Solid Rental Property Software

DoorLoop has been really solid for me so far. The customer service and onboarding were great—they walked me through everything and made it easy to get started. I will say there’s a bit of a learning curve in the beginning, but once you figure out the little nuances, you see how many useful features it actually has. What I like most is that they actually listen to feedback and make updates pretty often. You can tell they’re always working to make the platform better.

Doorloop: a pretty interface with no substance

Doorloop is a pretty interface which locks the conversation into a single focus, pay the bill, even if it is wrong. It does not itemize the charges for the tenant which leads to incredible confusion on why the amount shown in what is shown. It does not provide opportunity to pay a piece of the bill early, for instance to pay water this week, and rent next week, when neither is due for two more weeks.

The help system is not a help system, it is a guided set of questions designed to look like help, without being anything more.

All help is referred back to your property manager. If they are not up to speed, or paying attention, you are left with little to no information. In practice Doorloop is a clean interface designed to reduce the tenant interaction down to one figure, what is owed. When the property manager doesn't manage that well, the system becomes another broken tool making life harder for all involved.

This review is based on having two commercial properties rented in a small warehouse park, to a management company that has expanded widely with dozens of facilities in the intermountain west (Utah, Idaho, etc). The integration of Doorloop has been a major step down. The values of rent are always out of date, multiple months are added together incorrectly, utilities handled by the property manager are never itemized. It is nothing more than a troublesome interface designed to reduce headcount in the management office. For a very simple single interaction of rent only, it could be a nice streamlined system. The moment anything more is added, the opacity turns it into a problem.

A partial payment is not allowed. This is particularly a problems when the property manager makes an error in putting the rent into the Doorloop system. It creates an all or nothing scenario, based on errors made by the property manager.

Your concerns are completely valid, and I want you to know we hear you.

I do want to clarify that DoorLoop is a platform your property manager uses to manage payments and communication. Because of that, details such as itemized charges, the ability to make partial payments, and updates to rent amounts are all managed directly by your property manager. If something looks off, or if you’d like to request partial payments or more transparency in billing, your property manager is the best person to address and adjust those settings.

I’m truly sorry that the system feels limiting right now. DoorLoop is designed to simplify payments, but I understand how it can feel like the opposite when there are errors or missing details. I encourage you to reach out to your property manager directly or share their contact information with us and we can reach out to them.

excellent software

excellent software, made my life so much easier , used excel prior, what a difference now, tenant love it , they just click on the app to pay monthly, they get reminders, straight to me bank payment, I cant speak highly enough, you must get it

This software has been godsent for my…

This software has been godsent for my business. The ease and quick on boarding was spectacular. The support reps are all very knowledgeable and quick to respond. Not sure how they did it but they have accomplished executing a very well run company and great product. Highly recommended!!!

Highly Recommend

Much better for managing properties than the other software we were using. Streamlines applications and leasing. The credit checks and other reports are very helpful in the decision making process for potential tenants. The customer service has been great when needed. Very easy to use and navigate through.

Love this software

Love this software, and so do my tenants! I had a pretty good grasp of its operation even before I was all the way through the onboard training due to it's intuitive layout and function. I'm using it to manage a large community shopping center, and it's a huge improvement over the way I used to do things. Tenants can communicate with me without pining my cell phone at all hours of the day, submit payments through the portal... and best of all, once I had everything setup for recurring lease billings, my time spent getting the billing done went down by at least 90%! I highly recommend this system if you're running a few dozen tenants like I am.

Awesome Software

Really modern UI. Easy to use. Workflow is easy to navigate and understand. Also in the event of any issues. Customer service is always available on phone, and by chat. And even though I REALLY am not a fan, funny enough the AI chat bot actually does work very well. Very happy I made this choice over some of the competitors

disappointed so far

Accounting navigation is not easy, reports format needs improvement, compared to QuickBooks. Online leases and forms are way outdated, when compared to the free Zillow forms. Online outgoing payment while much cheaper than QB they take up to a week to process.

Doorloop - my best overall experience with any kind of tech company

From my first interactions with Doorloop, I have had my expectations exceeded - and that has never happened to me in a tech-related relationship. In fact, it is usually just the opposite - over promise, over charge and under deliver. Again, Doorloop has over delivered in nearly every instance. People are polite, they are timely, they help you at your level, they are patient. I would like to know how you build your corporate culture because whatever you are doing is working! I have been in real estate and prop mgt for over 20 years, so I have a great appreciation for the difficulties of property management. Your software is making my take over of my properties back from the property mgt I used to own - a lot of fun. AJ on the web site team was and is over the top talented. I love my website and I love the fact I can now work on it myself, but if I get stuck, I know AJ will be there to help me. I appreciate the on-boarding meetings. Each person has helped me with my issues step by step while still staying on a efficient path to get me so I can bring my first tenant on - tomorrow!, and have everything set up correctly. No spaghetti here! Thank you. I am going to request to become an affiliate as I have plans to market an educational product helping people determine if they should self-manage or use a prop mgt company. MANY people should hire it out, but SOME people could save a lot of money and hassle by doing it themselves with such an excellent tool in Doorloop. Thanks for asking. I’ve been dealing with a vendor payment…

I’ve been dealing with a vendor payment issue on DoorLoop for over two months. A payment didn’t process correctly, and there’s still no way to void or correct it manually. For a platform that handles property management and vendor payments, that’s unacceptable.

I’ve contacted customer service multiple times, and while they keep saying it’s “being worked on,” nothing has been resolved. The system lacks basic functionality, and the follow-through from support has been extremely disappointing.

They market themselves as having great customer service, but based on my experience, that couldn’t be further from the truth. If you’re managing multiple properties or vendors, I’d think twice before relying on DoorLoop.
