Albany Lettings agents didn't do well over our short, (just 6 months) tenancy at 22 Kedslie Place. Avoid this house please everyone. Its dump, very high humidity, very cold and the landlord is very unfriendly. It was a nightmare to live there. I wouldn't do it again for free... our private belongings have been destroyed, we have had to live in mouldy house on the daily basis and fight with humidity and mold everyday. Not much help from agency and landlady. Be aware. Its a trap!!!! They always trying to put it on the market when its warm, so the mold is not seen but wait untill the Autum.... horrible, horrible place to live in. Im happy to share some pics if anyone is interested. And in the end they are blaming the tenants and charging overpriced fees for whatever reasons... stay away from 22 Kedslie Place please.

Mould, bugs, and use of unknown subcontractors.

Mediocrity management.

Letting agencies rarely involve Landlords for annual inspections. This is what they are paid for (10-12% of rent). The day a landlord decides to visit the property, this is when they realise the disastrous management, but often too late. Compelling evidence of breach of Code of Practice, they managed to clean their mistakes by claiming that there is ‘prescription’ since that most issues occurred >5 years ago, and thus fully protected by Prescription and Limitation, Scotland; Act 1973.
