Left my 20 year old daughter and 14…

Left my 20 year old daughter and 14 month old baby with no heating and hot water for 5 days now. called mathew friday morning at 9am to report the issue ( Which is a cat 1 emergency) and he decided to attend a meeting all day.!! Was told a gas engineer was to attend then suddenly had a text saying Haybrook will Not autorise the repair!!
Now its Tuesday and guess what..Still Nothing!!! Reported to Health and saftey and now they are handling the case. They re the landlords agent..The landlord pays them to look after his property...God help that landlord when he gets a massive fine from the council and is now under a full investigation,.

Incompetent and completely unprofessional

Haybrooks are hands down the most incompetent and dishonest estate agents I’ve ever had to deal with. I rented a property from them in Sheffield for just over a year and they caused us so much unnecessary stress and financial loss through carelessness, dishonesty and complete lack of professionalism.

Right from the start things went wrong. They refused to give us a tenancy agreement and kept promising we’d get it on the day we moved in. Then they suddenly changed our move-in date after we’d already given notice on our previous home, leaving us effectively homeless. We had to put all our belongings into storage and pay for temporary accommodation, which cost us hundreds of pounds.

When we were finally allowed to collect the keys, Brad kept us waiting for hours while he stood around chatting in the office, showing absolutely no respect for our time. The inventory and check-in report didn’t arrive until weeks later, meaning we couldn’t add any of our own comments, and every time we tried to chase it, our calls and emails were ignored.

Things got even worse when the landlord decided to sell. Haybrooks booked several viewings and just didn’t show up without explanation. Then they lied to the landlord and told her that we were refusing to accommodate viewings, even though we’d actually taken time off work to wait for them! When they finally did manage to turn up, Amy walked straight into our bedroom, didn’t take her shoes off, and told the viewers that all the furniture was included - it wasn’t, it was ours! I had to step in and correct her in front of them, which was beyond embarrassing and unprofessional.

When we eventually found a new place and gave notice, our landlord kindly said we could leave mid-month so we wouldn’t have to pay double rent. We emailed Haybrooks straight away to confirm and ask how they wanted to handle the rent, but they ignored us completely for weeks. In the end, we had no choice but to pay for the full month, costing us hundreds more. As soon as we emailed to say we’d just stay until the end of the tenancy, they replied immediately to say that was fine – it honestly felt like they were ignoring us on purpose so they could take more money.

When it came to moving out, we obviously had even more issues with the deposit. We asked several times what the process would be for getting it back and got no reply at all. After we moved out and returned the keys, they told us it would take a day or two. Two weeks later – nothing. They ignored every email and call until I had to raise a formal claim through the deposit protection scheme just to get it back. We left the flat spotless, so there was absolutely no reason for the delay.

Overall, Haybrooks were completely unprofessional, untrustworthy and disrespectful from start to finish. They cost us a huge amount of money and time, and treated us appallingly throughout the tenancy. If you are a tenant - AVOID this company and find another place to rent. If you're a landlord, I recommend finding another agent to use!

I called this office for valuation. And I asked them how much it's going to cost me to do the valuation they didn't give me the price, they said to me will come for free. And then we'll let you know how much I keep asking them. No, one gave me the answer, I think this is a scam.

Good start, awful ever since…

This review is to support Landlords wanting to use Haybrooks to let their property, I try and take time and effort to factually lay out experiences with companies and hope this supports decision making for those considering Haybrooks services in the future;

Initially Haybrooks appeared to be a slick company, they opened up with a reasonable rental price for the area and quickly let the property. Communication was prompt and effective, thankfully little was required due to renovating before letting so all goods were new and the property was recently decorated.

