Buyer Beware! Guenther Homes hires the lowest cost, lowest workmanship contractors. You will spend most of the warranty year getting basics fixed. Then the real debacle starts with their negligence toward property management; specifically landscaping. Your front lawn (which they own) will become weed infested and they're response will be "it's acceptable". Natalie Ceccolini is pure evil.

This is a Guenther property house. The fence is property line. I have asked several times for them to trim tree. In fact one time a guy came out and told me it’s a matter of time before it or part of it comes down. Still nothing. The limb. In the driveway fell today. Don’t rent from this company!!! Please repost so this gets seen. The house is trash and the upkeep is trash. I have limbs falling on my vehicle storage shed and camper.

Avoid this company/apartments at ALL costs.

The apartment I'm at is filthy as they didn't bother cleaning out the vents or AC units or appliances. The floor is cheap and creaky and has tons of bugs coming out from the boards. A perk of the poorly done floors is you can hear each and every step your up stairs neighbor take.The water pressure is awful and the water is constantly either too cold or too hot.

The water completely shut off in the apartment and it took the management 24hrs to even acknowledge it. (Took two days for it to be resolved).The hot water broke and it also took 24hrs for them to acknowledge it (it's still broken as I'm typing this).

Good luck with any maintenance request. It's incredibly difficult and frustrating to even get a person on the phone. Much less get actual maintenance people in. We submitted a request for maintenance, didn't hear back for 1 month. Then, they no called no showed to the appointment. Didn't hear a thing until 2 months later where they randomly showed up after the problem had been resolved BY US.

This company is the worst and I wouldn't recommend signing a lease with ANY of their locations. They truly don't care about anything but money. The apartments are total $h*t holes, even for $1,000-1,500 apartments.

Firstly they answer the phone when you call and that's an amazing thing in itself.
secondly I've had one maintenance issue and it was handled properly professionally, However, that is an outsourced company.
Thirdly, the grounds in the apartment building/complex where I live has not been taken care of in weeks, grass is Brown And never watered and there's weeds all over. overall it presents a terrible face in a place that already has enough going against it. They've all been nice and friendly and they've tried to do their best I think that sometimes expectations can be a little high including my own

I am a tenant in one of their complex's and I have to say that when we went through a couple change of managements before they took over it was hell... Problems after problems and they were rude...then Guenther management took over and fron the beginning they were prompt and easy to reach when needed and outright just decent and kind ... I am thrilled with the management now... I have no complaints

I have lived at a property managed by Guenther properties for over five years. Whenever I have had any issue they respond immediately. I love my apartment and feel safe here. I recommend any property managed by Guenther.

Slum lords! They never fixed anything or keep up property We’ve been living in a fire hazard due to bad electrical wiring we cannot use light switches AND the place is full of mold which they did not disclose until two months after we moved in they did nothing to fix it

Poor professionals, not professional, not available. The maintenance company is good but are separate then people who text you from Guenther. You can't get ahold of the company, itself.

Nice fake reviews that are all on the same day. As a renter these people are disrespectful to the community. They do manage a lot of properties in Spokane, a lot crap ones...They post properties schedule viewings for properties that already have approved applications and nobody responds to calls, emails, texts ever. Completely wasting my time and energy.
I had an approval with them once and was ready to move but the agent totally talked me out if it basically saying how unhappy I'd be there lol ok. Anyone Ive talked to here, in the rare event I get a hold of someone, they sound like they hate their lives lol.
Not that any property management companies care about the renters(you know the people paying your bills) but guenther seems particularly half assed.

Excellent management company. Aggressive with rents, they know the market and are terrific to work with. I routinely recommend them to my clients.

Guenther management has been nothing but a professional and reliable company. They consistently impress me with their ability to make things happen. They will be my go to management company in the greater Spokane area forever.

I really enjoy working with the Guenther Staff which is usually Gina and Andrey. My building will be in much better shape because of their attention and tenants likely more responsible. Extremely glad I switched property management firms. Jay Overholser gave me the best recommendation ever when he recommended your firm. Should have switched sooner.

Great property management with friendly professional staff. Maintenance requests are answered and taken care of quickly and efficiently. I am giving 4 stars because I think more can be done when it comes to other problematic tenants. In my particular circumstance I live below excessively noisy tenants that stomp beyond the point of being excessive and are continuously slamming/banging doors and drawers at all hours of the day and evening. I have been into the office 8 times to complain and have written emails which resulted in numerous verbal and written notices. Other tenants have complained as well, so it makes me wonder how they are still living above me and havent been evicted.

After five years of renting - I have no complaints or dissatisfaction - I have only high praise for the Guenther Team !

We just moved here from out of state. The staff was very helpful in finding us a place, getting set up, etc. before moving here. They've also been very responsive with any questions or needs we have. Great experience!

Very responsive when information or maintenance is needed. The maintenance employees are professional and not creepy. My complex is quiet and mostly crime free. Guenther also provides winter plowing here. They do a good job overall in my experience.
