Do not instruct this company for conveyancing. You will have a nightmare.

If I could give zero stars I would.

Where do I start!! Don’t use this company under any circumstances. My sale of a flat took 6 months!! There was no chain as I was selling to the tenant. Gorvins blamed the delays on the buyer’s solicitor, when I know that the buyer’s solicitor had provided the list of enquiries on 10th November, it took, according to Gorvins, until 8th December for them to pass these enquiries onto the Management Company. Yes, there was a month delay when the Management Company and the Landlord didn’t get their act together, but my point was that this delay could have been happening in that month Gorvins were holding onto the enquiries.
There was a Power of Attorney involved and I had warned Gorvins of this from the get go and also provided the Power of Attorney to them twice via email; and I can prove the emails. Gorvins deny ever receiving the Power of Attorney even though there was an email chain with Gorvins and there were emails either side of the one with the Power of Attorney attached.
On completion day at 11:00am Gorvins phone for a copy of the Power of Attorney, they then decided that the document needed to be certified by a solicitor. The Power of Attorney had been in their possession from 12th September.
Again, completion day at 9:33am I received a phone call asking for the last management costs invoice and the ground rent. They could have asked for this in the last week before completion took place.
On completion day I was not informed that the completion had taken place, I only knew because the funds arrived in my bank account. Gorvins are adamant that an email was sent to me at 9:33am; but none was received. Strange that as they were asking for the management invoices at 9:33am. On the Monday following the completion I received a letter via email confirming the completion, no completion statement though. I asked for a copy of the completion statement, which they did provide; however the figures looked wrong to me, so I asked if asked for a breakdown of the completion figure. I was told they couldn’t give this to me as they didn’t have the figure. I know they did, as Banks send a redemption statement that outlines each individual cost of the redemption figure. I obtained a copy direct from the bank, and it was addressed to Gorvins!!
I sent my complaint to Gorvins and within 24hrs they had done their investigation and sent a response. Obviously not done a thorough investigation in that amount of time. Their response was full of economics of the truth and inaccuracies. I can prove my case with emails that are dated and timed. The joke was that they copied and pasted the figures I had sent them with regard to the apportionment figures, but had rejected those figures when I emailed them in. They claim they have credited to my bank the apportionment figure based on the figure I originally provided which was rejected, but I can prove via a bank statemen that they have paid me the calculated figure they preferred; which was incorrect.
I have put a complaint into the Ombudsman. It will be interesting to see what their investigations uncover.

I am so pleased with the service…

I am so pleased with the service recieved from Gorvins. Kimiya khezri went above and beyond helping and explaining each step of the way and made the purchase of my new home so straight forward and the process went without any delays. I would definitely recommend Gorvins to anyone wanting to purchase a property.

Seamless, Easy and Professional with great support

I had an excellent experience with my conveyancing solicitor, Ahmed Bashir, during the purchase of my first home. He has been truly instrumental in ensuring the process progressed smoothly from start to finish.

Ahmed was consistently professional, highly efficient, and impressively responsive. No matter the query, he always provided clear and prompt answers, which gave me great confidence throughout the process. His knowledge and experience were evident at every stage, and he handled everything with precision and care.

We couldn't be happier with the service

We couldn't be happier with the service we received from Aimee throughout the process of buying our home. They have been unreal from start to end, supportive, reliable and always quick to respond to any queries we had (no matter how small!).

We're so grateful for their hard work and dedication. We wouldn't hesitate to recommend them to anyone going through the same process.

The staff at Gorvins Residential were…

The staff at Gorvins Residential were very attentive! This was my second time purchasing a property having sold my first property over 14 years ago under stressful circumstances; so understandably I was very anxious second time round. My fears were alleviated once I spoke to my solicitor Chloe Ackerely who is absolutely on her game! Chloe was easy to speak to and great at breaking things down which helped to put my mind at ease on a number of occasions. Just what every purchaser needs! Jermaine Michael’s was also excellent at supporting me during Chloe’s absence, for annual leave, and Safron the receptionist - brilliant! Everyone was professional and helpful but all names above were the key individuals I dealt with. I would highly recommend Gorvins Residential. Thank you Gorvins!

AVOID AT ALL COSTS - two years and multiple complaints later

I used Gorvin's in 2024 for what should have been a straightforward property ownership transfer from joint to single ownership and remortgage, simple transactional work with no complications. Gorvins were incompetent every step of the way. I was constantly picking out mistakes in their work, amending documents for them as the client, identifying issues that could have caused detrimental impact to my completion and this was the case for months. Their incompetence delayed my completion for weeks and weeks as they were sending incorrect and incomplete documents to Help to Buy and each time the time process would be reset. I made one complaint at the time, and eventually after 7 months things completed.

I thought it was over but nearly a year later I had heard nothing from the Land Registry about my ownership transfer being lodged with them. I chased Gorvin's multiple times, each time getting fobbed off that it was "normal" for the Land Registry to be delayed. No one thought to actually check my file. I instructed another solicitor to help me from another firm, who immediately saw that the Land Registry were on the verge of cancelling my application because Gorvin's had negligently failed to send the Land Registry half the documents they needed, despite chasing Gorvins. I raised this with Gorvins and they had the audacity to charge me more money, despite this being their fault. I made another complaint.

Fast forward another year, I'm about to put in another complaint, because now that I am selling my property (assuming this mess was done with) I have been informed by Help to Buy that there would be problems redeeming the loan as the previous joint owner was never taken off the Help to Buy records, because Gorvins FAILED AGAIN to send necessary paperwork to another body, despite Help to Buy contacting them for these documents. Another display of incompetence and negligence that I am once again needing to fix myself.

Purchase of leasehold Grade 11 listed property in Bicton Heath.
Ciara Wrynne dealt with the conveyance in a very friendly, informative and professional manner.
She undertook a very detailed investigation of the terms of the lease and provided a very comprehensive summary in plain English.

Arooj has been absolutely brilliant in…

Arooj has been absolutely brilliant in dealing with the completion of my new property. She has gone out of her way and even stayed back after hours to deal with some complications when she didn't have to. The timely updates on the file, even when there was no major news, kept my anxiety low. The communication was absolutely brilliant; if I wasn't sure about something, I would just call, and Arooj would take the call every time.
