I just want to talk to a real person who can navigate me around the already complex system.
Worst platform ever used by PM companies.

This is a terrible system... IF implemented badly and/or used incorrectly. If you feel this way about your Dwellant experience, that should be raised with the managing agent (MA) responsible for the operation of your specific iteration of Dwellant. (I note contractors on here posting bad reviews based on non-payment of invoices, but it's my general experience that staff often blame systems for their own failure to use them correctly. This is like complaining to a car manufacturer because you witnessed someone driving one of their cars badly.)
So I'm going to highlight some great features of Dwellant, and show how my MA has made Dwellant look bad. There is a core package that every Dwellant customer gets, plus add-ons that involve additional cost.
1. A modern, friendly and intuitive UI... which my MA hasn't adopted (it's free).
2. Targeted posts, allowing updates and general information (eg codes) to be shared with relevant audiences - a great tool for communication and transparency... except my MA rarely posts, and never targets posts. So residents see only occasional posts, 99% of which are irrelevant to them, leading them to disengage.
3. Incident logging, allowing issues to be reported and tracked to completion. Reported issues can be made public so that other residents can avoid duplicating reports. This should be the property manager's work list... but my MA continues to accept incident reports via email, and doesn't encourage residents to submit via Dwellant (see next point). Also, many issues in Dwellant are left open long after they have clearly been resolved, meaning the property manager's Dwellant work list is a good demonstration of GIGO.
4. User Access Levels, meaning any resident can be allowed access, regardless of ownership, and will only see financial information if they are an owner... which my MA does not advertise, and denies exists when asked (admittedly a year ago), thereby avoiding engagement with non-owner residents.
5. Supplier relationship management (part of core package) - once a contractor registers on Dwellant for one MA, they are accessible to all MAs (optionally, but why wouldn't you?), easing the MA procurement process and potentially leading to more work for registered contractors... yet my MA struggles to send suitable contractors. It's unclear where the problem lies here.
6. Planned maintenance (part of core product) - defining and costing (eg from contracts) the required annual and cyclical maintenance, including deciding whether costs will be funded from service charges or reserves (or a combination), to inform annual budgets and therefore help ensure an accurate service charge with only unexpected costs necessitating a significant balancing charge... meanwhile, my MA often produces significant balancing charges, although for reasons that are not always clear.
7. CSites - an add-on to formalise site inspections, which feeds actions into Dwellant tasks. Yes, there is a cost to acquire this add-on... but my MA does not use any site inspection system at all, instead using a labour-intensive blank 'template' ('template' being a generous description), to note minimal observations that automatically go exactly nowhere.
8. Many integrations, not limited to just finance - for example HSFRAs can integrate back into Dwellant to track actions (included in the core package at no extra cost)... but it's reasonable to conclude from the overdue HSFRA actions that this free feature is not used by my MA - or its usefulness is cancelled out by the overall misuse of Dwellant in task tracking.
9. A branded bespoke app to give push notifications and improve the UX, especially for residents who only use mobile devices... which my MA hasn't arranged for my estate (costs extra).
10. Customer success meetings every 4-6 weeks (included in core package) - an opportunity to review how Dwellant is working for the MA, and to address any issues... but my MA either waives these meetings altogether, or there is a disconnect between the MA staff attending meetings and the MA's primary user group (property managers), meaning that issues are not recognised or reported. Perhaps this means the PMs think Dwellant is a terrible system, too!

Contractors BEWARE — Payment Delays & Zero Accountability
As a contractor, our experience with Dwellant has been nothing short of infuriating.
We submitted all the required documents on 12/08/25, and as of today, we are STILL waiting to be paid. We've chased multiple times, only to be told it’s “waiting for approval” — with no explanation, no timeline, and no one taking responsibility.
This platform seems designed to bury accountability behind automated processes and faceless workflows.
If you're a contractor thinking of accepting a job where Dwellant is involved, think twice.
WARNING:
Speak to the letting agent or property manager first and ask Who is actually responsible for approving payments?
How long payments typically take?
What happens if there’s a delay?
Until Dwellant introduces real transparency and human accountability, contractors are left in the dark, unpaid, and completely unsupported.
We’ve done the work. We’ve submitted everything. And we’re still chasing payment over 3 weeks later. Absolutely unacceptable!

I have used Dwellant for a number of years and have struggled to find anything that compares. If there is a fix I need their support team have always been fab and tell me if it’s due in the next release or help me find a work around. It moves with the times and improves constantly.

One of the best services I’ve used as a property manager. The layout is straight forward to navigate, and very transparent to raise orders, search properties, and find owner details. It has the added benefit to keep all correspondence on dwellant between you and the client or contractor or colleague which helps when you are taking over a new site and need to understand what has been agreed, or if you are out of office others can pick up on your work load. Definitely made my work load a lot easier to manage.

I have worked with Dwellant for a number of years now and at various different managing agents. It’s a great system that allows you to track and store all your property information, documents and requirements, from reactive works orders to compliance, along with contractor management and resident communications and payments, it’s all in one place that is easily accessible with complete audit trails.
Dwellant themselves have always been lovely to work with from implementation through to regular optimisation meetings alongside day to day customer support.

I used Dwellant years ago and decided to bring it in when I set up my own company.
I found it an easy way of tracking issues, finances and works, the new compliance side of the system is great too.
I would definitely recommend it.

Shocking Software! Awful, just awful. It's like going back to MS Access days in the 1980s/90s. SO clunky, not user friendly.
I am a supplier to Manageing Agents and I find that many of the Agents don't actually know how to use the software. My email inbox is constantly bombarded by reminder emails to do tasks, upload docs etc etc... I'm going to set up a separate email address for Dwellant.
As for its compliance to GDPR it doesn't ever mention this when asking for more of my company information.
One managing agent kept on insisting that I upload all invoices to Dwellant. They then didn't pay any of them because they didn't know how to process them internally using their new Dwellant software?!?! 6 months on they still don't know how to use the software.
I love new technology and am always ready to embrace new advances, but this..... it's a step back in time...

We implemented Dwellant around two years ago and by having this system in place I have noticed that our processes are more streamlined. The compliance and H&S module recently introduced has been crucial in helping us keep track of everything across our whole portfolio. It's user friendly and the customer support team have always been quick to provide support when required.

I have used Dwellant as a contractor for what must be 15 years or more. During that time we have seen our client base on Dwellant expand considerably. Having the majority of our clients on one platform makes life so much easier for our team. I love the way that the platform allows everything to be seen and dealt with in one place, we can view and comment on quotes and work orders and upload documents and invoices.
