SUPER Scammy - Stay AWAY
This is the most scammy company I have ever doubt with. They have tried to trick us every step of the way. They provide faulty or incomplete info on the invoices to delay your ability to make payments so they can make more interest and SO many more shady practices. They don't respond to escalations. They have "lost" multiple checks I've sent them or find a reason to send them back just to delay payment so they can make more interest. I'm retaining a lawyer. STAY AWAY!

Poor customer service
Online payment was fairly easy, but I did have a question regarding on a recent payment. I called customer service and started out with an awkward silence. I should’ve gotten his name, but he wasn’t helpful at all. He asked for my name and I gave my name that was stated on the account. He told me it didn’t match with the name on his screen. Then he asked for my loan number and again I gave him what was stated on the account. He said the name didn’t match the account. I’m clearly reading these off of my account and I’ve provided everything he asked. Didn’t make sense and he was not helpful at all. Should’ve gotten his name. He wasn’t professional and made a bad first impression of the company.

Just purchased a new home in Frisco, TX. Specialized Loan Servicing (SLS) purchased the loan from Thrive Mortgage. I received a welcome call within days from SLS and thanked me for my recent purchase and shared they were here to help with anything I may need. Several days later I received another call from SLS to check in and see how the unpacking was going. They reminded me my first payment would be due on 8/1/2022 and walked me through their online payment options. Again, very courteous and helpful. I’m very impressed with their service level. Made me feel special and valued as a customer. Highly recommend this fine company!

Google "review specialized loan servicing", and you will see the truth. THE WORST REPUTATION ANYWHERE.
SLS is a predatory debt collector posing as a "lender". They already plead guilty and settled a Class Action Lawsuit.
SLS lies, misrepresents, refuses to email or put in writing anything from phone conversations.
Our loan was sold to them and it's been a nightmare. We are going to refinance with a different company just to get FAR AWAY FROM SLS!
They won't even give me my account number
I got my mortgage sold to these people two months ago, one month after refi. I have yet to see a bill, but the old mortgage place says my loan payment is due July 1. The old mortgage people gave me an "Expected Loan #" and SLS says that's wrong, they don't let me talk to a person without the correct one (which of course I don't know), and I can't even ask a question on their chat support. I can't even mail the check because they will mis-attribute the money without the account number.
So basically, there is no way to find the correct account number for a bill payment due in a week. So I have no way to pay them, but you bet your bottom dollar they'll blame me for being late.
They'll take your money instantly but trying to save? Be prepared to wait months for you request.
At the time I'm writing this 6/22,I have been trying to remove PMI since 3/22. Still unsuccessful and I've followed EVERYTHING they've asked of me.
95% of the reps have given me horrendous support and erroneous information. Anytime SLS wants money they get it with the snap of the fingers but if you want to try and save money without trying to refi be prepared for the long haul.
