Ended up with Dudok van Heel Notariaat:
Unacceptable administrative negligence and zero communication. My experience with this office has been incredibly frustrating. After initial appointments where they showed up late and utilized an unsupervised apprentice, the firm went completely radio silent for half a year.I received no administrative updates until the municipal authorities contacted me directly warning that it was the final day to clear the ground lease payment. The notary had completely neglected to issue the invoice until that emergency point. Furthermore, their client service is non-existent; emails confirming large structural payments are ignored, requiring multiple follow-ups just to receive standard documentation. Blaming system failures on an apprentice is an unacceptable excuse for a licensed professional firm. I highly recommend looking elsewhere for real estate transactions.
