Super efforts all round by the Midlands Team Luke, Saleem Claire the manager and Stewart all chipped in to get me moved into an alternative Adhoc property that came on the market' even though all went well' and to plan (Always nackered for days afterwards) "yet there is always room for improvements. I think Adhoc nationwide should give additional support info on things such as closure/
moves outs: Local council recycle tips contact details... Local van hire options or van and driver options' local to each site area" I am also in the same category. I could of txt messaged all colleagues that same info I had gathered while moving" But its all hands to the pump" instead of thinking to pass on valuable information to help others out" Its the new ones' those who have only been with Adhoc as first timers that get shocked' to the core' nulled and overwhelmed even' with the quick move outs processing" (If you've moved with Adhoc properties a few times its less of a shock in 28 day move outs). But focussed on the task at hand I only realized close to finishing and after the move that they would have welcomed that info before moving day" Well I did pass that info onto at least two persons during the move. Anyhow great thanks goes out to the Adhoc staff team who did do more than necessary in helping me out in moving. Thanks

From the start until the end of my tenancy Fed has really helped me out, from making it as swift and smooth as possible to get into a property as it was to move out from it.
Great communication always ! I felt heard and taken care of, and knowing that I’m now apart of the system I feel secure in the knowledge I could be a property guardian again in the future with so many interesting properties and places to choose from !

My experience with Ad hoc,and Federicia in particular, have been great so far! I've been a guardian since 2024 and have lived in several properties under Ad hoc management, and each 1 has been memorable in its own way! There's no bells and whistles to the properties, you do get what you pay for, plus bills included, but there is always a nice personality to each property, and you get to meet nice new people.

This company is very very dodgy, believe these reviews at your own risk.
Firstly getting hold of this company is a massive nightmare. They don't respond to emails, I sent at least 5 trying to get some more information about a property and they were all ignored. I didn't understand why until I actually booked a viewing.
You need to be aware that all of Adhoc's properties are mis-advertised.
1) The price they advertise at is wrong. I went to view an en-suite room that was listed on their website and Spareroom for £500. When I got there, they told me all the rooms were £750. Obviously they do this on purpose to make you view the property, and potentially take it. Not because you want it but because you went on such a long journey to see it, but it's deceptive and unethical. And a massive waste of time.
2) They use a wide lense and digitally enhance all their photos, making the rooms look double the size. I viewed a few of their rooms and they all looked 80% smaller than the pictures, and were priced at least £200+ more than what was advertised. Again, another unethical tactic.
If you want to be a Guardian, you should really register with Live-in Guardians or The Lowe Group. They're reputable companies and don't deliberately mis-advertise properties. I rented a HUGE en-suite rooms for £600 with them (everything includef), now I'm paying £900 for a massive flat to myself. You don't need to let ad hoc scam you, there is better out there.
I promise you, all their listed prices are fake and their pictures either edited or taken using a wide lense that makes the rooms look 80% bigger. You can't trust them, they'll waste your time like they wasted mine three times.

I lived in two Ad Hoc properties in Bristol and Bath continuously for 4 years. Their processes were always straightforward, from the first viewing through to reporting maintenance faults, moving between properties, invoice queries, and eventually moving out. The staff are available—even out of hours—and make a real effort to build strong rapport with licensees so that everyone feels comfortable and informed. Any issues I had were resolved professionally, and I always felt looked after while staying in their properties. I would 100% recommend becoming a licensee with them in the South West. A special shoutout to Trina for her support over the 4 years, though all the staff work hard in what is a challenging and precarious sector. Thank you!
