Ethical investments for a great cause while providing a fair balance of risk/reward - definitely recommend as part of a diversified portfolio.

I have been an investor with Housemartin for nearly five years now, and it has been an incredibly rewarding experience. What impresses me most is how the platform has managed to innovate and grow significantly without ever losing its focus on the user. Despite their expansion, the level of customer care has remained exceptionally high—a rare find in this industry. My investment here is now central to my monthly income, and I couldn't be more confident in the platform's direction.

I've been investing through Housemartin (formerly Assetz Exchange) for nearly four years having been attracted to their balance between social contribution and investment return. So far so good! For balance I invest elsewhere and am also a landlord. The relative returns from Housemartin outstrip those from rentals without the ever-increasing hassles. Also excellent communications from Peter et al, very speedy ISA transfers and informative on-line account pages.

An investment that offers a compelling alternative to traditional buy-to-let property ownership since monthly income can come tax free through an ISA account, risk can be spread over multiple properties and Housemartin deals with day to day management of the properties and compliance with regulations.
I see liquidity as the main risk to consider as exit is only possible if there is demand from other investors to buy your loans at a price you are happy to sell at. It does take a while to fully appreciate how this investment works but testing the platform with a minimal initial amount is possible and probably a good way to find out.

Housemartin is vastly superior to any of the peer to peer websites thsat I have used.Financially rewarding & ethically rewarding with a well structured website backed by really useful guidance throughout.

Very good return on investment, easy to negotiate the website, communication is excellent so anything you don't understand or are not sure of is answered fully and promptly. Investing with Housemartin is win/win - I get a good return and my money is used in a positive way.

I like the way that Housemartin operate. They keep us investors fully informed, they have an effective website and their operation benefits society. I also feel that they are powered by us retail investors and that we are not competing against institutional investors.

Housemartin has a proven record of supplying supported housing across the country. They are very responsive and helpful. Return are very good (7%). It is also good to see my money helping people who need it and support multiple charities.

I've been investing since the very first property they launched which must be over 5 years ago now. I have been very happy with the balance of risk/reward for an investment of this type and I would have no hesitation recommending it as part of a well diversified portfolio (e.g. alongside cash, stocks & shares) but please do your own due diligence and make sure you are comfortable with the risk.
The customer service is excellent with the team always very responsive to questions and are very open to suggestions for how they can improve the business, processes and website.
A good example of a business built on solid foundations, with a sustainable business model that has been growing steadily over the last 5 or so years. A far cry from some of the other Peer 2 Peer investment platforms.
Of course, the icing on the cake is that you get to help so very good causes whilst also making a healthy return on your investment.

I trust Housemartin. I am confident they will continue to act in the best interests of their investors, and be supportive of tenants needs. In my opinion, Housemartin is highly professional and reliable. In my experience, Peter and Ben are always pleasant, open, responsive, patient, and helpful.

I continue to be impressed by this company. Recently one borrower has reneged on their contract to buy back a property, and this will entail long legal battles to sort out. Every other P2P company I have dealt with leaves its myriad of small investors just hanging, waiting for whatever outcome. However, Assetz Exchange, or Housemartin as they have recently rebranded themselves, have offered to buy out us small investors while they take the hit of pursuing the errant borrower. Fantastic – I wish other P2P companies would look after their small investors in the same way!

The quality of investment opportunities provided are good quality, the inflation linked rent increases help ensure a good return in high periods of inflation, communication is impressive and the investment provides housing for those who need it. I have been an investor on the platform since 2019 and I am extremely impressed by the product and team! Transparent fees and intuitive platform interface. You can select each individual property to invest in, with all necessary information provided and competitive yields. Great way to diversify into UK properties without hands-on management or high capital requirement. I also value the focus on charities to provide good quality housing to an underserved group.

My previous review of A.Ex. was written at the height of the theoretical fall in A.Ex. house prices - around March this year, so I was not very pleased with my investments. This was nothing to do with A.Ex., but purely the result of the UK housing market. After a period of fairly steady theoretical losses on most of their properties, there was a slow marginal improvement in prices, followed by a further steadying up. Over the last couple of weeks, the theoretical prices A.Ex. properties have, on average, been improving again. As I am very keen to invest in this type of product, by helping society, I would suggest that now might be the time to invest, while the 'bottom' seems to have been passed, and the more recent properties generally have a better rate of return, as evidenced by their prices on the exchange.

The team at Assetz Exchange have been very helpful on all my queries and I have seen a material change in the new offering of higher income payments from new properties. I look forward to steadily increasing my investments.

Awesome investment platform. I have been investing for around 18 months and all my rents have been paid ontime. In addition many of the properties rent yields have increased significantly since I invested because of the built in rent rises. Most of the tenants are being paid for by local authorities and they pay happily. The leases are also internal repairing. I get a better net return on Assetz exchange than my gross return on my own properties I own directly. I then spend a fortune on maintaining my own properties. To me Assetz exchange is a no brainer for landlords or people who might invest in property. You can even sell off parts of your investment on the exchange when you need some cash which you cant do easily if you own properties outright. I have sold some bits and tested that and it worked fine. My only complaint is that you have to withdraw manually so if you need an income monthly you would have to do a manual withdrawal (which is very easy) othwerwise your earnings sit on the account.

I have been investing with Assetz Exchange for the last year, allocating across several properties. The main attraction is that it provides a fairly stable inflation-linked income. The fact that it is inflation linked makes it superior to nominally higher yields available in other P2P lending. It is essentially a hybrid between owning property and lending to social housing institutions. I consider it a good addition to my overall portfolio, which consists mostly of equities and bonds. In terms of risk and expected returns Assetz Exchange sits somewhere between equities and high grade corporate bonds. But given the inflation-linking of interest earned, and effective local government backing of many of the properties, it has the potential to outperform both equities and bonds in a stagflationary environment, and as such I consider it a useful diversifier.
