Holding my deposit house was left spotless and poor communication currently 8weeks since I moved out and no further on with receiving my deposit back, absolutely horrendous customer service, would never advise someone to rent a property from them.
Been in the house 5 years plus with no missed payment or delays regularly re decorated by myself and on leaving the property I decorated the entire house.
Never again!
STAY AWAY! To be honest they do not even deserve one star. Condition of the property when I moved in was shocking. After speaking to the manager some repairs has been done I had to stay at the property for 12 month as per contract. When I moved out I left the property spotless and in better condition before moving in. First of all lack of communication about the inspection which took almost two weeks after I left the property was shocking with them explaining they are short staffed due to sicknesses and staff leaving. Secondly they held my deposit for another two week as tried to charge me for redecorating, smell, light clean, items removal which none of these were legit points. Thankfully I had pictures and videos to provide as evidence but the whole experience was stressful and totally unprofessional.
I dealt with Emma Charlton and Stephanie Bates and they have been an absolute pleasure to work with. Communication was faultless and the process from application to move in was quick and smooth.
I would highly recommend Ascend. Thank you both for a great experience

After 4 yrs of being an ideal tenant came the rent increases.
Then after moving out and nearly 6 months later still no sign of initial deposit.
Flat was left far cleaner and tidier than when first moved in, in fact new tenants were in situ in next to no time, and when questioned about said deposit I was told once 'their' contractor had priced up the repairs???? Id get what was left returned to me.........
If you are thinking of letting through this lot id strongly recommend you find an alternative.
Although the property itself was fine, Ascend/Start Living showed their true colours when we moved out.
On leaving our Scunthorpe rental, we cleaned the place thoroughly and felt we had left the property in good condition. Evidence of wear and tear was present throughout the house. However, no more than what should be expected after two years of day-to-day living.
After the exit inspection, Ascend/Start Living told me that not only were they claiming the full deposit to cover redecoration and cleaning costs, they would also be charging me additional costs and threatened me with litigation if I did not settle. After numerous email exchanges, whereby they quoted from a tenancy agreement which was different to ours and were unable to clearly state how they measure fair and reasonable wear and tear, they slowly reduced their claim on the deposit. However, mid-negotiation they put in a claim with TDS for the full deposit, citing damage to the property. I counter-claimed and ultimately was awarded the full deposit by TDS.
If already living in one of their properties, be wary of their claims on your deposit. Even if they threaten legal action.
If you're considering to rent one of their properties, think twice.

Almost every other months I have been charged either professional fees or maintenance charges.
Being a Landlord I have requested copy of the work done / Invoices EVERY TIME bany work has been carried out BUT NO RESPONSE AT ALL FROM ASCEND PROPERTIES since last 5Years but Ascend Properties never attempted to send or communicate anything in pre or post work carried out at my property.
Seems like you are all there to MAKE MONEY BY RAISING FAKE INVOICES nad not sharing any INVOICES with the landlords.
I want to serve them the notice to you that I am not happy with your dealings and money making policy.
I am not happy about the services provided by you all.

