I would never recommend Certainty Property to anyone. Investors should stay far away.

My experience with Certainty Property was one of the worst property management experiences I have had in decades of real estate investing.

From the beginning, I felt like they had no respect for my time, my money, or my trust. Week after week, the statements were full of errors. Rental amounts were incorrect, bills appeared to be paid twice, and there were mysterious charges that had to be questioned constantly. Instead of receiving proper property management, I found myself spending endless hours reconciling accounts, sending emails, chasing responses, and pushing them to correct mistakes that should never have happened in the first place.

The whole experience was exhausting, stressful, and deeply frustrating. It felt like I was doing the job myself while Certainty Property was getting paid to create more problems. That is not management  that is a liability.

What made it worse was the complete loss of trust. By the time I decided to terminate them, the damage was already done. Although the owner called and asked for another chance, I had reached my limit. The repeated errors, poor accountability, and ongoing stress had already pushed things too far.

In my opinion, this company operates in a way that leaves investors carrying all the burden while receiving very little professionalism or care in return. I was left with nothing but wasted time, headaches, stress, and a very bad impression.

I would never recommend Certainty Property to anyone. Investors should stay far away.

No Show from the agent

I am really disappointed with recent inspection which was a no show by Sanjay Bhuva. We got multiple messages and emails confirming this viewing until today morning.

We came all the way from Joondalup for this one inspection I had to miss my PTE exam which costed me $500 because we desperately need a house to rent and hence prioritised this specific viewing. There were other people waiting as well we waited for 30 mins and no one was there. No calls were answered and it has just wasted our time, energy, money and efforts. A small update about cancellation would have been helpful. I regret wasting my time and I need compensation for waste of time and for wasting my English exam.

My experience with Simon Peisley /…

My experience with Simon Peisley / Certainty Property was deeply distressing and unprofessional. During a phone call, I informed him that I was recording the conversation for my own records and to protect my rights. He responded by saying he would end the call and then misrepresented my words by claiming I was calling him a “threat,” which I never said.

Throughout the call, I was repeatedly spoken over, shushed, and not allowed to finish sentences. When I raised concerns based on Consumer Affairs Victoria guidance, I was told that Consumer Affairs was “wrong,” despite the agency’s own lease documents stating they operate under those same rules.

We were also pressured for additional money and told our rent was unpaid, which we disputed based on our understanding of the agreement. The overall tone felt intimidating, dismissive, and inappropriate — especially for young renters trying to understand and assert their rights.

This experience caused significant stress and left us feeling unheard and unsupported. I would strongly encourage other renters to document everything and seek independent advice when dealing with this agency.

Beware and Steer Clear!

We own a property and had Certainty Property as our agent. They are dishonest and have no idea what they are doing. The agent thought our place was rented when in fact it was vacant. They did not maintain it so that it would be suitable for inspection. It was vacant for months and when we decided to go to another agent, their idea to find a tenant was to advertise below market rate. They made it very difficult to change agents. They were taking a fee without providing a service. Meanwhile all the agent could do was talk herself up, but could not provide the goods. Our new agent had the place rented within the week. My advice, steer clear!

I had an absolutely horrible experience…

I had an absolutely horrible experience with Certainty Property from start to finish and would not recommend them to anyone, tenant or landlord.

From the beginning, there were huge red flags. Once we were accepted for our property certainty requested a holding bond, in which we agreed and once sent we discussed our move in date, Although days go by and we still didn't receive a lease to sign or any correspondence from our agent, our agent went MIA days, ignoring emails and phone calls.
A day after our discussed move in date we were fed up, We showed up to the office as it was our only way to get in contact with the agency and finally received the lease and keys.