We first ran into issues when Haybrooks where they were required to do work on the property, or the tenants wished to have something replaced or checked. Responses could take over a week and Haybrooks team were often not answering to resolve this issues. Offering little to assure the tenants, they would contact myself and ask for things to be done having been ignored by Haybrooks or having been left without answers.
There are a plethora of small frustrating problems to large and concerning issues that can be evidenced, here is a small sample below that we had;

- A replacement dishwasher that was never ordered, took nearly 3 months to replace and they charged us without having done the work. We recovered the money and had to replace ourselves
-They had to ask us if the tenants had moved out, and were not aware whether they were still in the property or not
-Allowed the contract to lapse without reviewing, this ended with late payments (resolved)
-Several late payments, longest being 8 days fron the expected pay date
-We have requested, with the most recent tenants, and what is contractually expected, that they complete onsite, in-person, checks on the property, they have been unable to send a single report or image back to me suggesting this work has been completed
-Charging us for several services when changing tenants, stating it was done, not offering evidence, and much later only returning the money when I had requested review by the SpiceHart complaints team, whoninvestigates and found the work not to have been completed
-New smoke alarms were causing an issue, they would not go to view or sort them, these appear to be subsequently disconnected when I have gone to do other work in the property in the absence of a Haybrooks service manager

Their care and attention is negligent at best. Their service team and managers do little to help and do not appear to communicate with each other. A good example of this is 6 months after the dishwasher issue, I was called to see if and when it was suitable to fit the dishwasher. This is 3 months after ringing and emailing them to return our money they had taken due to the work not having even been completed. They chronically say all the right things, but then offer no action.

We have made multiple complaints to their branch managers and SpiceHart (their parent company) which ended with apologies, returned money and further promises. Again, the promises have not come to fruition. We have been told that these are caused by "staffing issues" and "they will perform the requested checks", but as aforementioned, they have not done as they have stated, and we have still had to pay the full fee for what they in particular have agreed throughout as inadequate services. (Emails sent to us and recorded conversations with SpiceHart complaints team).

It has been more stressful dealing with Haybrooks than running the property myself. I am glad and genuinely relieved to have separated from them today as I feel that they have, since the start, only successfully managed to get tenants in quickly and frustratingly failed at every other management job and opportunity. On reflection, this is something you can pay a seperate company for without paying a monthly %.

I have very little good to say about this service and their team. I hope they reflect as professionals on how poorly they have delivered. I will continue to pursue my complaints and escalate as required because I don't think what has happened to me is fair and should happen to anyone else.
Landlords who are bothered about the health of their property, and the wellbeing of their tenants, should avoid using their services.

Be cautious


Hi there,
I was potential buyer for the property advertised by Haybroke. I offer highest price£262k however vendor's didn’t agree with that price as it still 8K behind from asking price and they have got ongoing purchase. I have been advised from estate agents whether I could increase my offer to £265 . Then I have increased up to £265k . I was waiting for the update of my offer. They said they couldn’t reach to the vendor. As I am keep calling them for update eventually they said my offer is with vendor however vendor waiting for few more viewing . Eventually on 09/09/2025 they said ( estate agent Hiilsbrogh)vendor now accepted another offer. They have not asked me whether I could increase my offer further as they have got new offer now. I have been with the property last one month,no one offers more than me.I have had my everything ready including mortgage. I think I have not been fairly treated and I have been just used for increased sales value of the property. I am absolutely frustrated.

Another event around mid 2024 for another property with Haybroke . That time estate agent was Chaple town branch. They said Two other potential buyers offer the same price and vendor has chosen someone else. Although I was with the property as soon it’s come to the market and one month later they decided someone else.

Sold a house with Haybrook
Wouldn’t recommend this company at all. They did next to nothing. Kept wasting our time with stupid phone calls. But when we phoned them nobody would get back to us and they would just fob us off. Sold a shared ownership house and the total cost of our share was £80k but they charged us £3.3k. Absolutely ridiculous. They guy called Chris who came to the house to take pictures said because we was only selling £80k said the fee wouldn’t be as high. What a lie that was. He always said we could contact him at any point. Never replied to an email. But when you didn’t reply to him he would be constantly phoning. Kept emailing asking for the same information. It’s was just a ball ache.

The worst experience ever in the UK

The worst experience ever in the UK! I rented with Haybrook and ended my tenancy in mid-August. Since then, I’ve been chasing my 5-week deposit and 10 days’ rent, and I’m still waiting.
Their staff are so tricky and not trustworthy—they keep making promises that the money will come, but nothing happens. It feels like they’re just playing games with tenants.
Honestly, I wouldn’t recommend Haybrook to anyone. Please be careful if you’re thinking of renting through them—you’ll regret it like I do.

