They aren't worth one star! Our condo is under their management and they don't do anything beyond assigning blame to the owners/tenants. The property manager is more fit to sell fruit in Karachi! H... See more

Call backs
Called 6 times requesting a call back and 2 weeks later still no response.
FSR fails Midtown
FSR took over about 6 month ago and new leadership with current GM has been an absolute nightmare.
She bullys the Residents, is rude, unprofessional and created more division in our Community in the 12 years I have lived at Midtown.
FSR has our Building Mgt, Front Desk and Cleaning contract and terrorizing our Community with fines, intimidation and incompetency.
Dont ever considered FSR to run your Building and ruin your Community as it has done at Midtown in Reston
Building Management
I received notification that the underground parking will
be closed for a month or more. I am going to be away
for three weeks during this time and I am concerned about having to leave my car on the street, there is really only space for 10 vehicles. I expressed my concern to the property manager. I was shocked at his rude and condescending response. I thought his job was to deal with owners and tenants concerns. He clearly should not be your first line of communication with your tenants, his basic attitude was he could care less and don't bother him. I have been thinking about a move as things seem to be going downhill in the building. The maintenance person is great but he can only do so much when tenants drip garbage that stains the carpet, or can't be bothered to actually put their garbage down the shoot, or hang their clothes to dry
on the balcony.(this makes the building look like a tenement).I know for sure I will be moving out.......
No stars would be better
No stars would be better. Had to deal with Brooke Rosenthal and Robert Brooks at this company. They were non responsive and very unprofessional. The company does not appear to have particularly competent or well trained staff. Very poor communication skills overall.
The worst customer service I have ever…
The worst customer service I have ever experienced. They don't respond to emails, they don't take calls, and are extremely rude
The HOA told me to do repairs on…
The HOA told me to do repairs on property that is managed by first service residential. I did the repairs submitted some pictures and bills never paid me told me to get a lawyer so I did so the saga continues.
The WORST
The WORST. Imagine being an elderly citizen and dealing with a company that REFUSES to communicate via phone and only via a middleman service. I've been trying to get a refund check for my 90 year old aunt since February 2026.
Absolutely the worst. All I get is sorry but no check. SHAME ON YOU FIRST RESIDENTIAL!!
AWFUL PROPERTY MANAGEMENT
We are completely not happy with the property manager.
She is the third manager here in last then 2 years!
One morning I went to see Nataly to evaluate a problem that I was having with a resident across the street from us!
She completely ignored me and never had eye contact with me. She then accused me of doing the same as this guy across the street. But as I spoke with her she never had the decency to look at me. I lost my patience! I yelled at her and everything just blew up.
She is very incompetent and very green. This woman doesn't know how to do a decent job for us all living in Central Park Port Saint Lucie.
Many of my neighbors are having a problem with their services, I'm not the only one! Shame on FirstService for allowing someone like her being a property manager without knowing how to be one!!
I am lucky enough to live in a neighborhood like an Olympic Village!
My current exposure to the First Service property management organization is just over one month now in Valencia Shores, where I chose to purchase a new home. I realize that any opinions I have of the company as a whole are limited to the impressions I received from this limited set of engagements. After living in (4) different Florida HOA communities that employed professional property management teams over the past 22 years, I have also been able to form opinions about how various management teams perform with the residents that were involved in each location and with the BOD that were 'selected' by each association.
In my personal opinion, this is the best team that I have found, based on their individual talents in the respective roles that each one plays - (I would compare it to what we know about sports events like the annual Baseball 'All Stars' Game, or the Olympic teams of best [individual] player positions, that now get to work together as a 'team' to accomplish a larger, more complex project of satisfying their BOD and residents' clients).
This team 'Captain' (Ms Lacy Carr) is relatively new in this neighborhood, but not new to the position as a GM. She has skillfully taken the lead to build back her team by 'drafting' a set of experienced players (just like a team owner or scout) to fill openings that were vacated (some of them unexpectedly) without losing the ability to fulfill her mission of directing professional property management services to the BOD and the 1143 residents that make up this Valencia Shores Community.
An old saying comes back to mind about ducks . . . on the surface they look calm as they easily navigate their way across a body of water, but underneath, their little legs and web feet are paddling like mad to make this surface appearance look quite easy. LOL (imho) - we have an Olympic 'team' of talent that is in place to serve both the BOD and all the residents here, working with pride, poise, personality, and delivering professional results - This IS the best one of the (4) property management teams that I have personally encountered in my time here in South Florida, since 2004! Real professionals make difficult activities look easy - just like professional golfers - which I am NOT!
ps. Shout outs to some team All Stars that I have met - Linda Birdsong (Reception), Krystal Campi (Social), & Sandra Leguern (Resale)
⚠️ A Serious Warning to Anyone…
⚠️ A Serious Warning to Anyone Considering Buying or Renting at TSCC 3152 (7437 Kingston Rd.)
One star is being beyond nice. Based on my personal experience living here, I cannot recommend buying or renting at TSCC 3152. If I had known what I know now, I would have chosen to live elsewhere.
My experience with property management has been extremely disappointing. I have found the enforcement of condominium rules to be inconsistent and, in my opinion, unfair. Certain issues, such as smoking on balconies or dogs relieving themselves on the city owned property in front of the building, appear to receive immediate attention. However, when residents raise concerns about disruptive neighbours, tenants, or issues affecting their ability to peacefully enjoy their homes, those concerns have not been addressed with the same urgency.
In my experience, whenever I have brought forward legitimate concerns, I have often been referred back to the condominium’s rules and declaration instead of seeing meaningful action or investigation. That has left me feeling unheard and unsupported.
My interactions with the property manager, Shannon DeWitt, have led me to believe that concerns are not handled with the fairness, consistency, and professionalism that I expected from condominium management. That is my personal opinion based on my own experiences.
If you’re thinking about buying or renting here, I strongly encourage you to speak with current residents, ask detailed questions about how resident complaints are handled, and carefully consider whether this is the right place for you.
Based on my own experience, I would not choose to buy or rent at TSCC 3152 again. My advice is simple: protect your peace of mind and do your homework before making what could be one of the biggest financial decisions of your life.
If other owners or residents have had similar or different experiences, I’d welcome a respectful discussion. Sharing honest experiences is one of the best ways to encourage accountability and positive change.
Worst management company we have ever…
Worst management company we have ever dealt with. We needed to submit a work order for a common area issue. We called and were told that someone would respond in 24 to 48 business hours. No one ever responded. We called again with the same result. We called a third time. First, although the automatic system recognized our phone number and matched it to our address, the customer service agent could not find our address or lot number in her system. I asked to speak with her supervisor and she said she couldn't transfer me because she couldn't find our address in her system. I again asked to speak with someone above her and was then told that someone would return my call by the end of the business day. No one did.
Exceptional
I can only speak about my experience at the Dolce location in Vancouver BC. The concierge there handles issues with efficiency and genuine care. Paloma, in particular is extremely thoughtful and will go above and beyond to understand the situation and offer thoughtful recommendations. Her customer service is exceptional and unlike any other I’ve come across. My entire family and I are very thankful to have this experience.
I would give zero stars if I could
I would give zero stars if I could. To be honest, FirstService Residential isn’t providing much of a service, especially when it comes to architectural review requests.
Just to have someone look at your application and documents takes at least 30 days. If they request additional documents, even if you submit them the very same day, you’re expected to wait another 30 days for a response. I’ve never experienced an HOA with such a slow and inefficient process.
I called every week to check on the status of my application. Every person who answered the phone gave me the same response: “I’ll forward your message to the Architectural Department.” Unfortunately, nothing ever seemed to happen after that.
I’m extremely disappointed with their service. Based on my experience, this is the worst HOA management company I have ever dealt with.
They make life so difficult
They sucks, they have 1000 website to register when you are just trying to view and pay your bills and so many glitches, it's just making the payment process so so so difficult and makes life so so so so difficult
I hope there is a negtive star allowed. Why they make making payment so difficult and i get confused for mutiple websites
Jaspreet & Beenish are Incompetent
Jaspreet Kaur & Beenish Haleem at River and Fifth do not care about women’s safety in the building . It’s disgraceful .
This property management company has been consistently disappointing
Our experience with this property management company has been consistently disappointing. The 7250 Yonge Street building is subjected to an almost continuous cycle of cosmetic renovation projects, resulting in year-round noise, while basic maintenance and residents’ concerns are routinely neglected. This summer alone, there have already been four air conditioning shutdowns, following similar issues last year.
Service requests are frequently dismissed or attributed to the resident's fault rather than properly investigated. The manager assigned to the building has been consistently unprofessional, and complaints about her conduct appear to be redirected back to her rather than being independently reviewed. The FirstService Residential management company has not provided adequate oversight or accountability, leaving residents to consider legal options as a potential means to resolve these ongoing issues.