Throughout our one year tenancy, communication issues persisted. Emails went unanswered, phone calls went straight to voicemail, and we had multiple property managers but were never notified about the frequent change. We experienced several issues throughout this one year timeframe that could be considered breaches of contract under the Residential Tenancies Act, including but not limited to:

- Demanding additional rent beyond the agreed-upon amount
- Failing to negotiate entry times
- Failing to provide adequate notice for inspections
- Failing to notify us of property manager changes
- Failing to supply an exit condition report to this day despite multiple requests
- Failing to return our bond within the necessary timeframe
- Making fraudulent requests for money, including an invoice dated August 2022 (3 years before our move-out date and 2 years before we lived in the house)

We disputed the charges against our bond in magistrates court and won. I strongly advise others who are currently dealing with certainty property to document everything. Terrible experience.

Corrupt real estate agent

Slow to review and respond to rental applications for our rental property.

Unprofessional real estate agents, they don't respond to calls and emails in time, lost good potential tenants because of they are simply lazy!
I strongly regret ever dealing with this company and I will avoid them at all costs.

Did a job for this mob

Did a job for this mob, they are not paying because they no longer manage the property even though the invoice was sent and dated at a time when THEY DID MANAGE THIS PROPERTY.
To any trades person who receives a work order from the group, BEWARE YOU MAY NOT BE PAID.

1 star because I can’t give a zero

1 star because I can’t give a zero. Completely incompetent property management company. Our tenant complained 18 months ago that the dishwasher was broken, despite numerous emails and attempted phone calls the dishwasher is still unfixed. No longer covered by warrant so I asked for Certainty to pay the cost due to them not fixing whilst under warranty even though they were aware of it. Certainty declined to do this however offered to waive some fees for lease renegotiation. Lo and behold the following week charge us for the fees that promised to waive.
They have paid invoices twice, leaving us with the out rental income for a period, refusing the reimburse this cost to us. They then stated we needed to arrange gas, electric and smoke alarm checks as they were “overdue”. I authorised this then realised that they had charged us for the same checks only three months previously.
They take no responsibility for their mistakes and take no action to rectify problems. Avoid this company at all costs.

We got our Dachshund puppy from Puppy Haven, and we are completely in love! From the moment we brought him home, he’s been such a happy, healthy, and loving little guy. You can tell he came from people who truly care about their puppies.

The team at Puppy Haven was so kind and helpful the whole way through — they answered all our questions and made the process really easy. It’s clear they put a lot of effort into raising well-socialized, well-cared-for pups.

Our little Dachshund has brought so much joy into our home, and we’re so grateful to Puppy Haven for helping us find him. Highly recommend them to anyone looking for a new furry family member! ❤️🐾

The worst company ever

The worst company ever. Do not trust these people, they will take your money and will not give you the service. Will take weeks to get back to you and then will threaten you if you post negative reviews about them. DO NOT ENGAGE! Disclaimer: my experience was older than 12 months, but the date option only give me a year option.

Run!!!

If there was a negative score I would give it. These guys are unprofessional, they chose when they want to respond, they are unethical. They didn't even lodge my tenants bond and kept it in their trust account!!! And then told me I had to go to VCAT to get it and this was only discovered when the new agency was looking at the transfer of the bond! The tenants left due to not having hot water for weeks during winter with 2 young kids. They are belligerent, will not accept any responsibility and will deflect the blame onto you for miscommunication. How do you miscommunicated to the landlord that they have not received rent for months. And the rental guarantee is not worth the paper it's on as they procrastinate and shirt around the issues and find a loophole so as not to pay. Given the turnaround of staff and some ex staff who have told me to get out while I can, is testament to their culture or lack of it.

You end up doing all the work and pay them just so they can hold you money! There is no discipline in the structure and processes. If you look at the app they give you, everything is on progress for all maintenance work even though it is a year old and routine inspections are all overdue! You will regret using them. I have only written a review after reading all these on product review and here and i wouldn't wish for anyone else to go through this stress!

If you want to save yourself a level of anxiety both mentally and financially I would recommend you go to a more prominent and professional real estate agency who have the interest of both landlord and tenant as their mantra.

