The Traditional Way The Traditional method of selling a home works like this. You hire an agent to sell your property. You agree to pay that agent and their firm a fee to sell your home and complete the transaction. That agent, in agreement with their local board, agrees to share that commission with any agent that brings in a buyer and completes the transaction. Your agent markets your property by using the Multiple Listing Service (MLS). The MLS is a Board which acts as a meeting place where buyer and seller agents meet to conduct business and trade buying and selling sources. Once your property is listed in the MLS, your selling agent has agreed to share their commission with anyone who will bring a buyer to the table and complete the transaction. However, as a home buyer, it is unlikely you would ever be asked to pay any portion of a real estate commission. Since it is doubtful your Buyer’s Agent is working for free, how and by whom does this Realtor get compensated? In almost every home sale, the entire commission payable to both the Listing Agent and the Buyer’s Agent is paid by the seller. How this works, is that through the MLS, the Listing Brokerage offers a percentage, usually around half (2.5% to 3%), of the total commission to the Buyer’s Brokerage. The two agents involved share credit and commissions in the sale of the home. The majority of all home sales are transacted this way. As a home seller, therefore, you will be called upon to pay commission for both sides of the transaction. While this may not seem fair, it is fact. For this reason, it is essential to secure the best possible commission rate with your Listing Agent when selling your home. Paying a high rate of commission, such as 7% on $100,000, will not make it sell any faster. There is absolutely no correlation between the total amount of real estate fees you pay and the time it takes to sell your home or the price you get for it. The monopoly that Realtors have held over the MLS system is weakening as a result of comprehensive Web Sites that enable the public to access this information. The role of the Listing Agent in the sale of a home is more like that of a property manager than a salesperson. Speculation suggests that one day the Listing Agent will be completely replaced by the Web in that the public will pay a flat fee to place their home on a national MLS site. The emergence of “buyers only” brokerages throughout the United States certainly lends credence to this theory. I was told by several buyers agents that list with freedom agent didn’t answer their calls for showings and that they have a long history of this. They absolutely are NOT worth the commission I paid them.

I will not do business with this company again.
I have used other on line listing companies and they have been great, but this one is is the worst I have used. All realtors today use on line scheduling to show houses and this company is not able to do that so realtors go on and show other houses instead. The reason given by List With Freedom was that they were not a part of this in line listing service in my area. The question would then be, ‘ why are you listing houses in an area if you cannot provide the service that MLS uses?” All other in line listing companies have this device. List with freedom offers this service for additional $ which I paid, but they had to refund my money since they could not deliver the service. All other houses around me were getting lots of showings and I was getting none. The feedback to me on this was that the realtors did not want to go thru the hassle of calling me and 100% the calls they made to list with freedom went without response. After riding the real estate market down for 6 months, the house sold for a significantly reduced price this sale did not about thru MLS but thru word of mouth. And yet List with Freedom collected their .1% fee. Now I see National ads on tv for list with freedom to gain more customers, so I you read this review, be warned.

Good resource with a few bumps that could be corrected
While I would probably use list with freedom again, I wish I could’ve contacted someone from the get go directly vs. chatting. Also there were a couple times list with freedom made a couple mistakes that shouldn’t have been made. Our first buyers fell through 2 days before closing and even though lost with freedom had to sign on the dissolving of that contract they emailed me and my previous buyers agent a couple weeks later and rather demanding asked for their commission on a contract that was cancelled. They also continued to mistakenly e-mail my previous buyers agent in regards to my new contract which was awkward at the least. Over all despite that, I still thought that it went pretty smoothly.

Sold Property
We were able to get the property on the MLS with the help of ListwithFreedom. We purchased the recommended signs. We were able to get the property sold. For anyone wanting to sell by owner this is a very helpful way to do this and get exposure but be aware that you will need to put alot of work in to this in order to get it sold and get to close. It worked well for us.

Would not recommend—zero guidance
There was no guidance from the realtor; he never reached out or even spoke to me. I was left to receive guidance from the buyer’s realtor. Basically, I paid a percentage of my home sale to have it listed on the MLS. I would not recommend this service to anyone.

The buyers agent tried several times trying to get the compensation agreement signed by the LWF broker. Otherwise, the staff and closing team were great.

EASY USER FRIENDLY ON TECH SAVVY SITE
I was floored on how simple and user friendly their service is. It took me hour to complete all sections. This received an email asking for some documents which you can upload on their dashboard site. Before you begin gather info you will need (room measurements, HOA info) I live in smaller city WHERE NO ONE uses a broker. Saving me 10k. I will tell and help people list their home with this service! I have never paid 6% commissions but everyone in my town wanted that so i kept googling and finally found this company that list in our MLS!! Instead of charging us more they take .25% from buyers agent. THANK YOU!! Their whole process and website is savvy tech !! Going to preach to world save people thousands!
