She advised me she was on her way .. was very kind .. I was nervous because my last surveyor was disappointing.
She was thorough, but did listen to me as I prattled on. She was very professional and put me at ease but without promising anything which is an art !!!!

Valuation was not in line with current…
Valuation was not in line with current pricing of similar houses in the area. Received two independent valuations in the same week which exceeded our ‘professional’ valuation by £25k-£50k. We spent in the region of £50k doing a full scale renovation top to bottom, only for our home to be valued LESS THAN a dilapidated property of the same size, smaller garden and less parking which was sold a couple of months prior only two two streets away. Do not recommend.

We are sorry that you were not satisfied with the outcome of the valuation. The valuation report was prepared for use by the mortgage lender who is our client and, therefore, we are legally restricted and cannot discuss this matter directly with you.
However, some lenders do offer an appeals process – have you considered that?
We would point out that it is quite normal for a mortgage valuation figure to differ from a marketing appraisal as these are based on different scenarios. Every valuation is supported by appropriate and robust comparable sales evidence that has to satisfy strict minimum standards criteria. Our valuation reports are compliant with RICS regulations and they are regularly audited to ensure compliance with each individual lender’s policy and criteria. All our surveyors are highly trained professionals and each is required to adhere to RICS standards and ethics.
We respectfully suggest that you raise any concerns with the Lender to whom you submitted your mortgage application.