Terrible. Just left a bad taste in my mouth after moving out. They tried to take all the deposit amount and quoted a non existing agreement. Our house was left cleaned with fair wear and tear condition, which according to the legal regulations is reasonable marks and scuffs. No damages are occurred and the after moving out assessment was put to wear and tear. Then cost of cleaning is supposed to be covered by the landlord and the agent as well as redecorating. They also wanted us to pay extra amount exceeding the deposit by quoting a non pre-existing, non pre-àgréement and threatening us to bring in their lawyer if we didn’t pay up. Later on, when we gathered that they didn’t assess our property as wear and tear and with a proportional responsibility with the landlord, which again not existing in any law written in the uk. They turned around and tried to claim the deposit as damage to the property! Is this a work of a day light robbery in the uk?! I think so. Beware of Ascend.
If I could give minus zero stars to the West Midlands branch, I would. They are the most dishonest and chaotic lettings agency around and should come under the scrutiny of the regulator as they take people's money and vanish. They do not return calls or messages and are totally unprofessional. Avoid these scam artists, you will not have any peace of mind with them, I am speaking from experience that I am happy to share with anyone directly. Every person in every department I have dealt with are all as inept as each other. Horrible, lazy and unethical agency. Avoid, avoid, avoid!!!
I had a very disappointing experience with Luke.
Communication was consistently poor, my emails and calls often went unanswered for days.
Maintenance requests took weeks to address, leaving urgent issues unresolved.
The staff was unprofessional and dismissive when I did manage to get in touch. Overall, I felt neglected and undervalued as a homeowner giving my house for rent. I would not recommend this property manager to anyone looking for reliable service.
Incompetent staff! From them allowing any one to rent to zero safeguarding of residents. This company will pass you around to other staff so they don't have to deal with anything. Shoddy and zero help. Go with somewhere else.
Extremely, unethical property management company!
-From the top, extremely dishonest business owner / broker, Mr Boone, and, General Manager.
-Orchestrated a constructed eviction by denying my valid RA, for afternoon maintenance due to disability.
-The converted, detached garage never had a situs address. So, no 911 or mailing address.
-The mailboxes did NOT lock, habitability violation. The neighbors stole our mail and, packages.
-Raw sewage overflowed into the main houses yard for about 6 weeks.
-Ascend would NOT keep the main gate locked with a vacate, main house.
-My toilet did not flush for over 30 days.
-There was no address in either structure: main house and converted garage. Deliveries were problematic.
-Broken glass and goat heads littered the yard.
-A registered sex offense lived nextstore yet, Ascend advertised the rental as good for children on a corner lot with no locking gates.
-Refused to issue my security deposit even though I left it better than I found it.
-Mr Boone called me, in the morning, denying my valid RA, expecting me to delete a truthful Google review to be “issued funds” (censorship). I refused.
Avoid this company at all costs
I have had a similar experience to most people who rent from Ascend.
Throughout my 1 year tenancy black mould grew all over the wall in our kitchen. We informed ascend about this in August (1 month in to our tenancy) and they ignored us. Throughout the course of the year it got worse and they continued to ignore us and then a few weeks before we moved out they finally came round and painted over it. So if you live in 601 West Africa House prepare to have mould growing in your kitchen as they didn’t deal with the issue properly.
The whole of the building is also in a horrendous condition. Windows are smashed with broken glass on the floors, the wallpapers were ripped off and left on the stair way which is a major safety hazard.
The lifts were broken for almost of the entirety of the year of our tenancy, including when we moved in and out. When the lifts were working there was human faeces and urine in them.
They then decided to not only keep the entire deposit of £1060 but deduct a further £230 from us for:
- ‘flaky paint’ on the DAMP MOULDY wall that they painted over
- broken and stained chairs in the kitchen were in fact broken and stained when we moved in. We kept the chairs in the hallway and bought over own because the ones ascend provided were so disgusting.
- ‘debris’ aka FLUFF left on the mattress
- broken blinds again which were broken and covered in stains when we moved in.
The general customer service from ascend was shocking with emails going completely ignored and property managers constantly being ‘out of office’.
Avoid Ascend.
Never rent with ascend, theyre severely understaffed. Any claims or queries will take months for them to actually get done, got one time the electric radiators broken during winter and had to get my own technician to have a look after 6 weeks of not responding. Everything will be blamed on the tenant when a checkout report is due and will take ages for them to issue it just to realize that they're falsely claiming expenses against the tenant
when the property was left better than when moving in. Management are scammers
I don't know who wrote all these positive reviews by my experience has been very different. I would say that they are the most deceitful, untrustworthy bunch of rogues I have ever had the misfortune to deal with. Forget getting a deposit back as they will make up any reason to keep it. Rarely fix anything, close cases without anyone visiting the property and then charge you for work they didn't complete when you leave. They also think it's OK to increase your rent, not tell you about it and then say your behind on rent!!! Don't trust them and don't rent through them! Ever!!!!
Viewed the property, new build loved it. Filled in all the applications made them aware at the beginning about our landlord situation they said it was all ok as long as we had a guarantor which we did! We paid out holding deposit that they asked for (£220). Great we got our promise on the house when to go and collect our keys etc. I emailed them 3 days before we moved in to pay deposit etc. To my surprise she said we were no longer allowed the property due to bad reference from our landlord which we had already told them about! The house was already back on the market also! And was told that we wouldn’t be getting our £220 back. When I said what about our guarantor? she said she has already closed our application? Absolutely shocking so dishonest and just want to take people’s money.
AVOID AT ALL COST!
My friend moved into an apartment in Liverpool in May. The apartment had a Juliette balcony which was broken upon viewing but the member of staff assured my friend it would be fixed before she moved in. Fast forward 2 months and despite repeated attempts to get it fixed the “Senior Property Manager” Liam Eadsworth has displayed a complete lack of urgency or concern to get it fixed.
I have multiple emails from Liam stating he was aware of the faulty balcony door for YEARS and it’s never been fixed due to the cost of getting it fixed. As this was the case then WHY wasn’t this disclosed in the advert? It’s simply dishonest and unethical to mislead tenants in such a way. Not only is my friend unable to use the balcony but Ascend actually sent someone to nail the doors together as a temporary fix so now there’s no ventilation in the property! The apartment has been over 30°C on hot days. It’s absolutely horrendous and not fit for purpose.
To quote the original listing “the open plan lounge/kitchen/dining room sees plenty of light and opens up onto your very own Juliette balcony - so you can experience the breeze and buzz of the city”. Ironic… Not at any point is there mention of the balcony doors not working.
Please whatever you do, do NOT trust these charlatans. They will take your money and as soon as an issue arises they’ll run for the hills!

Firstly if a repair or replacement balcony door is not possible why are you now advertising the same property without mentioning the fact you can’t even open the door and make use of the balcony? This is just simply dishonest practice. The replacement hasn’t been “refused” - you even stated it was a matter that the landlord didn’t want to pay for a replacement due to the cost so don’t blame building management on this.
Secondly we reported Ascend to the council for breach of contract. Ascend sent a £20 portable fan, I would hardly call that an air conditioning unit. Ascend also tried to charge my friend a removal fee for not taking the fan with her upon vacating the property!
They have also now sent an email to my friend to say they will be charging a “light cleaning fee” despite the flat being left in the same condition as the first day she entered. They still have yet to disclose how much they are going to charge however this will indefinitely be disputed upon receipt of bill. Just an awful company to deal with..
Update 23/10: The level of corruption from this company is off the scale. My friend has now received an email to say they will be deducting £160.00 from the deposit for a “light clean” and also a further £20.00 for not removing a fan which not only did THEY provide but also they said when questioned about it they would retract the fee for! Please anyone reading this do yourself a favor and avoid dealing with these charlatans.
