Save wigan roller rink

Closing Wigan Roller Rink would be awful. There is already very little for children and families to do in Wigan, and taking this away would make it even worse. Thousands of people visit Wigan just to go to the roller rink, which shows how important it is to the community. Getting rid of such a popular place is shameful.

As property developers with their roots based in Wigan who play a huge part in the local development it is incredibly sad and disappointing to find you are not only forcing the early closure of Wigan Roller Rink but have also reneged on plans to open a new rink. That roller rink isn't just a building...since the 1980s it has been an established community lifeline for hundreds of people from Wigan and the surrounding areas. It is a warm, vibrant and welcoming community providing not only fun physical exercise but also support, friendship and mental well being to so many people of all ages. Do you actually "care" or do you only care for profit?

Extremely poor and distressing experience – avoid

I had an incredibly disappointing experience with thier letting agency (HG Premier Lettings), largely due to my dealings with an agent named Natalie.

After my application was approved and referencing completed, the agency cancelled the tenancy based on requirements that changed late in the process. Throughout this period, I was given inconsistent explanations, pressured to agree to new terms, and asked to meet unreasonable deadlines that conflicted with earlier written information.

Communication was particularly poor. During a phone call, I felt repeatedly spoken over, little flexibility was shown, and the call was ultimately terminated while I was attempting to explain my position. This was both frustrating and unprofessional.

Despite my efforts to cooperate, attend inspections, and propose reasonable solutions, the situation escalated unnecessarily. I was left feeling bullied rather than supported, with no genuine attempt to resolve what should have been a straightforward matter.

Overall, this process felt stressful, unfair, and lacking in transparency. I would strongly caution anyone considering this agency to think carefully, particularly if you value clear communication, professionalism, and being treated with basic respect.

They stole £15000 of stock and sold it the staff in the office threatened to send people to hurt me if I went to the police they used harassment and physical threats when they were stealing my stock in front of me and they refused to give me any of the money from the sale of my stock because they said that I had a credit account with the supplier so I didn’t own the stock. They entered my private office and stole documents and paperwork

I went to visit my friend and i rang their apartment number at the door intercom system who then let me in , one of the concierges asked me if i rang 300 and did it ring ? i said no i rang my friend upstairs he asked me for the number and then CONFIRMED the last name of my friend , and then said i need to report to them every time i enter , i said thats the first time ive had to do that after my friend has been living in The Exchange for over a year which i helped him move into the property

The name was confirmed by the concierge and i turned around and walked away , some bald headed man then chased me down in the corridor , squaring up to me screaming in my face ( who is clearly on a power trip and definitely some steroids judging by how small his balls are) his friend then came storming around the corner into the hallway like they were going to physically grab me , once he was done screaming at me , the other guy shouted at me " YOu got that mate" OH YEA I GOT IT WATCH ME!!!! this matter has been reported to the police as well , i visited last week again and this person is still working there , funniest thing is i emailed Heaton Group even called them because the whole incident shook me up and im still yet to even have a response from them and its almost a month on , i dont know or care who this person thinks they are but ive never been spoken to by ANYONE like that , especially not by some middle aged roided up , minimum wage monkey thinking hes guarding the royals but is so brainless could only get a job as a receptionist , i will be taking this matter as far as i can and im in contact with the police who are investigating , there is also video of this as there are cameras in the hallway

When i eventually got up to my friends apartment and explained what happened while i rang the police as i was really shaken by the experience , my friend went down to talk to them and this bald steroid moron , said to him i had a bad attitude and didnt want to say where i was going when THE CONCIERGE ACTIVELY SAID MY FRIENDS NAME TO ME AND KNEW WHERE I WAS GOING!!!!

If the tenant actively rang me into the building the staff have NO right to approach or square up to anyone regardless of if they are a visitor or a tenant!!! and if they didnt know where i was going why did they let me go then , as the video will show.

Proper Disgrace especially not even getting a response from you as the management company shows the professionalism

To anyone visiting any of the heaton group properties make sure the person you come to see physically gets you from outside the building or face an attack by the staff!

Incompetent property managers

Lets start with the positives:

- Build of property was fine, albeit with some delays
- Quick at finding tenants

As for their property management:

- Dinosaurs at collecting rent on time. Rely on manual payments by tenant with no direct debit. Rent paid in one monthly cycle. If rent collected even 1 day late, then rent not paid to landlord until following month
- Incompetent at managing expenses. Service charge in £674 in 2023; £1,261 in 2024; and £2,737 in 2025. Complete mismanagement of expenses
- Zero accounatbility. When my last tenant moved out, I paid Heaton to do an exit inspection and subsequently for the cleaning prior to the new tenant moving in. The new tenant immediately found mould. When I asked Heaton to investigate, they insisted on charging me just to visit. Lol :)
- Zero growth. Despite promised of growth, the value of my property in Bishopgate has not changed

Stay away from these clowns.

