Great asset to my real estate practice
Folio is an excellent tool to keep my clients engaged & informed. I love it!
folio is a good tool but needs some tweaks..
Folio could be a very good tool but the functionality of it is ok. The files don't always parse correctly. You still have to manually move files from your inbox to the folio file to ensure you have them all. If you already have a listing open for a seller then you have the buyer theres not an easy way to merge the different templates together so you can just have 1 file to keep up with.
In addition there isn't a way to mark the file as closed...you basically just archive it.
It would be awesome to have a customer service rep to call or email directly as it's not all the easy to get help or questions answered. There are some other little tweaks that would really set this tool apart from others.

Folio keeps my documents, email chains and calendars highly organized. My only complaints are when the system tries to create it's own files. I prefer to manage that my self.

Folio is great but it disconnects from Gmail way too often, which is very annoying!
Timelines "disappear" Regularly
The timelines seem to "disappear" from team members viewing often and I have to resend.
It is also frustrating to have to wait for responses only online. Some things really would be solved more quickly with a phone call.
Lastly, I would love to have the option to differentiate timelines on my calendar, by color and by naming.
Folio is an essential for any agent
Folio is an essential for any real estate agent. It saves me time and transaction coordinator fees. The calendar reminders are great at ensuring everyone is on the same page and saves me work. The PDF of emails makes it so easy to submit my logs.
Beware of Amitree Billing
From right off the bat we knew Folio was not working for us. I cancelled the account however a year later I get charged $228 for a renewal subscription. I was surprised and contacted them. They had sent me three emails to notify me of an automatic renewal although my account was cancelled they had my credit card info and charged it. Their emails (which I never opened since I wasn’t using them) enables their policy to charge you and not refund. After emailing their customer service it’s quite clear they don’t see the value in the customer just their policy and refused to refund me even with a canceled account. I don’t write many reviews but you better pay attention to their billing tactics.

Pros and Cons of Folio
When adding contacts to a transaction it does not seem to save prior contacts that were put in or if someone has multiple emails some times it will pull up the one that is never used in our transactions. We do multiple transactions a month. Also noticed that the program gets stuck a lot and does not save changes that have been made. I do most of the folio set up right from Gmail and not the website. On the positive side I like how something is added to a time line and then gets emailed to all the contacts we have tied to a transaction. Love how Folio saves all the documents that are tied to the transaction etc. There are more pros then cons. Highly recommend folio
Pretty intuitive
Pretty intuitive. Little hard to find/select template when I’m adding Smart Folder in gmail. Love the setup though and it has helped me stay organized on my many files. Thanks

I love the ability to organize and keep everything all in one place. I especially appreciate the archiving and pdf function at the end of each transaction. The only reason I reserve 1 star is because I wish it would automatically label in a better way. Even when I add all contacts to a transaction and use the label/address in the subject line, those emails often do not get labeled and I have to manually label almost everything.

system is always down, I have to update extension every 2 hrs. Reminders don't come on time.

Folio is fantastic!! It really helps everyone stay organized. We've had many positive comments from our clients & the brokers we are working with when we share the timelines.
Like the idea.
So I really like the idea but this could be much better. Setting everything up is annoying, it crashes sometimes and I have to start over. It very rarely has the transaction correct as to active or under contract. Just needs a good revamping. Will continue to us though. Would also like to have my contact information shared better. Right now I'm adding myself as a service provider and if their name is before J then they pop up above me. It is the best one I've found so far, so that's something.

Great way to keep organized
Not sure how I would keep my transactions straight and who belongs to which property and my inbox cleaned up without Folio?!
I would not be able to run my business…
I would not be able to run my business without folio!! The timelines keep me, and everyone else in the transaction, on track. The email folders save me time that I would spend hunting through hundreds of emails and searching for contacts. I am so thankful for this service.
