I had a conference call scheduled with Patrick Neely at 2:30 CST. At 2:50 I finally called his number and got a voice mail message.
I let them know I am too busy for this level of non service. Don't waste your time, there are other lenders who actually care.

Fast closing, excellent service
I contacted Arc Home one week ago and my loan has already closed, now that is fast service. Everyone involved was very nice and friendly, and very helpful.
I would recommend them to anyone who needs a home loan.
I am very satisfied with my 2.3% rate I received, which is 2 points lower than
the loan they replaced. I am saving around $200.00 per month.
What else can I say But Call them if you need a loan.

The WORST
The worst, this mortgage company should go out of business. I lost my home because of them.. what I waste of time. I lost 4K from the 10k that was sent to escrow initially, because the seller had to wait 2 months., she was angry to say the least( rightfully so) plus HOA, INSPECTION,APPRAISAL all these money lost because of ARC home. They’ll approve your loan and change the interest rate to something else than the one you signed the approval letter with… and if you deny signing ANOTHER approval letter then they just cancel everything.. which is what they did to me. I now have to find a place to rent after waiting over 2 months. Ridiculous!!!! Is there a way to give 0 star?!

Still waiting for final paper work for a refi after a month, lack of communication, requiring an appraisal for a loan that is only 1/4 of the worth of the house and I have a credit score over 800 - never missed a payment with you on my current mortgage. Mostly rude people when I call.

The initial process was simple, however, the need for information should be a one step inquiry. I have records organized and readily available, but not everyone is that functional. Simplifying this one process will assist potential clients in future endeavors.

Three months in, but looking better!
Three months after applying…
Here’s what’s happened so far. Application and all documentation was submitted quickly by a broker. Credit was pulled again even though it had recently been pulled by broker and score was good. I was told everything was acceptable by underwriting and they wanted to order their own appraisal. The appraisal came back great! Well over the amount of another appraisal ordered by my current lender for a refi six months prior before the house was complete, but for some reason they decided they no longer wanted to use the appraisal they ordered of the completed home, but instead wanted to use the lower value of the incomplete home. This, of course, meant a higher LTV which of course meant they wanted to increase the cost to buy down the rate I was quoted by $15k and still raise the rate as well. Then they pulled credit yet again. Due to all the hard inquiries, my score had now dropped two points below their magic number. So, again they raise the cost of buying down the rate. I was told every step of the way that exceptions had been approved and that the loan would close. During this whole process, I was contacted by mobile notaries on four different occasions to schedule appointments to sign closing documents that as I often found out minutes before the appointment times didn’t exist. Now today, I hear from the account executive that they suddenly don’t like the LTV of roughly 70% and could I bring an extra $200k to the closing table with the carrot that I would then receive the same rate that had been quoted to me throughout the first two and a half months of the loan process. Do I think the loan will close? Probably not. But regardless whether it does or not, I know a lot of people read reviews of prior experiences and felt you should know. Nice individual at Arc, very friendly, but I question how it could take three months for any company to decide whether or not to extend a loan. I’ll let you know how it turns out…
Two days since the original review
I promised an update. This is a positive one and has caused my impression and rating of the company to already improve!
After the loan appeared “dead” early this week, the account manager discovered another program that better fit the situation. In two days it is through underwriting and into QC. Terms are significantly better as well. No guarantees yet, but it suddenly is looking much more promising! I’m impressed with the never quit attitude of the account rep Kayla. I am also pleased that someone cared enough to reach out with a response to my original review. While it remains true that the process has been longer than it could, or perhaps should have been, I accept that they are truly trying to make this happen! I’ll let you know how it turns out!

Sad I started this journey
First of all, my loan is no where near complete. Secondly I had to correct the agents quote of my new loan…twice. I’m going from an arc loan to an arc loan so how much easier does it get? Thirdly the second person I am working with does not have an appropriate phone or headset and you hardly hear her. Fourthly, she does not speak very good English, kudos to her for trying but this is not the correct position for a poor communicator. Fifth they several times have requested I send documents or my loan will not be closed, but never told me what documents until I took 30 minutes out of my day to try and contact them. Sixth when reaching out for employment status they sent someone else’s paper work including their personal information such as social security numbers and banking information; which means that mine was most definitely sent to someone else as well. I feel like that is a violation of the law and considering what action I can take to reprimand the situation. And lastly there is no transparency or ease with the process in anyway.