Cowboys!!

Cowboys!!! from Start to finish, they denied my mortgage broker entry to the building claiming its an investor based property, they proceeded to charge me incompletion charge however when i moved in the property was still a building site, and 12 month later is not finished, Advertised was three green space roof terraces, non of which now are becoming green space, being left stripped back bare and looking like still under construction, 1 has been remove from access to the tenants, but never the less they have never communicated this, they refuse to comment, they have increased ground rent by over 100% to all tenants and leaseholders, the parking spaces are minimal, and charged me £25,000 yet another person a week later £20,000, no responsibility or aftercare insite, but will continue to cheat, charge and rob you in the meanwhile.

I'm overjoyed that I recently bought a property in one of their developments. The build is of outstanding quality, and the attention to detail is evident. They obviously care about building homes rather than just real estate. I adore the sense of community there, and I can't wait to watch it develop more.

Very dissapointed by management

UPDATED REVIEW:
During this review, Heaton group replied (11/10/2024) with statements I believe to be false they have since deleted these responses. I will provide facts to counter these claims:

I live adjacent to Urban Green on private land, not owning or renting an apartment there. Urban Green's commercial wheelie bins should not be on property not belonging to them. Heaton group initially claimed my review was fake due to not being in their system, but a proper investigation should have been done before making such accusations.

My claim is that their bin blew across the road and hit my car. I have images of the commercial wheelie bin wedged against my car, and they have CCTV of the incident.

Heaton group understated the damage as a "slight dent," which is a vast understatement. The car is a Category N write-off, confirmed as a total loss by their {REDACTED ON REQUEST}, on 6th September 2024.

Heaton group falsely claimed their insurance would cover costs. However, their insurer, Casualty Claims, denied liability on 25th September 2024, stating: " As this area can be accessed by various people anyone could have moved or left the bin in situ and not applied the brake and we have not been provided with any evidence that the bin was last touched by our insured or any member of their staff, and It would be unreasonable to expect our insured to continuously inspect this area for bins that would be out of the stores.
We deny liability on behalf of our insured and have no offers to make."

They misrepresented my £2,000 invoice as excessive, claiming my car was valued at £400. In fact, the official value provided by my insurance was £3,150. I offered the £2,000 as a significant reduction for a quick resolution, which they declined.

From the incident to their final denial of liability took exactly 33 days.

Heaton group falsely stated they paid an agreed settlement. When I asked for clarification, {REDACTED ON REQUEST} replied on 14th October 2024: "The member of staff who completed the reply to your review was of the understanding the matter had been paid out by the insurers. It has since transpired that the Insurers have refused to accept liability."

In summary:

Falsely accused of being an AI
Publicly told I never contacted Heaton group, despite providing my email through Trustpilot
Faced attempts to remove my review for defamation (Trustpilot sided with me)
Threatened with legal action three times

These are my opinions based on my experiences. Heaton group has not proven any of my statements false, while I have provided evidence contradicting several of their claims.

Original review:
I've been left disappointed by the level of service and responsiveness from the management team.
Over the past month, I've had to deal with a series of issues that have significantly impacted me. What's most frustrating is not just the problems themselves, but the inefficient and slow manner in which they were addressed.
Communication has been a major pain point. Getting in touch with the right person to handle my concerns was unnecessarily complicated, often involving multiple phone calls and emails. When I did manage to speak with someone, I felt like my concerns were not taken seriously. The speed at which issues are resolved is also a concern. Simple matters that should have been dealt with promptly took weeks to address, causing unnecessary stress and inconvenience.
Moreover, I'm particularly concerned about the apparent lack of adequate security and safety measures on the property. During my interactions, I observed several instances where better safety protocols could have prevented potential issues. It's crucial for a property of this size to prioritize the security and well-being of its residents and visitors, and I feel Urban Green Apartment falls short in this aspect.
While I understand that managing a large property comes with challenges, I believe there's significant room for improvement in how Urban Green Apartment handles concerns and maintains safety standards.

EDIT: I don't know why all the previous replies have been deleted and replaced with a generic one asking for more details. You already know the details and it is misleading to pretend you need them again

First Time Buyers

As first time buyers, it was a very daunting experience looking for a place that ticked all our boxes, but we did when we found The Exchange, developed by The Heaton Group.
From the very start of the process, to an in person visit and during every issue and obstacle we encountered, Harry (the sales advisor) and Chris (Sales Director) were always on hand to advise and support us, their dedication and expertise was 5/5.
