We had a very disappointing experience with the said builder

We paid £7.330 deposit for steel supply and installation, plus an additional £ 500 for initial measurement in May 2025 based on a clear understanding that the work would begin in 5 weeks time. Despite multiple promised start dates, including a confirmed date of 16th February 2026, the work never started.

4 days before that date, we contacted the steel supplier directly and were told no steel was ready for are project and that they hadn’t been in contact with the said builder for some time . This made it impossible for the work to begin as promised.

We also incurred additional costs (around £1.600) for preparatory work, including building control, chimney removal, and relocating a boiler flue, all done in good faith based on assurances that work was about to start.

41 weeks later, we are still without a start date, no materials have been delivered, and we have been left significantly out of pocket.

We gave multiple opportunities for this to be resolved, but unfortunately had no choice but to pursue legal action.

We would strongly advise others to proceed with caution.

Extremely disappointing experience. We paid a large deposit and for plans in May 2025, but despite multiple promised start dates, no work has ever begun. The deposit has still not been returned.

Communication has been consistently poor, with repeated delays, lack of clear updates, and the need for us to continually chase for information.

Due to the lack of progress, poor communication, and refusal to return our deposit, we are now in the process of pursuing court action.

We would strongly advise others to proceed with caution.

Rob supplied us with a steel kit and install on our bungalow, creating a large dormer to the rear, we absolutely love our new space, we will soon be finished and invite Rob back for some photos. Just like the videos great team of lads very happy.

We watched Rob’s work on YouTube every week excited for a new video, we couldn’t afford the full build so he offered us a steel kit install with roofing works, he was kind enough to. measure up the staircase up for us and help with ordering, we supplied lots of tea and biscuits to keep the lads happy. Top job guys very happy 😃

We first contacted Rob by email he was able to come and measure up the following week, 6 weeks later we had our steel kit delivered. We had Rob and his team on site for 5 days overseeing the build, it all went very smoothly and quickly, my husband got some onsite training from Rob and advice how to finish. Overall very happy with our experience top lads.

After watching Build it with Rob on YouTube for years we knew he was the man to convert our loft. We went through designs and drawings together and made the best possible space. The steel kit was erected very quickly we was very impressed, the roofers quickly started on the externals and Rob finished bits inside. Very happy with our new loft space would highly recommend.

Rob and his team were absolutely brilliant. If I ever had any questions about anything he would explain in detail how things work or what was the best option. They carried out the work to a fantastic standard and I am very pleased with my loft. The system was fitted and water tight in a very short period of time compared with what others were offering. If I had a second home I'd have them in again no questions asked. 5 stars from me.

Rob and his team installed front and rear dormers on our bungalow. There standard of work was tip top! Very professional service from start to finish and the level of finish is fantastic. I would recomend them to anyone looking for building work.

Based on reports and our own experience, there are significant concerns regarding this company and numerous customers have reported negative experiences, including claims that the operator takes money for materials, fails to complete the job, and ignores requests for refunds.

Promises to return monies then goes AWOL which is what happened to us.

Fraudulent company- BuilditwithRob stole our deposit and ceased communication
Absolutely horrific company, please stay away, they are fraudulent scammers!

BuilditwithRob agreed a start date for our project at the beginning of July and then pushed it back to 29 September 2025 due to being delayed on another job. A £9000 deposit was paid for a loft conversion and BuilditwithRob stated he would order steels for the job.

On 29 September no one turned up, no responses to calls or emails. A week prior I contacted BuilditwithRob and he reassured us that everything was ready for our start date.

After finally getting in touch, he stated he would start on our property on 01 October. Again he did not turn up and went AWOL: no contact, which was very worrying. We checked on Companies House and the company was due to be struck off.

Finally that evening his partner contacted us to say BuilditwithRob was down south on a project and couldn't contact us- very strange as he was able to contact her fine.