I'd give a 0 or negative number if it's available.
The property manager number is not in service, 24/7 customer care center not care at all. They told you if it's emergency then call 911 or you will have to wait for 24-48 BUSINESS hours for the property manager to come back to you.
My tenant moving to Toronto from Quebec and they did not let her use the elevator to move just because the cheque she has is not a bank draft!!!! and they told her to go home and do it properly before moving in a few days later!!!

Thank you Deirdre Frouge for your wonderful attention to the repairs of our gazebo that has required attention for months of ignored neglect and repeated
requesting for the said repairs. Deirdre
was both courteous, pleasant and got the-job completed with excellent .results.
3550 LAKESHORE DRIVE CONDO
3550 LAKESHORE DRIVE CONDO - FSR - SANDY IN office very anti-senior and racial comments. My husband and I moving after 3 years due to the absolutely unprofessional behavior. It's shocking in this day and age to be treated like this. The corporate FSR does not return logged calls nor get involved. They say ILLInois office handles it and lack of professionalism & training is not FSR's job. ILLinois office did not return multiple calls either. Our Senator will hopefully act on the multiple complaints. would be better if they told u up front they prioritize certain people over others, due to age, race, employment, etc. then we would have not moved in.
This company is horrible
This company is horrible! I pay a ton of money each month for association dues and they do “nothing”
Poor poor customer service and the property managers who hate their jobs are unreachable and do not care.
