Absolute Negligence

Absolute Negligence – Health Hazards and Zero Communication

I would strongly caution anyone against leasing a property through HomeRiver Group. I leased a home with them on March 27th after only seeing a virtual tour. Had I seen the property in person, I never would have signed the lease.

Upon move-in, the home was in a state of total filth and disrepair. It was clear no turnover maintenance or cleaning had been performed. Notable issues included:

Sanitation & Health: Every toilet seat had to be replaced due to being covered in feces and urine. The upstairs bathroom was in a similar state. Two out of three air filters were caked with over a year’s worth of dust, dirt, and pet hair. Attic space was open upon move in, with insulation debris spread throughout the upstairs area.

Deep-Rooted Filth: Every wall in the house (including the garage) was splattered with food, handprints, and thick dust. The cream-colored floors were literally black with grime, requiring a scrub brush and steam mop to become habitable.

Maintenance Failures: The master and downstairs half-bath doors do not close. The dishwasher is falling out with rusted racks, a cabinet door is falling off in the second bath, and the front fence is collapsing.

Pest & Exterior Neglect: There were live and dead bugs/spiders throughout. The lawn was overgrown with weeds multiple feet high, and the prior tenants' trash and full bins were simply left on-site.

Biohazards: The master water closet was used as a smoking room; the walls and fixtures are stained dark yellow, and the smoke odor is overwhelming. Urine and feces in restrooms not cleaned up.

Beyond the physical state of the home, the administrative negligence is staggering. The gate code provided did not work, leaving me locked out of my own community. I have no access to the pool or gym, and despite the lease requiring me to follow HOA covenants, HomeRiver Group has failed to provide them.

I have been in the home for two weeks and have reached out to HRG senior management multiple times. I have received zero response. They are happy to collect rent but apparently feel no obligation to provide a clean, safe, or functioning home. Avoid this company at all costs.
