Broken Promises: Our Struggle with Construction Defects and Unreliable Service
Since purchasing the apartment, we have been trying to address critical issues for about 3-4 months, yet none of them have been properly resolved. Workers have been coming almost every week for 3-4 consecutive months, but there has been no progress despite their frequent visits. The building is new, handed over just 3 months before our purchase, but it has significant issues due to poor construction.
Issues:
1. Balcony Slope and Drainage: The balcony was not properly sloped, and the floor was uneven, leading to poor drainage. Without a roof, rainwater accumulated for 2-3 days at a depth of about 5 cm. This water seeped into the walls and floor, causing internal water damage, ruining the paint, and resulting in mold on the floor.
When we first reported the issue, workers made minimal adjustments to the slope, reducing water stagnation to 1-2 days and 2 cm. In the process, they damaged the polycarbonate protective layer beneath the tiles, leaving 50% of the protective layer cracked and refusing to replace it. Additionally, they failed to address the water absorption problem. Each time it rained, they would send a carpenter to scrape the damaged paint and repaint, without using proper drying equipment. There was no attempt to apply waterproofing. Emaar seems unaware of the need for proper waterproofing in climates with severe weather conditions.
2. AC System: The air conditioning system has been malfunctioning. During the last visit, workers reprogrammed the system and changed the thermostat to a broken one, resulting in the AC no longer cooling and displaying incorrect temperatures. We told this about 3 times to the support and workers that were coming, but they were just nodding their heads and not changing the thermostat back.
3. Vibration Issue: The building’s mechanical equipment generates extremely loud noises and vibrations, which are transmitted into the apartment and still are extremely loud inside of the apartment, not getting absorbed. Emaar has repeatedly sent workers who ask the same questions each time, as if it’s their first visit. The problem appeared to be that Emaar uses cheap parts, however they did not fix it.
4. Gas sensors regularly once a week or two switch off the gas in the entire area, for no reason (ongoing construction in the next block), so that you need to call the Lootah Gas so that they sent a person to switch the gas back. The issues is 7 months old, still nothing changes.
5. Ceiling in a bathroom leaks, whenever someone from maintenance team go to the roof fix something.
6. Floor and ceiling are uneven.
Service Issues:
1. Repeated Inquiries: You must make multiple inquiries before they start working on an issue. Once they do, they drag out the process until the end of the warranty period without resolving the problem. Every time workers come, you must repeat the same issue over and over.
2. Lack of Record-Keeping: Emaar does not maintain records of previous work or findings. Each new worker refuses to provide any reports, making it difficult to communicate the problem to the next team. This is a management failure that Emaar does not address.
3. Missed Appointments: Workers often fail to show up for scheduled appointments, causing us to rearrange our schedules unnecessarily, without any prior notification.
4. Premature Issue Closure: Emaar closes service tickets even when you inform them that the problem has not been resolved.
5. Lack of Follow-Up: If you do not follow up regularly, the issues are ignored entirely.
Timeline:
After 3-4 months working on the issues, we were about to leave on a business trip in April, and our warranty was ending before our return. The issues remained unresolved, and some were only half-completed. For example, a worker scraped the wall two days before our flight but did not return to repaint it. The AC technicians also failed to show up for appointments to work on thermostat. The vibration issue was never fully addressed despite repeated complaints. Before our departure, we informed Emaar's helpline that the issues remained unresolved, and they assured us that repairs could proceed even if the warranty expired, given that the cases were opened prior to its expiration.
After returning in early September, we scheduled appointments for September 4th, but no one contacted us. After following up on September 6th and rescheduling for Monday, no one showed up again. After another call to the helpline and spending two hours re-explaining the situation, they informed us that our case had been rejected because the warranty had expired, and we would now have to pay for the repairs. So we left with cracked walls and AC broken by Emaar workers on this hot weather, and paying our own money to fix their damage.
Quality & Efficiency
Been to property management for almost a decade and did not realize that emaar properties are the most down in terms of quality and efficiency.
A lot of people were fooled that Emaar is on top, best and and awarded, but its all just fooling people. After the heavy rains floods this year, people are awake. They cannot even fix the windows glasses where rain are coming in. And now this summer- humidity creates water on the wall and molds and their management are ignoring thousands of people. This is really unacceptable and if they continue not doing anything to make this fixed, Karma will follow. Surely and definitely.

