He never provided digital pictures as…

He never provided digital pictures as specified in contract. He said he would first come out to only look at the property, but then decided to do an impromptu, incomplete survey and called it complete. Asked for an extra $100 and promised to come back if required. Just like the missing digital pictures, he never came back as requested.

Bruce Landes Surveyor, Landmark-Fleet Surveyors

Bruce Landes Surveyors, within Landmark Fleet Surveyors, were quick in performing the initial survey work showing the consolidation of the two parcels that we own. On top of some revisions that needed to be made to the survey, we also sent them a checklist that the county told us to give to our surveyor to make sure that the plat has what they need to approve it. The revisions were provided as requested; however, they indicated that we would have to pay to bring in soil consultants to provide analysis for the primary and reserve drain system. This wasn't necessary since the drain field was already existing and the house is 30 years old, so a reserve is not even required.

They took on this consolidation survey work without having sufficient knowledge of what our County requires for approval. As a customer, I assumed he would ensure that the consolidation survey that he was paid to provide would be sufficient for county approval or would provide the modifications as the county required as part of the job.

Before you have any survey work done, find out if the surveyor is knowledgeable about your county requirements, or is at least willing to educate themselves. Just because they say that they will the survey work does not mean that they will do everything that needs to be done for it to be approved, and without county approval on your survey work, you're going nowhere. We ended up hiring a different surveyor who specializes in our County and agreed to do modifications as needed until we get a version that the county will approve.
