We booked this villa through Belvilla for €700 (3 nights) to celebrate our wedding anniversary. It was meant to be a special surprise for my wife, but the entire experience was ruined due to the shocking condition of the property.
When we arrived, we immediately noticed serious issues:
The couch and pool furniture were covered in stains.
The bed sheets had visible stains, and we even found hairs in the bathroom sink.
The overall cleanliness was far below any acceptable standard.
I contacted the owner right away. Instead of acknowledging the problem, he was rude and dismissive. His actual words included: “This is how country houses are. If you want stain-free, stay at a hotel.” He sarcastically added that maybe I’d complain next about flies outside. His “solution” was for me to throw a towel over the stains. This is completely unacceptable and unprofessional.
Because of the conditions, my wife and I did not even feel safe sleeping in the villa. We had to book a hotel 15 minutes away at an additional cost of €300, just to have a clean and comfortable place to sleep.
I then turned to Belvilla, expecting proper customer service. Instead, it took days of back-and-forth contact before they even acknowledged the problem. Finally, after repeatedly explaining the situation and providing photos, they offered a ridiculous €65 compensation — not even close to covering the costs we incurred, let alone the stress and disappointment. After that, they decided to do nothing further.
This was our first time booking with Belvilla, and it will most definitely be our last. Not only was the villa itself in an unacceptable state, but the way Belvilla handled the situation was disgraceful. They left us out of pocket, with our anniversary ruined, and showed no real care for guest satisfaction.
Future travelers deserve to know the risks of booking with Belvilla: you may not get what you paid for, and if something goes wrong, don’t expect meaningful help.

Our stay was very relaxing and private. The hosts were always open to give suggestions or help with anything we needed. The house was clean and we had everything we needed to be comfortable during our stay.

I booked a property via Belvilla (Booking ID: 1LTHGVW4) in February 2024 for a large group, and the listing at the time clearly showed 8 bedrooms and 6 bathrooms. I even double-checked by email and got a confirmation from Belvilla that the details were correct.
On the day of check-in (June 22), the owner himself called and informed me that there was a mistake on Belvilla’s website, and that the apartment only had 4 bedrooms and 3 bathrooms. He directly told me to find another place because the property wouldn’t fit our group, and that they would cancel the booking due to this error.
I had no option but to book another apartment last-minute, which of course was much more expensive than my original booking — since I had made that booking four months in advance.
Since then, I’ve been contacting Belvilla nonstop for over 3 months. I’ve sent all evidence — screenshots of the listing, confirmation emails, even the host’s messages. Every time I contact them, they say the same thing: “Your case is under review with management, please wait”. It's now been more than 7 weeks since they said the issue will be resolved within 3–4 weeks, and still no refund, no compensation, no resolution.
⚠️ WARNING: Based on my experience, I strongly advise travelers to stay away from Belvilla. There is no guarantee that your rights as a guest will be protected, even if you have proof. Customer service is slow, repetitive, and ultimately unhelpful. If anything goes wrong, you may be left on your own — with no refund, no help, and no accountability.
This was one of the worst travel service experiences I’ve ever had. Do not risk your trip or your money with this platform.

I have booked a bungalow for 2 weeks that was advertised as having air conditioning (a must for my family and for obvious reasons with such high temps) and it did not. So we spent 2 weeks in nearly 40 °C without air conditioning and not even a draft of air inside the bungalow. Belvilla still insists the structure had AC and in fact they advertise it as such, but if you visit the camp's site (Belvedere Pineta - Aquileia Italy) anyone can see that the bungalows DON'T have it. I even sent them the screen shot of Belvedere Pineta's website! Belvilla denies their wrong and has refused to recognize me any reimbursement.

The appartment did not have airco, despite the property listed as having it. Contacted building owners, but they evaded contact and made it impossible to resolve the issue.
Left an SOS message for belvilla. They contacted me 2 days later. By then we had already left. Sleeping without airco was impossible.
I asked for compensation or money ack. Requests denied (6 weeks later!).
Never Again Belvilla!
After posting this Belvilla asked for photos (evidence) which I provided. They agreed the issue took place and offered a 10% discount on a future booking. So I spent hundreds of euros, die not get what was agreed and all they offer is a 10% discount on a future booking that I will never do. They are on whole new level of bad.

Very peaceful and quiet house and garden. If you look for a place to escape your busy everyday-life, you can do it here.
The house is nicely equipped. The beds are comfy and the pool is great. You'll have two terraces. One in constant sunlight, one in the shade - if you look to get of the sun for a bit. You get a ping pong table, a basketball hoop and of course the great pool. The garden is big enough to take a walk in it.
At night, all you hear is the nearby river - thats how quiet it gets. The nearest town is 10 minutes away by car but has everything you need. The next gas station is also there.
We really enjoyed our stay. The two weeks there felt like four. Time slows down for you there. We can highly recommend it.

The apartment is ok. Need some updates in the kitchen. Please go to IKEA and fix enough plates, glasses etc for 9 people. Does not cost much. The sofa in the kitchen has done its best. Replace it, at once! It is over 20 years old. No one wants to sleep in it.
The beds are hard as stone, need an extra madrass. Some of the beds needs to be replaced.
The house has a lovely location and a fantastic view. The poolarea is great.
If the house gets a little more love and care it will be fantastic!

Many people book and sort by price. If you do this, it's best to stay away from Belvilla, as they consider it perfectly normal to charge an additional 32% on top of the total amount after payment. And that has to be done within a few hours, otherwise the entire amount will still be debited and your booking will be canceled.
Then it gets more shady. Pay your deposit in cash. What? So there’s not proof of you giving out the money?
that this is still allowed... I would highly recommend to stay away from this scam.
EDIT: I checked with booking.com and they confirmed that this extra price is not allowed. So if you book via booking.com, and you get an email from Belvilla about having to pay an extra fee for i.e cleaning: this is not allowed. You have the right to file a complaint and get a free cancellation.

The property was great. Location was fantastic. I was not comfortable with the access to a live agent prior to check in when I got to the apartment on Sunday. It would be helpful to have a direct line to a representative as opposed to a confusing phone tree.

Excellent apartment (except the AC didn't work in the bedroom but it did have a fan). The check-in experience was a bit interesting as I had to get the key from a convenience store, which took me a while to figure out. But otherwise, all good stuff. Would highly recommend for the space, views, cleanliness and distance to the beach and all the Cannes Lions events.
