I would not recommend 1st Lake Properties because while I lived their I had a noisy downstairs neighbor. At least three times a week I heard a loud banging on my ceiling. I did not exercise or otherwise make noise to deserve this. Also, I always listened to audio on my headphones. Further, the 1st Lake staff will talk nicely to you so you give them grace if they make a mistake, but they will not give you the same grace when you make a mistake. They don't actually care about you they're just trying to extract as much money from you as you'll let them.

I still am dealing with trauma from my experience living here. Hurricane Ida caused a hole in the roof which they refused to fix. Every time it rained water poured into my home. All they did was give me a bucket. They wouldn't give me another apt, they wouldn't fix the hole, they wouldn't reduce my rent, and they threatened me with eviction when I threatened to withhold rent until they fixed the problem. There was mold growing in the apartment. Do NOT move here. I know so many other people who had similar problems. They are rude and they will not fix any problems you have. All they want is your money. Don't do it.

1st Lake Properties are scammers!! Don’t rent with them. Please believe the bad reviews. Make sure upon vacating your apartment you do a walk through with a manager and take lots of photos and videos. They will lie and make up something so they can keep yr security deposit and make you pay out of pocket for something that is no issue in the apartment. I know because they did that to me. If I could put no stars trust me I would. Upon research they have been doing this to a lot of people. PLEASE BEWARE! I would NEVER refer anyone to them ever again!

Over all, decent landlords so far. The payment portal used by the company makes it harder to pay rent on time; you only have a few days and can't pay early. Maintenance is a bit lackluster for the grounds of my apartment, but good for the unit itself. They would do well to enforce the lease terms preventing antisocial behavior: little effort is made to stop cars from parking in no-parking areas and blocking traffic, or tenants from leaving bags of garbage around the complex.
