Moreover, there are no real time experience stories from any investors on whether they are seeing any capital growth or getting the rent etc. as assured is not clear. negative reviews are bit off setting

I have started investing in GetStake since the beginning of 2025. So far I have invested in 7 properties. The platform looks legit but the return on investment is no way as I expected. My portfolio has gone up by 5AED in last 5 months. On top of that some properties which have been fuly funded still not showing as rented, so I expect I would not receive any rent until an unforseen period. My advice to any newbies looking for investing is 'Dont expect Get Rich Quick but invest for long run and one day after 3/5 years your dream may come true of earning a passive income from rental'.

I had a terrible experience with Stake, a real estate investment platform. To sell my shares on May 6, 2025, I was forced to lower their price by 10-15% because, without this discount, I would not have been able to sell them at all. This, combined with miscellaneous charges and fees, led to a total loss of about 14% on my original investment in one year, wiping out all the rental income I received and a major capital loss. Even worse, Stake confirmed they received the buyer’s payment but are holding my money for "three months", refusing to release it until the end of July 2025! Their message during the sale process said "the payout would be after May 20, 2025", so this long delay feels like a scam. Who is investing or profiting from my money during these three months? On top of that, Stake charges huge fees for buying and selling, making it a terrible deal. I strongly warn others to avoid Stake due to their shady practices and high costs.

1) They admit that selling after one year results in a loss, as “initial appreciation will likely not outweigh the transaction costs.” This validates my 14% loss, including wiped-out rental income and capital depreciation, due to their high fees and forced 10-15% share price discount.
2) They confirm holding my money for three months post-sale, claiming it’s for “SPV share transfers and registration.” Yet, during this period, I’m uninvolved while they hold and potentially invest my funds, based on what authority or benefit to me? This lack of transparency feels like a scam.
3) Their response admits the payout delay until July 2025, contradicting their app message stating that it will be “after May 20, 2025” (Screenshot is available), proving their misleading communication.
4) Their “10-11% annualized return” claim is irrelevant to my experience and seems like a marketing tactic to deflect criticism.
5) The high fees for buying and selling, combined with their illiquid “exit windows” dependent on buyer demand, make Stake a predatory platform.
I stand by my 1-star rating (or less if available) and urge others to avoid Stake’s shady, costly practices.

Stake’s responses reveal a platform designed to trap investors, admitting that selling within a year causes steep losses due to ridiculous fees. Simple calculations indicate that even holding for two years may lead to a significant loss. Ironically, their website features a profit calculation tool that misleadingly suggests profitable returns for each property, even within a year !!, highlighting their deceptive practices.
They confirm holding your funds for 2-3 months post-sale for vague “SPV transfers,” offering no transparency on how they use your money during this period, which demands legal scrutiny. Their claim of clear payout timelines through misleading communication.
Investors are strongly advised to review Stake’s responses, critically evaluate their questionable practices, and have legal consultation before considering any involvement with this platform.

I started investing in real estate in Dubai through the Stake platform. I was very excited about the prospect of benefiting from the returns advertised on their website, as Getstake makes great promises of returns and added value to its users. I know full well that this is an investment and that any investment is risky. However, for some time now, by analyzing the data provided by the site a little more closely, I realize that my investments may not be that interesting.
If we take for example the last property that was sold through the platform: 1 Bed in Bloom Tower in JVC; acquired for AED 965,000, by scrolling down the apartment description page, I realize, for example, that the transaction costs, which are not immediately indicated at the top of the page, are extremely high. Indeed, transaction costs amount to nearly 15% (14.89%) of the property price. I'd like to know what these costs are made up of. But if I understand correctly, this means that to make a capital gain, the value of the property would have to increase by at least 15% over the years? Which is not certain.
Having already invested in several apartments, I would have preferred that the prices of the properties displayed already included these transaction costs and that the visible price was the final and total amount to acquire the property. Why talk about a rental yield of 5.80% if in the end, when we include the acquisition costs, it is actually only 5.05%? Stake users, perhaps like me, are new to real estate investing, and Stake, which aims to be a platform that simplifies things, should therefore reframe things by displaying a total investment cost at the top of the page (large and in green). This cost should include the property price + the acquisition cost. And it is this total investment cost that should be used to calculate the annual net yield. Because by doing the right calculations, we still go from the displayed 5.80% to a projected 5.05% net yield, which is still a big difference. Perhaps we should also offer case studies that new users could consult, using as an example a property that was acquired through Getstake and then resold. Everyone could learn more about the real possibilities of such a system and see what investors have earned by investing AED 2,000, AED 4,000, etc.
Stake has existed since 2021, but it's difficult to gain perspective and see what its investment strategy can yield over the long term. To date, more than 400 homes have been acquired, and only 15 have been sold in over four years. Why haven't they sold more properties? In one of their videos, the co-founder says that if a property increases in value by more than 30%, a vote will be held among investors to possibly resell it. Why have there been so few sales since 2021? Is it because the properties haven't increased by 30% in three or even four years? In that case, are the advertised 10% annual appreciation real? Are the properties easily resold? Will it be easy to recoup your initial investment or even make a capital gain? I'm now asking myself these questions, which I think are legitimate. I think we should share more user feedback so we can better plan ahead, even if it's still an investment and we don't know the future. Moreover, being currently during the exit window period, we can see that there are shares of 165 homes for sale. 165 out of 400 is a lot. I see that the yields on these homes are no longer what was originally announced and are lower; I saw one at 2.72%.
In the meantime, I just saw that the platform has just added a new apartment (Studio in Laya Heights, Dubai Studio City) with transaction costs of 17%, which will therefore have to be added to the property price and therefore, the projected net yield is not 5.60% as indicated but 4.78%. So the property advertised at a price of AED 670,000 would have to exceed AED 783,538 to hope to make a capital gain? Is that correct? Is my reasoning correct? I would like someone from Stake to answer me in order to clarify all these points.