Avoid at all cost

Avoid at all cost! I echo so many other landlords comments on here. I began using them due to my failing health and really needed to step back from my 2 properties that I am unable to physically support as I have done in the past.

I really would prefer to leave constructive feedback however I can’t…in fact the initial meeting was great they lured me in with false pretences of great communication, support and dedication… that went straight out the window once my contract and payments started! You will be no more than “easy money” if you use them to fully manage your property. I used them for 18 months and have had enough so left them for another more reputable agent.

Their communication (or lack of) really is appalling, trying to get hold of anyone requires hours of persistence and waiting or being passed from pillar to post and getting nowhere! The service is absolutely shocking as a landlord but even our tenants were unhappy with the lack of communication and support they received.

Nothing gets done unless you chase and chase. And the service / maintenance they use rip you off, I have been charged well over the odds for services and to such a poor standard with faults still present after they have “fixed” the problem. Unless you chase and chase and fight tooth and nail, you get nowhere!

Most of the staff are inexperienced in my opinion and do not have the tools or know how to support, so their “fully managed” service is redundant and useless.. you still end up managing the property!

Please do your research on this company… there are other agents out there who are better equipped and aren’t a faceless company!

Terrible Management

As a fellow business owner, I do not like leaving negative reviews like this as I know how damaging they can be. However, I have been left with little choice as the lettings company barely acknowledges my existence, despite the fact I have been paying for a "fully managed" service for the past few years.

I echo what many other reviewers have said. Nothing gets done unless you chase and chase. They have got me in trouble with my tenants and the local council for failing to manage the property as they should. Staff continually leave and there is never a hand-over it seems. Phones and emails are very rarely answered.

I could go on but I have wasted far too much time with this company already. Suffice to say, if you are thinking of giving them your hard-earned money, I would seriously think again....

Pleasant experience

I booked an online valuation and soon after I received a reply.
The evaluator Michael Naylor arrived on time. He was very pleasant, friendly and easy to talk to. Michael brought with him printed examples of recently homes sold that were similar to mine, which was encouraging.
I was given a valuation there and then which was also followed up with an email.
There wasn't any pressure after the visit from Michael to market my home with Haybrooks, which was a blessing.

Scam and mislead you over Fees. Increase charges when they want and when you do eventually get through to branch they do not help, do not reply to emails and just pass the buck to "Senior Management" who never contact you. Avoid this Agency if you want a fair service.

A Masterclass in Theatrical Incompetence

Haybrook Lettings—where professionalism goes to die and customer service exists only as a whispered legend, passed down like folklore by landlords who still foolishly believe in its existence. I pay full management fees for my property at Regent Court, expecting competence, only to receive a front-row seat to an elaborate farce.

For four years, they knowingly ignored a failed electrical test, allowing tenants to live in conditions that could generously be described as ‘shocking’—quite literally. And all the while, they diligently collected rent like a particularly brazen highwayman, unconcerned with the minor detail of legal safety obligations.

Attempts to contact them were met with the soothing indifference of their overflow service, which appears to be staffed entirely by ghosts. Even when exasperated tenants tried to arrange essential repairs themselves, they were met with the same eerie silence, as if Haybrook had collectively decided that ‘customer service’ was an outdated concept.

And just when you think the incompetence has reached its peak—the entire office quits en masse. An exodus so dramatic it could have been set to Wagner’s Ride of the Valkyries. A lesser agency might have attempted to fix its mistakes. Haybrook? They simply packed up and legged it.

But wait—there’s compensation! A whopping £100. Which, if we’re being generous, might just about cover the cost of the aspirin I needed to deal with this nonsense. It’s the letting agency equivalent of being mugged, only for the thief to kindly toss you a fiver on the way out.

But fear not, for amidst this theatre of the absurd emerges a solitary figure: David. A beacon of competence in a sea of ineptitude, he stands alone, much like the solitary lettuce that managed to outlast a Prime Minister. One can't help but wonder if David possesses superhuman resilience or if he simply hasn’t yet located the nearest exit. Blink twice if you're in distress, David. You’ve got about the same odds of turning this circus into a functioning operation as a single spoon bailing out the Titanic.

Moral of the Story?

If you want actual property management, look elsewhere. If you’d like an expensive crash course in frustration, Haybrook Lettings will be delighted to take your money.