Hands down the worst customer servicing in the UAE. I have been trying to get a refund for 2 months.. and every time, they keep responding, repeating their automated, generalized messages, its just so frustrating. there is absolutely no one in Emaar Customer Services who wants to help customers. it is a very badly managed department. I’ve bought Emaar Beach front what a disaster. I was previously with Select Group hands down much better developer. Emaar has a name the quality of what they are building today is horrific. 15 units in my building experience mold on their walls hot air is blowing into our walls from the structure outside deemed flawed. I’ve been to Emaar numerous times it’s all broken promises they hope we forget and move on. I will not move on after paying 4million for a shoe box flat and horrid quality. And in reference to the reply Emaar will place on here after my comment, which seems to be the norm thing they do. Emaar I know all your agents by name, I know all your maintenance staff by name and face. Very sad I bought into Emaar looking forward to getting out of this unit once and for all! Emaar's customer care
Emaar's customer care personnel lack empathy and professionalism, often resorting to generic responses. It's puzzling how they are hired. I wouldn't recommend any expatriate to invest in Emaar. Their attitude is self-important, placing customer needs last, relying on their brand name. Additionally, their construction quality is substandard. It's your money and your choice, but I advise against investing in Emaar.

Horrible customer service, absolutely useless
I have been calling with Emaar for 3 months just to get 2 access cards for my apartment. I have paid for them in mid April but every time I call someone tells me they will look into it and call me back but so far absolutely no response, not my phone nor by email.

I am very disappointed with Emaar and will never recommend them. In 2019, I signed a contract with Emaar that scheduled the completion and handover for June 22, 2022.
However, the deadline was initially postponed by six months. I accepted this delay. Then, they blamed the next delay on COVID-19, which I also accepted. The completion was then rescheduled to July 2024, which I reluctantly agreed to. Now, the deadline has been postponed once again, this time to January 2025. This means that this project will take nearly six years to complete.
This is unacceptable because Emaar continually takes on new orders and starts new projects instead of completing existing ones. This happens at the expense of their customers. They take on orders, and as soon as more than half of the payments have been made by the customers, they leave them hanging and start a new project. This is not acceptable.
If anyone else is affected by this situation, let’s come together and take action. It is outrageous that a project is delayed by almost three years and the losses we have suffered as a result. If I had been able to rent out my apartment, I would have earned nearly €400,000. Emaar demands timely payments, but who compensates for the customers' losses?
I bought the apartment as an investment and paid a lot of money for it. Now, the completion is being postponed month by month and year by year, and it has been almost six years.

i am a tenant at emaar the greens community, since August 2023 , i have been calling emaar community to fix the bathroom exhaust in my studio apartment, they would ignore the complaint and only responds to it after 4 attempts .
calls to the security, emaar community center , emails , calls to the call center has given me .... " expect a call , we have escalated your issue "
they would fix the issue today , the next day it will go back to " out of order". imagine waking up with smell of cigarettes, your afternoon spelling like garbage, and Evening your small studio apartment smells like an indian kitchen with a lot of onion and garlic.
calls to 04 366 1696 is useless , sometimes they are not operating, sometimes they just hung up. one out of five calls to 04 367 3509 is answered if they actually pick up. when they pick up they inform you that they will investigate and call you back but you don't hear back from Abhoy, Patricia, or Faiza .
I am not sure how much time is needed or what else can i do !

Park Point - ECM Customer Service is Nonexistent
ECM Park Point customer service and care are none existing; there’s an ECM in place but completely useless. I pre-emptied that due to the location of the wheel chair / trolley ramp (right next to our car instead of in the centre) our car is at a higher risk of being damaged - I was made promises but nothing happened until our car was actual badly scratched twice.
I highlighted several months after
moving in that the small grassy area where the children were playing was being used as dog toilet and it’s a danger to the children including my son. Emaar sent flyers and implemented signs stating “no dogs are allowed in this area”.
A handful of residents persisted, Emaar threatened to fine them but never followed thru and in the end they put out info stating that dogs are allowed as long as they are on leashes. 🤦♀️
We were being disturbed by the newly moved in tenants and although we heard nothing from the previous tenants…recordings of the disturbances were shared & one of their maintenance supervisor heard significant disturbances upon visiting our apartment and fed it back to Emaar. They still refuse to issue the perpetrators with a warning and a fine because it’s outside of their process (the disturbances are not music & has not been recorded by their representatives even though I shared my recordings)
Furthermore, although they told me that they have to remain impartial, they openly sympathised with the miscreant because they told them that they are not the one causing the disturbances even though Emaar’s construction blueprint confirmed that their apartment are the only one above ours!!!
I forgot to also share that from day one Emaar’s Supervisor wanted to wash her hands of my complaint buy redirecting me to the police or suggested a meeting between me & the perpetrators 🤦♀️

Never move to Emaar South
Rented an Emaar South property at the end of January for a 2 person household, we’ve raised over 50 maintenance request’s since being here, Emaar finally found a massive fault within our water tank- a common leak that has affected multiple households which left us with a 9,400 dirham Dewa bill, they have offered 765 dirhams as a refund and refuse to provide a breakdown of their workings out. The most disgusting customer services team as well as maintenance- do not ever waste your time renting an emaar property.