She said our new start date would be 20 October 2025, which we reluctantly agreed to citing concerns about work being completed in the winter months. She reassured that there were no concerns and the accountant 'messed up their accounts' and work would start on or even before this date with scaffolding up a week before.

On 14 October I contacted his partner as no scaffolding was delivered (he ceased contact since 29 September so all communication at this point was throught his partner). She didn't answer and sent a text saying BuilditwithRob was hurt and she was rushing down south. She said she would be in touch tomorrow with an update.

We did not believe her story as everything so far was a lie. When we contacted her again she made up another lie. At this point we knew our work was never going to start and we had been conned. We requested a refund of our deposit. BuilditwithRob agreed to this, stating it would be paid by the following week.

Of course this was not paid and has still not been refunded, so we are now pursuing legal action against BuilditwithRob and have a CCJ judgement against them.

Please do not use this company, they are unfit to run a company and will steal your money and go AWOL.

I paid a large deposit on 06 October 2025 for a site survey visit and measurements, with the clear understanding that this would lead to a full loft conversion completed to ready‑to‑use living standards.

Immediately after taking the deposit, the company advised that they were unable to deliver on the agreed service due to internal issues and stated they could only provide a much more limited, skeletal finish if we were to proceed with the project. This was a significant change from what was originally promised and agreed.

On this basis, I confirmed that we did not wish to go ahead, and I was assured that my deposit would be refunded immediately as they could no longer deliver the agreed conversion. Unfortunately, this did not happen. Despite multiple follow‑ups over the following months and repeated assurances, the refund has not been returned, and the matter remains unresolved to date, which is why I am now leaving this review.

Whilst I have tried to resolve this amicably, giving them chance after chance to make good, the continued retention of my deposit without any service being supplied has left me out of pocket, extremely disappointed, and frustrated with how this company operates. So based on my personal experience and opinion, I would not recommend using this company as they are not completely transparent on what they can and can’t deliver on UNTIL they have secured your deposit.

Amazing work very honest and very down o earth man despite his large following. Work was perfect and I’m absolutely amazed with how fast and great my steel went up.

I engaged Build It With Rob Ltd for a loft conversion and, unfortunately, the overall experience has been extremely poor.
The project was abandoned before completion and before Building Control sign-off, leaving me to deal with unresolved compliance issues and additional costs myself. Communication deteriorated significantly towards the end, with calls and messages going unanswered despite prior agreements to complete outstanding works and supply required documentation.
There are serious workmanship issues. The new loft floor suffers from very loud and intrusive squeaking throughout. No isolation strips were installed, and no apparent steps were taken to prevent movement between the floor and the structure, despite my specific request that the floor be solid and silent. I have since been advised that the floor may require partial or complete refitting to remedy this, which has significantly marred the build.
I have also obtained independent second opinions on the roof works, which identified broken tiles at interlocking points and poor finishing in places. In addition, waste from the roof works was not properly managed and resulted in blocked drains that required remedial work.
I paid regularly and in good faith throughout the project, including payments ahead of milestones, on the understanding that remaining works would be completed at the end. This did not happen. Due to the abandonment of the project and lack of cooperation, the matter is now subject to legal action.
Based on my experience, I would not recommend this company.

I had a velux loft conversion done with Rob which took a few weeks to complete. Rob and the guys were always on site when they said they would be and were always communicating where they were up to in the build and sent regular pictures and videos. I'm really happy with the work they did and the finish is amazing. If you need a loft conversion then Rob would be my immediate recommendation. They work around you, clean up after themselves and just get on with the job!

Rob gave me a very good price on a dormer shell, I got a few quotes and robs price and knowledge stood out. He was very fast getting the job complete within a few weeks. And the results are amazing everything looks flawless and has been completed to a very high standard. Robs a really friendly understanding bloke who will work around you and clearly takes pride in the work. He’s always In communication and I was fully aware of where we were at in the build and what had been done and why as well as this rob given me some advice on how to continue with my own building work once robs part was complete. Absolutely over the moon with the work couldn’t recommend him enough.
