How to rescue a refi

This was a refi headed for a bad ending, but was saved with a even better result than first promised.
Our initial mortgage consultant started things well, but after the approval, things became quiet for a few weeks, too quiet. For reasons we don't need or want to know, our initial consultant had to take a leave in the middle of our refi.
Trevor Stucky took over in the midst of this and discovered another negative surprise on our closing date. The company that financed our solar panel purchase a couple years ago didn't structure it as a conventional loan, but as a second mortgage without disclosing this to us. This affected our home's valuation and put Trevor in the very difficult position of bringing us bad news literally a few hours before closing.
Within a couple of hours, Trevor came up with an alternate proposal that resulted in less cash back but a full payoff of the solar loan. It's a solution that's better for us long-term than what was first proposed. That ability to find a better way makes Trevor a true asset to American Financing.
I'd rate our refi experience 3 stars based on the first 30-45 days. Once Trevor stepped in and got his head wrapped around what was happening and why, he delivered a full 5-star solution.

Disappointing

Disappointing. After hearing about American Financing on the Glen Beck podcast my wife and I decided to give them a try. Carri Cameron and her team did a sorry job. No communication between them whatsoever. Almost every time I will call they wouldn't answer, or they will ask me to send them a document I had already sent to them. We were supposed to close first week of August after 3 long months of trying to get the refi done, and to this point have not heard back from them. Go elsewhere people and find a better option like we did!!

Where do I begin - What a Cluster.

Where do I begin. The first Loan Officer we had was so arrogant that he kept interrupting me every time I talked. The final straw with him was when he told me I needed this loan, period! even though it was a cash-out refinance. I called the company, complained, they gave me a new loan officer who seemed to be so forgetful, including forgetting every conversation we had had the prior day. They did an Appraisal on my home that was double what we owe on the home, only to send us a denial letter indicating they could not verify; Residence, Income or employment. Unable to verify residence - WOW - We sent in DL and they Appraised the house while we were home. Unable to verify income & Employment - Again WOW - sent in 8 months of pay stubs and 2020 tax returns.

We called and complained again only to have them call back a week later saying this was done in Error. The Loan officer texted me at 10pm saying they would call tomorrow; which did not happen.

Would you really trust them after this cluster?

These guys Are Awesome

These guys Are Awesome! Justin got me a great rate and Teresa was wonderful helping with all the paperwork. Was easier than working with my own bank. I would highly recommend this company

It has been an absolute nightmare for…

It has been an absolute nightmare for me. Repetitive request for the same documents over and over and over again. The right hand does not know what the left hand is doing. I have been corresponding with my processor for 2 weeks now and last night got an email from her where she introduced herself as my processor. It seems everything is automated but no one is monitoring anything. I drug my feet to refi because I didn’t know who to trust. I chose American Financing because Glen Beck endorsed them. Bad mistake on my part! I’m at the point I’m going to drop the process!!!!

John Hazel, and the team at American Financing were amazing. I had originally contacted Loan Depot to refi, however AF came through with a much more friendly process and better rates. Overall, the service could not have been better. The speed to complete was also nothing short of amazing. So kudos to the AF Team!

Excellent Team

John did an excellent job of guiding me through the refinance process. As this was my first VA cash out, this was some uncharted waters for me. John did a great job of informing me the steps, explaining any and all fees, and helping me get this refi closed.

HEADACHE; DO NOT USE

Overall, the process with American Financing is a good one. I was a first time home buyer. They helped answer my questions and guided me along the way. They connected me with a realtor, Lorena Jimenez, who was fine at first. I did feel rushed at times to just buy when I had questions about a property or area. They worked with me to identify mold in the first property I wanted to make an offer on. For the second property I ended up buying, there were several issues I wanted the seller to address before I agreed to move in. Some items got addressed, kind of, and the most important one created a 3-month long headache for me. For example, I wanted them to install backing inside the cabinet below the sink; they did, but enclosed the electronics controlling the garbage disposal behind it so when I needed to replace the motor, we had to Jimmy-rig the old power with the new motor. Then, the seller was supposed to fix the air conditioning; this was during summer 2020 and so it was noticeable that the AC wasn't running at all, just pushing hot air. My realtor told me all of the requested items were addressed. So when I moved in and the AC is still running hot air, I told my realtor.

My realtor began by deflecting: she said that since the seller addressed the items in question already, that we couldn't go back and ask again. I didn't buy that because the AC was still not working. Then, my realtor told me that they couldn't get ahold of the seller; apparently the seller moved out of state and couldn't be contacted. I didn't buy that either since they have to have so much information on you in order to facilitate such a large, important transaction involving several agencies and financial institutions. Not only did my realtor find where the seller moved to but: 1) the seller was ALSO an American Financing client; 2) the seller moved into an apartment complex that my REALTOR showed me a unit in; 3) provided me contact information for the AC company the seller used to "fix" the issue that was still present.

At this point it was clear to me my realtor was not willing to help me correct this matter, or was going to do the bare minimum. I contacted the AC repair guy directly. The repair man told me that they could not completely repair the unit without replacing the system entirely because it was so old. The AC repair guy "did the minimum of what the seller asked" in order to get the unit blowing cold air just to pass the check, that some repair was done; the repair guy acknowledged that they did a shady minimal job for the seller, saw how I was now affected by it, and so the repair guy told me "but I can do you a favor and replace the system for you at a discounted cost of about $3000". All of this sounded really shady to me, the seller was clearly trying to brush the repair off and now this repair guy was trying to get away with something. But at the same time, my realtor was trying to not follow up on this behavior from the seller by brushing off the matter and making it not their problem.

My realtor said that since I "accepted" the conditions (i.e. signed the paperwork) after pointing out the issues, that we could not collect funds from the seller and that they were not responsible for fixing the issue. I was never given an opportunity to verify that the repairs were in fact done, my realtor did so on my behalf directly with the seller; so I never was able to verify. I pushed back again and said the unit was not working properly and thus I could not accept the condition. I even paid for 3 different AC technicians to come to my home and diagnose what was going on. They all said the same thing: that whatever "repair" was done was simply a coolant replacement, and that that coolant would have completely ran dry through the unit indicating a leak in the line and thus a whole replacement was necessary.

It was only when I threatened American Financing with arbitration that they started to actually work with me toward a resolution. It was only after threatening arbitration that my realtor began to work for me, after finding out the web of lies she and her colleagues pushed to try and avoid this whole situation. I had to fight with my realtor's BOSS for over two months at that point to ensure that someone, NOT ME, would be paying for this air conditioning system replacement. And this was in an apartment townhome type of unit, I also needed approval and cooperation with my neighbors and HOA in order to make this work.

Long story short, after threatening arbitration in the face of the lies they tried spoon-feeding me, American Financing paid for the replacement of my AC system in my apartment. They did not cover the cost of repairing my communal garage area. This could have been avoided. I DO NOT recommend American Financing to anyone. I will look elsewhere to buy and sell in the future.

I did a refinance on my property without a problem of any kind. John Hazel and his team was there every step of the way, making sure everything was going OK and on time. Amazing experience, highly recommend John and his team.
