Do not take out their landlords insurance

I rented out my aunts house so not to leave it empty, did everything right, got an estate agent to complete tenancy agreement etc I took out landlords legal expenses insurance out with Alan Boswell group for reassurance. When the tenant left there was damage to the carpet and one of the doors done by her dog, to replace the carpet and doors was just over £1000. Alan Boswell group refused to help because there was no valid check in/inventory report complete as per page9 of the policy wording. Inventory to me means furniture, fridges etc not fittings such as carpet and doors, should you also include ceilings, chimney breasts, wall paper or skirting boards. An absolute nonsense and an example of insurance companies using small print and terminology to not honour a policy taken out in good faith

We’re sorry to hear you haven’t been happy with our service. Thank you for speaking with us earlier and we can confirm a refund for the premium has been made.

While we sympathise with your situation, when attempting to pursue a tenant for damages via legal routes it is imperative that thorough tenancy paperwork is in place. An inventory should provide a fair and accurate record of the décor and fixtures and fittings of the property (including the state of the carpets) and is something your letting agent would normally obtain for you. Without an inventory the tenant can simply say these were damaged before they moved in, reducing the likelihood of successfully recouping the costs from the tenant. When assessing a claim, we also take into account the cost of legal action, which must be less than the amount being claimed for. In this instance, as the claim is circa £1,000, legal action is unlikely to have been a viable option. If you took a tenancy deposit, you may wish to deduct the cost of the damages from this instead.

We’re sorry the claim could not proceed and hope that the return of the premium goes some way to ease your burden.

V prompt competetive quotation

V prompt quotation which was a much better price than my original broker. I need to complete the rating when I make a claim - hopefully a long time in the future :) !

Poor customer services

Poor customer services, i will not use these guys again.

There company and mergers failed to insurance my property and did so in the wrong name for 15 months, they did refund after a year + of chasing and they think it is ok not to compensate for breaching my lease as i had no insurance nor for my wasted time.

The customer service is and always has been first class. I’m quite sure we were given the best quote possible for our car insurance but it did seem high- market conditions

Wow I wish I had seen these before I…

Wow I wish I had seen the other reviews before I used them for my motorhome insurance what a scam impossible to get hold of
Make so many mistakes wrong reg , wrong advise re breakdown offered compensation of a measly £20 last year -never paid
Told me its fleet insurance as all on one policy but no discounts for fleet and if claiming it’s suddenly all separate policy’s so all separate excess
When making a claim -don’t bother it will be your fault and they will wriggle out of everything DO Not go near the company albeit they are the broker not the insurer they took £7000 of which I’m sure they take a healthy cut and give no support when needed

Excellent staff dealing with issues in renewal invitation letter

The person who answered my call dealt with my renewal in a very professional and helpful manner, especially as they had to consider an omission from my renewal invitation letter. As regards this person my review is for five stars. The reduction in one star relates to the overall experience.

Never had a problem

Have been an ABG customer for several years. Very efficient, good communications, friendly, never had a problem. Is all you can ask for so won't be looking to go elsewhere in the future.

Requested a quote for house and contents - waste of time

Requested a quote for house and buildings insurance some two weeks before expiry. Reminded them after a week. No callbacks or any response whatsoever, don't know if they were all wfh but clearly disinterested. Thank you Alan Boswell for your lack of response - due to time constraints, I have now been lumbered with a 40% increase from my original insurer! Don't waste your time with these people.
