About Four Corners

Written by the company

We're Four Corners, a property management company that owns and looks after quality rental homes across the UK, in neighbourhoods where people can genuinely settle in and call home.

A home is where life happens: where routines form, where you come back to after a long day, and where you can properly put down roots. More people are renting than ever, and most are staying for years, not just passing through. But too much of renting hasn't kept up, with homes that aren't looked after and landlords you can never get hold of. That's what we're trying to change.

Every Four Corners rental home is well managed, properly looked after, and built around the people who live in them. Homes are finished to a consistent standard, with integrated appliances and quality interiors, ready for residents to make their own. Our in-house maintenance support team is on hand to keep things running smoothly, with help available whenever it's needed. Pets are welcome, and residents are encouraged to personalise their homes and make them feel truly theirs.

Residents returning home to a Four Corners rental property

We're backed by long-term investment in build-to-rent housing, so we invest in quality homes and create neighbourhoods where people can feel settled, for years to come. With over 5,400 rental homes across more than 63 neighbourhoods in the UK, we're building a better way to rent.

maintenance request leaves me facing £764 bill

Four Corners have only recently taken over management of my property, so this is my first experience dealing with them.

Shortly after taking over, I reported significant wear to an area of laminate flooring which has developed over approximately five years of tenancy. I reported it as wear and tear and asked for it to be inspected.

I was subsequently told that the flooring was considered outside of standard wear and tear and that I would be responsible for £764.91 towards a £1,529.82 replacement quotation. The calculation was based on the property being five years old and the flooring supposedly having a 10+ year lifespan.

I disputed the charge and asked for the basis and evidence supporting that conclusion. The £764.91 charge was then removed but rather than resolving the maintenance issue, the repair was closed, no further communication on how to resolve it.

What I find particularly frustrating is what I was told next. Essentially, I don't have to pay for the replacement now, but if the flooring isn't replaced during my tenancy, the matter may be reconsidered and deducted from my deposit at the end of the tenancy.

I haven't given notice to leave or indicated that I'm moving out, so I find it strange that a maintenance issue I've reported is being closed while I'm effectively being warned about a potential deposit deduction at some unspecified point in the future.

I also questioned the proposed scope of the work. I was told the entire ground floor flooring would need replacing because the affected planks could not be replaced due to a mismatch. However, I have identified the exact flooring as Elka Driftwood Oak 8mm V Groove, which is still available. I've found packs of 9 planks for around £30-£35, and I've also seen the same flooring being installed elsewhere in the development.

I'm not suggesting that a complete repair would cost £30, as obviously labour and other materials need to be considered. However, given that the exact flooring is still available, I would have expected a more proportionate repair to at least be considered before proposing a £1,529.82 whole floor replacement.
The end result is that the charge has been removed, but the flooring remains unrepaired and I've been left with the warning that the issue may be pursued through my deposit in the future.
I found the whole situation unnecessarily stressful. This is not the kind of experience I expected from a new managing agent, and it's certainly not one that has left me feeling confident about raising maintenance issues in the future.

Thank you for sharing your experience and bringing this to our attention.

We want to look into this properly rather than respond with a quick line here, so we've requested more information both from the team involved and from you directly. This isn't something we're taking lightly, and we will investigate fully before coming back with a proper response.

Thank you for your patience while we look into this.

Couldn't rate Will high enough

Couldn't rate Will high enough! Through what has been an awful start sadly to our tenancy. With delays, extreme lack of communication regardless of how many times I email or call. Will has been the exception. He has been amazing and thoroughly communicative throughout. He has been kind, understanding, reassuring and nothing has been too much for him. Hopefully things will start to look up for us and our new tenancy however Will saved the whole process for us. Thanks again will!

Thank you for taking the time to share this with us, and for your kind words about Will.
We’re really sorry that the start of your tenancy was such a difficult one. We completely understand how frustrating and stressful poor communication can be, especially when you’re trying to get settled into a new home.

Four Corners has only recently taken over the management of this portfolio, and we’re working hard to improve the experience and standards for residents. Feedback like this is genuinely helpful as it shows us where things need to get better, so thank you for being open with us.

We’re really pleased Will was able to step in and help. It sounds like he gave you the support and reassurance you needed, and we’ll make sure your lovely feedback is passed on to him.

We hope things are much smoother from here, and if there’s anything else we can help with, please do get in touch.