AVOID, its not worth the headache

Certainty property, more like certainty that NOTHING will get done. We dealt with Certainty property WA. As a landlord, we've had reported maintenance issues that were not attended to for months on end and when you contact them, radio silence. Our tenants have been living without a window in the bathroom for FOUR months and no one in the agency sourced a quote until we said we are leaving and the quote they did get was double what our new agencys contractor quoted. They were also direct debiting the wrong amount for rent and it wasnt until I noticed a few weeks later that they then took a month to fix. They claim that property management is easy and should be fixed priced but all they do is collect rent (but cant even do that correctly) and if you want anything more done, you will not hear from them. Just AVOID at all costs, its not worth the headache and unhappy tenants.

Nishrat Bano

I have been with Certainty Property for just over 2.5 years. For about 2 years, the comms has been atrocious and below minimum standards for any company.

However, within the last 5 months, I have been dealing with Nishrat Bano - Assistant property Manager. My dealings with her has been top notch. She showed empathy where due and was beyond reproach.

Giving 1 star as there was no option to…

Giving 1 star as there was no option to give zero or negative. So bad in communication and totally unprofessional and unethical. Fully focused on deducting money from landlords for all unjustified items. No response when you try to call or email them. Never ever consider them for any rental management.

The worst agency ever

We purchased an apartment in Canberra through a broker, who gave us Certainty Property to manage our property. Although our first property manager was good and relatively easy to get in contact with the service from each of the multiple property managers we had since has been absolutely woeful. Property managers would simply "disappear" leaving us with no-one to contact. We have tried multiple times to call their 1300 number, only to constantly get a message service which was never replied to.
Since not having a property manager at all we changed agencies. Our new agency has emailed Certainty Property multiple times for documents required for the handover, and those emails are left unanswered and the documents have not been supplied. After the handover was meant to be completed Certainty Property continued to direct debit our tenants rent which was unauthorised. Our tenants then had the inconvenience of having to contact their bank for a refund.
DO NOT have anything to do with Certainty Property unless you want to be left stressed, high and dry without a property manager or anyone in the organisation you can contact. One star is generous. Stay well away from them and go elsewhere.

Chaotic system, horrible people and stressful experience for just $35+GST / Week!

Sorry, I cannot give 0 rating. Hence chose 1!!
I am a homeowner, who chose Certainty Properties Victoria as property manager for my property in Ballarat, Victoria. Experience from the beginning was worse than the worst. Property Manager scheduled a call to introduce each other as the first step, where they did not turn up. That was the beginning. During the one year of associations with them some of the problems that faced were,
1. Completely chaotic and confusing communication method. You have no idea who to be contacted for certain things. Often you get emails from someone on scheduled inspection, tenant request etc. Reply to them will never get answered or attended!
2. Their portal and mobile app is not properly managed with the status and updates. You will get misleading information on the portal and the emails.
3. You will receive someone else's bill charged on your account!. I got a very different property's water bill send to my email and they deducted that amount from my account. The bill was showing the other property owners' address details, which is a privacy breach for their clients.
4. You may get harsh and abusive talks with your agent if you have any clarifications in your weekly statement! I missed a couple of week's rent at some point and the property manager at that time was not able to explain me clearly about that. When I asked the details, they turned red, defensive and started shouting at me!
5. After around an year of hoping for a better tomorrow, I finally decided to move away. However, their portal was showing that I owe a high amount to them as unpaid bill and it was growing. The issue was discussed with property managers and accounts team multiple team to get ignored / unresolved. Though they verbally confirmed that I do not owe anything, they were not clearing that in the system. As this is the in the digital system and I have no idea how that will turn against me in future, I wanted to get it cleared in the system. Hence asked them again, this time to the OIEC, who is the escalation authority as per Consumer Affairs Victoria. Shockingly, the response from the escalation authority was very negative and threatening to meet them with my solicitor!.

If you would be happy to have such an experience by paying 35$ a week, strongly suggest you to chose them.! Otherwise find a better agent for your peace of mind .
