existing garage.
Rob took charge of the project from the outset. He had some great ideas and dealt with all of the drawings, planning permission and building regulations.
When the work started, Rob and the team were a pleasure to work with. They completed every stage to a high standard, were completely reliable and tidied up the site at the end of every day. They also worked hard to keep any disruption to a minimum, including good communication with our neighbours.
There were no hidden costs. Anything that was unexpected was discussed with us so we were completely clear on what was happening and why.
Rob and the team went over and above to deliver the project on budget and in the timeframe that they set out from the beginning.
They are also nice, friendly guys to have around!
I would happily recommend Rob and would use him again myself for any future building work.

The support and expertise from start to finish was outstanding. Nothing was too much trouble and the team adjusted wonderfully well to changing scenarios. Our extension and new garage roof was not as straightforward as first thought, but the team, superbly led by Rob, always found a solution. Rob was a delight to work with. He was able to provide different internal options for reconfiguration to get more from the layout of the new home we’re buying. Saved us thousands based on his experience and expertise. He listened to what we wanted and came back with multiple options based on what mattered most to us . I had the good fortune to spot the Robert James shop front in St. Ives, Cambs, at the precise moment I decided I wanted my house redesigned. We worked on my plan together, unlike 2 other companies I contacted who wanted money upfront for a plan that hadn’t even been conceived.

They listened to all my requirements and came up with creative solutions to make the most of my space and my budget. I liked the fact that whilst leaving the final decisions up to me, they guided me away from anything that would be a waste of money.

We are now engaged in the build. I’ve never had any major building work done before, so I am very grateful to have a company with a personal touch to help me through the process.

We had been thinking about a garage conversion/extension for some time and this company were recommended by a friend. They proved to be excellent. We are delighted with the quality of the work and the friendly, efficient manner in which it was carried out. Since the garage conversion early in 2022 we asked the company more recently to arrange a kitchen installation which has also gone very well.

We had a vision of extending our dining room into a large light open to the garden sunroom. Rob and his team listened to our ideas, offerred guidance and helpful suggestions, inparticular with regard to the need for structural engineers input as we intended to remove a corner of the house. His team produced several wonderfully detailed plans before we agreed on the ones that closely matched our vision. We particularly liked the 3d imagey.
All throughout this process Rob and his team have kept us fully informed though regular emails, calls and site meetings. Thank you for providing such a friendly service,for making the planning process much easier than we expected and answering all our numerous questions.
We are now looking forward to the build part of our project and realisation of our vision.

Rob and his team were great to work with, Rob kept us updated throughout the building work, was responsive to calls, texts and emails, solved minor issues that arose effectively and delivered the work on time and within budget. He is the one building company I have no hesitation in recommending.

I have used Rob and his team several times over the years, without complaint. He is honest, trustworthy and everything is completed to high specification - on time. He helped us with relatively small jobs like lining out of a loft, designing and fitting a new kitchen and then a larger conversion of a garage and extension into a double bedroom (with an ensuite and walk in wardrobe). He presented fresh ideas which saved money and made much better use of space. Extremely happy with the results. Always happy to provide advice and guidance, indeed he has given me the confidence to tackle minor jobs myself (think drilling, banging and hanging - nothing very technical). He gave me very helpful assistance when buying an old victorian terrace house (that has been an ongoing project to refurbish into a proper home) including signposting me to extremely competent architects and trades for minor works. Very knowledgeable about his business and huge amount of experience.

Before purchasing a house that needed substantial renovation, I asked Rob to accompany me on a viewing to get his perspective in terms of the potential design and cost to turn this house into a home. He clearly demonstrated immense practical knowledge, aesthetic vision, and much-needed discretion walking around with me, as the buyer, and the estate agent. He also shared valuable insight concerning the local area, which is an important factor when considering turning a run down house into a real home. Rob’s insight what vital to feeling confident in ultimately making the right decision.

Rob and his team arrived on the promised start date in October 2019 The work involved converting the garage and utility room into a large open plan kitchen diner. Structural work included removing supporting walls and installing steel RSJ beams. Rob controlled the work arranging for subcontractors. The work was completed as scheduled and on time. We remained living on site during the work but all trades maintained a clean and tidy as possible work space.

A very professional builder with great attention to detail and an eye for great design.
Rob and his team created our dream home from a derelict 1960s property. Working sensitively, on time and on budget they worked to get our rebuild done so that we were in before Christmas. Honestly cannot fault. (2021)

In October 2020, we purchased a two-bedroom house with an aim to extend it, relocate the kitchen, and add a third bedroom. The property had previously obtained planning approval, which had expired. Upon consulting with Rob and his team, they provided innovative layout drawings and an internal plan concept that not only saved us money but also created additional space and resulted in a superior layout.

Rob has an in-depth understanding of crucial details such as internal lighting, flooring, and kitchens. He offered expert advice on where to invest for the greatest impact while minimising costs. One subtle but transformative change was moving from a flat to a pitched roof, which made a significant difference to the overall project.

Throughout the construction process, Rob was consistently available to assist us and address any queries about the builders and subcontractors involved. His extensive knowledge of the St Ives area and Cambridge was invaluable.
