I moved to Germany a few years ago and focused mostly on my job. The income was good, but so were the taxes. I didn’t really question it at first, I just assumed that’s how it is here.
At some point I started looking into real estate, mostly out of curiosity. What helped me was finally understanding how the tax system actually works for property owners, especially as a high earner. The depreciation and deductible costs made a bigger difference than I expected.
I also didn’t realize it was possible to buy without using my own capital. That changed the whole equation for me.

If you’re earning well in Germany and thinking long term, it’s worth at least understanding how this works.
